Good day house. Hope you are all well. I need your advise please. I visited my building for the first time since the work started (building is now nearly completed - roofing and plastering already done, but thank God floor tiling not already done yet). Despite the fact that paid for an approved building plan, the builders still got most of the internal measurements wrong! I am just baffled and completely speechless! How difficult is it to read the measurements in a plan and follow it! I wonder whether some of these building artisans can actually read and write! The worst of it all is the master bedrooms in the downstairs flats. Believe me that I am not exaggerating that you will struggle to put in a double bed (forget a king size) and you won't have any room left for even a small dressing table, and the space they demarcated for wardrobe is only wide enough for a single wardrobe. I mean this is meant to be the master bedroom for the Mr and Mrs, and you can only squeeze in a single wardrobe! Anyway, to cut a long story short, I am thinking of breaking one side of the wall (the one demarcating the room from the corridor) and extend it out a bit.
For some reason, the stupid people made the corridor as wide as a football field at the expense of the room, so there is space to extend the wall out). My big question is that (too cut down on costs) can I use plaster board partition, like they use in the UK, US etc, for the new internal wall, which is just one side), instead of blocks. Or is this something they do not use/do in Nigeria? Thank you.
So sad, first of all did you do your diligent with refences on that induvial before entrusting your hard earn money to him. There are a lot of professionals here with un questionable professional and ethical competent that can help you achieved your dream home. All you have to do is little research and recommendation on their name from some people here. It's not late, take your time go through couple of pages back will help.

Get a professional to handle this job for you, don't patronise baba sule, the difference is not much.
No woods in that estimate.

This is what a 4 board panel looks like. I did it for a client some years back.
You're probably going to do it round your land and only leave out the section for gate.
You can choose to buy the materials and also bargain less for the workmanship.

Hello,

We did something similar in Ajah recently for a total length of >100m and can tell you for free that this quote DOES NOT MAKE SENSE COST WISE. You're being exploited, not small but BIG TIME. And to think that there's no block work included in that bill?

Here's what i advice you do;
1. Like you know, get another independent quote to compare
2. Let the artisans (iron bender, carpenter, mason/bricklayer) separate their bill, especially workmanship.
3. Depending if you plan to supervise yourself our use someone, in any case negotiate directly with the artisans. Although i didn't use an engineer, it shouldn't cost you much if you choose to use one.
4. I suspect you'll have Omo-onile factor to deal with given your location, what we did was source some of the materials from them - sharp sand and granite. there's little or no cost difference anyways. That way they can free you to bring your labor.
5. These artisans are reasonable and labor is cheap if only you can speak to them directly and not through any middle man.
6. For the material bill, it is not too far off but I wouldn't worry too much provided anything that's not used is left on site.

Add up your total fence area length and compare .Here's a guide to give you an idea of cost we incurred;
Iron bender: 80 - 100k
Carpenter: 130 - 150k (includes labor to build material store and a temporary gate with sheets)
Mason: 120 - 150k (for casting)
90k for block setting at 4,500 per 100 blocks (this varies with location, but should be close to that for you). We used about 2k blocks.

I suspect your bill is padded, especially the labor/workmanship.

Bros when you say 4 board panel, those that means 4ft Hight in total from the ground water level, 2ft below ground level and 2ft from the ground level.

The 4 board panel starts from the base of the blinding of the foundation trench.

The land originally was waterlogged but sand filled over time.That fence was done around august and at 12" depth you'll experience water. The reason for that particular height is different though.

If you look at the far end where you see those zinc along the fence line, is this uploaded pix. Due to the purpose for which that part of the land will be put to use, its access is from the box culvert and all to be sand filled afterwards.

Interesting, this last picture really shows us the water level. Sand filled over time, how long does it take to get rid of all those water after sand filing. Was the last picture a gutter that you were building to get access to the land, all to be sand filled afterward? or is it part of the fence raft? Can you please explain the reason the first height you're referring to on the first picture was like that, the height I saw was what trigger the whole questions.The fence raft looks to me like just 1ft from ground level.

The raft fence I earlier uploaded is just to demarcate the land. The existing fence where you have those zinc is sitting on a 3 board panel raft and the land is about 4 plots.

Clearly understood now. I think it would be better if you can attach a link that will show us the entire project for layman like us to really understand how you guys deal with waterlogged lands.

It's not rocket science dealing with waterlogged lands to be used for building construction purposes. Waterlogged lands varies and all have links to water sources.
For those who own such lands and would want put it to use over a short time will have to fill it with sharp sand also referred to as filling(filled) sand.

For those that will use it for future purposes will have to fill it with construction waste (road construction waste, mixture of building construction rubble and dirt sand).

Just make sure the Pillers holding the kitchen top is designed strong enough to hold the water tank to avoid stories .

However,you will be needing tiles,wc and sanitary wares soon.Pls when you do forget me not cus that's my own hustle .
