You can also ask around from people in that area to know who d real owners are plus reason for d "not for sale" sign... cheers

Ask the seller to give u all the photocopies of the original document that you want to go verify them. Then pay attention to his mood and response

If he gives u without stress or more talk. Look at the survour paper where there is stamp, you will name and address of them go to their office and verify as they will have the real owner details of the land on their file u can start from there with ur investigation

Has anyone ever thought the 'Not for Sale' was actually written by the owner to warn anybody against buying his/her land from Omonile(who may want to resell his land or reallocate to someone else whom they've sold his own land?) NB** I did same on our property.
And the same owner is ready to sell now.
Anyway,@ op, do your investigations and make an informed decision.

Maybe someone tried to sell the land before the owner inscribed the sign on it but the owner desires to sell it now.. I just don't wanna fall victim cuz I'm the last child of my dad it of 8 chidren and the 2 of my mum.. And for him to trust me, I don't wanna disappoint him... The advice that I need from you guys is to tell me what steps to take to be sure that I'm not buying from fraudsters...

It doesn't sound right. A property with such inscription... Maybe you should involve developmental authorities/the traditional ruler of the community to ascertain the history/authentic owner of the land. Tag a lawyer along.

it is very simple. Go to the local government council and pay for 'Search'... they will bring out every information about the land and advice you on what to do. either that the owners of the documents r legit owners or not, or there are pending issues on the land. Go with a copy of the offer letter, 2 passport fotographs, 2 means of i.d. i think its 10000. atleast u will get info on the land, instead of losing millions

involve mai angwan (head of the community) don't worry abt the tip,the buyer is suppose to do that... Involve a layer, the charge 5% of land sells. Get a sure guarantor. Don't be too hasty to cash in. Go without the seller to know who the community head is bf you're scam. Best of luck

My suggestion, make an offer to the seller that you are willing to buy, but after an experiment: buy a few blocks and cement, get permission from the current owner and start erecting a small shed on it. You don't need foundation, or even try to do any lintel, just build a small square wall about 5ft per side, 5 coaches up. Then wait a few months before paying any money. During that wait time, add another coach of blocks every few months, which should start drawing attention.

Since it's nothing permanent, the owner should not object, and it should draw out other interested parties. I think this is cheaper than lawyers or police, and at worst, you'd lose 10k insurance. At best, you can go ahead and complete it when you've purchased the land.

After having to buy the same land twice, then paying for police and lawyers, this is now my preferred method to see who owns land. Any objections, then I walk away from the deal.

Great idea, but rather than build anything, why not tip a trip of sand or laterite there. You don't want to keep building everywhere before finally settling for a land to pay for. At least you can always pack away your sand to a new location...funny though.

To assist you run a background check, but I don't know how far you have gone, whether you have conducted search at NIGIS. OR whether the vendor is a customary title holder or otherwise.

YOU CAN DEAL. FOLLOW THESE STEPS:
1. Identify the vendor and his residence.
2. Offer to buy formerly and ask for time to do the needful
3. You can issue a post dated check and move in to test the title.
4. Obtain the photocopies of the title documents of the land and hand it over to a lawyer( he knows what to do)
5. Conduct local search and inquiries from the neighbours and the locals within.
6.Test the title by clearing the land, clean off any inscription or notices, offload a truck load of sand.
7. Trace the lawyer that did the Deed (if any) and get informations from him regarding the transaction and ownership.
8. Approach the original owners from where the title devolves to ascertain facts ( but you must be careful here to avoid complicity)
9. Chart the survey.
10. If you are not 100% comfortable after all these don't deal. Any iota of defect ,issue or suspicion will probably be matters arising tomorrow.

The steps must not be taken as listed anyways.

First of all you should be provided with copies of the titled documents. Its a standard. Then go to the appropriate authority to conduct a legal search. After you get the result and its positive you still need to make further findings owing to the "not for sale" notice on the walls. You Should ask neighbour and other residents around the property for the history of the property CUs there may be a family dispute. You don't want to invest in a property that has issues CUs ur money will be tied down.
If there is an ongoing family palava on te property and you are still interested in buying CUs of the price, nature and location you should demand for a written attestation from other family members indicating their consent or acknowledgement of the transaction ( a lawyer should do this for you).
In most cases, if there are issues on the property and after making this demand the seller's body language tells a lot. If he is calm willing and ready to provide all you need it may be legit, but when he complains, whines and delays, then you wanna burst the whole deal and move on to another.
Having "not for sale" is often an indication of a previous dispute with a seller, family or business associate. But it does not necessarily mean there is a caveat emptor. The owner may have changed his mind CUs he needs money for something.

Bottom line, the "not for sale" sign requires you to authenticate the property well before transaction.

Here is my advice...

1 Ask the seller to remove the "Not for sale" inscribed on the fence

2 You also need to get a photocopy of the title documents and run your own checks. Exercise extreme caution if the land in question belongs to a family or if the seller claims to be representing someone

3 Do your own investigation from people who live in the area

4 Go to the area on a Saturday or Sunday with the seller when most of the people living in the area are at home and make an elaborate show of inspecting the land. Make it clear to observers that you intend to purchase the land

5 When making payment make sure it's done using a financial instrument eg bank cheque or draft. Never pay cash for land except perhaps if you need to show evidence of commitment but the amount should be a nominal amount when compared to the price of the land...

5 If in doubt walk away from the transaction (You must not necessarily buy that particular land

Since the land is fenced,that menas its not a virgin land and it should have beekons.
Go to ministry of lands and survey and find out the true onwer of the land using the beekon no. Also check if the land falls under / withinn government land.
Ask pple living around there if land is a personal land or family land.

collect photocopies of the papers (R of O), alocation paper and take it to local government area to conduct a search on the land to know the authenticity and genuineness.
