I completely agree, there are some good workers here on NL, but the good ones are only like 10% so anyone can come to thier own conclusions. Most of the remaining 90% are bad apples just looking for easy victims and no better people than those who spend dollars I guess, I remember one particular builder here saying that he was jealous of people in diaspora as DOLLAR HAS GONE UP. Thats the mentality.

If everyone reported or alerted others about rogue artisans or agents etc, it will not eradicate the issue but it will make it a better place for everyone. At the moment, for me "WOULD THINK TWICE BEFORE ENGAGING ANYONE FROM NL"

It appears the MODS are looking the other way, and I guess its until someone looses their life or something else bad happens before they open their eyes and smell the coffee.

bebe2:

Yea, I understand I generalised my comment that was to show the gravity of the issue.

Majority of builders here have had issues with clients they met here . A thread was opened on this issue before.

And this seem to be swept under the carpet because Nigerians like to leave issues for God to settle.

If pple decide to complain here about the negative experience they have had u wud be surprised . It was here only a few weeks ago that an agent tried to sell a govt land to a fellow nairn lander. She did not report it and that agent will eventually get a victim.

That was not my points am not saying people don't scam people but the points is if u are a nice person too it's not possible for all d people you know to be a scammer.
If all your friends are scammer wil all ur families too be scammer?.
Aside from that u have various estate developers that u can buy land frm and pay installment ally are they all scammers too.
Anyway like I said I used my families ND friends, though I always put extra money on wat Eva they need but I still get results.

Don't use ur situation as a yardstick to measure for all.
Some get results but majority don't.

Not everyone have big families or want their extended family to know their business.

And u cud be building in another state from were ur family reside.

relieved to see it was NOT you.

bebe2:
Gd day to you all,

am so shocked right now i dont know were to start.

dear nigerians in diaspora, stop sending money home for

projects unless u can physically go and see it for ursef, in short dont do it,

unless someone here has other ways of getting round it.

as some of u knw, i do money tranfer from uk to nigeria, dats how i met this lady. she transfers money

upto three times a week, from there we became friends. she later told my she was build a house in nigeria.

it got to a point i had to caution her and ask her if she trust this person, she said yes oo, he is a big man, he works for customs etc.

fast forward to last night she came to my house without invitation just banging on my door, i opened the door, without saying a word she went into my living room sat on the floor and started to cry repeating ''xxxxx has kill me''

apparently this guy helped her to buy a land, not the size they discused, instead of a full plot he bought half in a different area.

the building is suppose to be in the tiling stage only for her to find out that the man has been lying to her, showing
her picture of other pples houses and she was sending money thinking the project was progressing.

she started to suspect wen he sent her a picture and she cud see a fence at the back of it and she was asking him, he said it was a neigbour that fenced, she didnt believe it and asked a relative to go check the place. for weeks the man started to avoid her fone calls not until she threatened get the army to beat him up , then he reluctantly took the brother.

the brother took pictures and sent it to the lady and dats wen all hell broke loose.

i saw the pics for my self, i just felt sorry for the lady, the block was so red u cud tell there was no cement on it, he used ghana sink after collecting quotation for aluminium, and the roofing was half done. some of the rooms were still not roofed and the clading was undone, but he put pvc in the living room, no german floor and the size of the toilet was not upto 3ft wide.

this is a lady that has four kids, and goes from house to house making peoples hair, dats how she got this money that this man has squandered.
she was busy crying, cursing, swearing, crying again.

but wats done is done, lets be smart to avoid these type of issues.

#just buy house if u live outside the country#

Good job sir but with all your posts, comments and pictures of this your project, one tot it was a 'Do It Yourself' thingy and fully on ground.
You did a very good job as per monitoring sir.

@op: This is a very nice thread. One thing I know is not all family and friends are bad, not all builders are bad, not all developers are bad, not all suppliers are bad, not all agents are bad. It all depends on the kind of person you are and how you play your game.

-There are family and friends that on ground in naija and even richer than you are. That have built homes and are still building. If you keep a good relationship with them, they can put you through or even help handle your project kos I don't think they are interested in your money. Someone you haven't called in years and u think you want to be close to that person now just becos you need his or her help. It's not done that way
...if you check it very well, there must be atleast one family and friend that is good if you are also good to that person.

-Builders/Enginners/contractors: On nairaland, as well have bad ones so we have good ones. Do your survey and study. you can start now and study the person for next 6 months. When it's time for your project, you can open a thread for that with a topic which Engineer shld I engage for my project, you can post a list of your preffered Engineers and ppl would put you through on that.
But just know that they won't work for free and be ready to pay them for their works don't try to cut corners.

-Supplier/Agents: Do as above.

-Developer: Don't go there, just build your house yourself.

In all, the truth of it is if you are abroad and wants to build in Naija, just know that you would spend more than those on ground as the cost for not on ground. This is just the bitter truth... there would be losses and thefts for not on ground to monitor it. Anybody you engage to monitor your site may not do it for free and there is always limit to whatever he or she would do.

For instance, if you order for a 30ton granite from a supplier with no reputation or recommendation, he or she loads 25tons, you contact person not on ground but busy doing his own personal things would just tell the supplier on phone that I'm not available now...just drop it by the fence side and send me pictures...after all, it's not my project but I'm just helping her so I can't come and kill myself... Atleast I'm presently in Alausa to help her process her building document.

E.T.C.

It's doable if you are prepared but know that you would spend more.
