@spyder880 : I noticed all of your Building handrails are mostly with Baluster ..Any reason to that .why not Iron/Metal rails?

Choice. I have done many buildings with iron, stainless.

As home rental business continue to bring in good to average returns in the short to long term, investors have continued to bridge the gap between the increased demand for decent housing and provision of affordable homes to families living in Enugu.

To this end, I am starting another construction project for building of 8 Flats of 3 Bedroom and 4 Flats of 2 bedrooms for one of our members here. Details of the project are as follows;

Project: Construction of 12 flats of 3 and 2 bedrooms each.
Location: Enugu, Enugu state
Client: A Nairalander
Contractor: Tigerkenn Homes Ltd
Project duration: 200 days
Budget: To be revealed later.

TO GOD BE ALL THE GLORY!

Would the 8 flats of 3 bedroom fit in a 100x50 plot and still have room for parking, water stand and gate house perhaps?

It's not impossible to do. An architect should do a pro planning with the desired plot and house type.

From a commercial investment point of view, what is the current advisory - block of 2 bedroom flats or block of 3 bedroom flats?

There seems to be a recent surge in construction of 2 bedroom flats (even in scenarios where land size WOULD comfortably accommodate 3 bedroom flats.) I always thought (from a market supply perspective) that 3 bed apartments would suit both people who needed just 2 rooms and those who required 3 rooms; while a 2 room flat automatically excludes those who require 3 rooms.

Am I missing something here? Why the surge in construction of blocks of 2 bedroom flats as against 3 bedroom flats?

Advice much anticipated.

To build a 2 bedroom block of flats is also cheaper, from an investors standpoint.

The whole staircase, the balconies front and back took around N700,000 for both materials, workmanship and supervision.

As we depart from this site, we have done what we usually do, we started a new building from the foundation, and took it on till we completed the house. We have to hand over the keys to the new landlord and move the "ministry" to another site cheesy

Good work Spyder. Can I ask why the interiors are not painted in neutral colors? It's hard to coordinate furnishings when the colors are not neutral.
