Imagine that I'm trying to sell land in the area and a potential buyer asks why he should buy my and for N1,000,000 when he can buy from Adron for N700,000?

There is a one plot of land that has a two bedroom flat built on it at ILORIN, Kwara state for sale.
It is located at gbagba Area, airport road, Ilorin Kwara state.
This property is for sale at 3 Million Naira and the PRICE IS NEGOTIABLE.

When the hidden fees are more than the price, it becomes a scam.

Hopefully, they tell buyers upfront and not after committing funds.

This reminds me of what happened to me last year, I paid for a land in lagos, it cost 4.5million Naira , I asked them, hope there will be no hidden fees, they said No, to cut a long story short, after payment via my family member since I was not in Nigeria, the crackheads called my contact person in Nigeria that I have to pay extra 1, 700,000quid before allocation papers will be issued to me, l was furious, I wrote to the Special assistant to the Governor, with a detailed explanation of what happened, my letter caused a big problem in the organization because the Special assistant to the governor was angry at the way l was treated, l asked for a full refund or else I will fúçk all of them in different social media, the marketing department called me from Nigeria t to plead with me, l got my full refund back, I would have posted all the details here especially the conversation between me and the special adviser but some of the estate agents and managers are on Nairaland and I don't want to go beyond this based on the agreement l had with them before I got my refund , before you buy any land in all this estate, investigate properly and ask questions because many of them are dodgy and full of balonies grin

Epe is a good place to buy land that will appreciate, lands being sold for 500k as at last year has increased.
The governor is seriously working on the roads and infrastructure.

I have two plots at epe that I bought at 500k each last year though cost has increased this year and I am planning to get more plots for some interested nairalanders there ,so that we have "Nairalanders Estate".
What do you guys think?

PS: Oga Spyder gives full disclosure in his ads that shows the full cost and what it covers (survey, etc), then we have Adron homes, as an example that teases with cheap land offers of N1M but they don't disclose that there is another N1.2M due before allocation. We need to avoid that.

I hate to mention names but in this case, the deed has been done. I also bought a plot of land in one of Adron's estate and it was only after I'd paid close to 2 million naira for the plot that they told me of the extra charges amounting to almost 1.25 million naira.

In all honesty, for the total amount paid I could have bought something just as good in Lagos with clear terms and conditions clearly laid out before money changes hands.

Very important lesson I learnt is not to take anything for face value and probe for the finer details before parting with my hard earned money.

Be careful out there brothers !!!

This is the true picture of estates; not so much as the hidden charges but the long term viability of the vending company. With true diligence probe, most of these estate schemes will take 10 to 15 years to come to fruition and given the whimsical nature of Nigerian businesses: here today, gone tomorrow; most people will never get allocated before the company go burst which encourages the owner communities to agitate for their land leading to court cases and messy situation for those who paid into the scheme. The golden rule is if the scheme is not OFFICIALLY backed by a bank or finance company; think twice. If you must promote a scheme running into billions of Naira, you MUST have your finance in place before hand and not from piecemeal selling of allocations and these "allocations" are in the air. What if there are limited takers or subscribers what next? Those who rushed to pay first will suffer.

So the first thing to investigate is to find out if the vendors have their finances in place and how credible are the vendors legal representation/chambers. If you must sell parcels of land somethings in the 5 million region; it is not unreasonable to ask for your legal team and your finances.

Well spoken like an insider. In my first two estates, I always like to secure proper ownership before allocating lands to those that paid. My buyers will never have anything to do or say with the community because I own the primary deed of lease on the land I am selling.

Financing is another thing altogether, for smaller companies like mine, I refused taking loans from anywhere because of the pressure it might put us into, so we financed the acquisition, surveys and legal documentations ourselves and then waited on the promised infrastructure to bring some development to the estates. But this method is not very easy.

I am thinking of starting another estate, but this time well financed by a financial institution, but I am being careful about the terms and conditions. I want to build all the infrastructure and develop the buildings, or at least make the estate so habitable that buyers can build and move in immediately. If the conditions looks tough for me, no deal.

I agree with you, l wrote series of emails to the marketing department asking for my refund, I think if my memory serves me right, I wrote more than 20 emails but the wicked marketing department ignored all my mails, I sent my family members to also follow up physically with them and they said l will not get all my money, and that they will remove service charges bla, Bla bla, I didn't have the email of the Special adviser to the governor, I called my friend who is a consultant to various governmental agencies and he helped me to get the personal email address of the Special adviser, that was the ice breaker, immediately l lamented to the Special adviser and told him of all l have gone through, the man replied me same day around 10pm in the Night, he copied account department, marketing department etc and the marketing department that ignored all my mails were the one calling me abroad that I will get all my full refund, the marketing manager specifically called me abroad and begged me not to mail the Special assistant again because my emails was causing big problems for them but I ignored the crackheads, I was cc the Special adviser on all the happenings and like a dream, they refunded all my cash to me via a bank draft and my money came intact, they will never forget me in their life and it gave me opportunity to have interactions with the special adviser, when next l plan to buy a land again, I will contact the Special adviser to ease things for me, Nigeria is a place you have to use daggers and Spears to get what you want or else you will be treated with disdain grin
