EPE is the next Lagos island and the first without flood disturbance . if u are planning to rent an apartment in Lekki, go buy land and build house in Epe and come back to thank me in 4years from now. 4 Likes |

Northern Foreshore Estate Nicon Town Estate Carlton Gate Estate Royal Gardens Estate The above estates are well-planned against flood, if you are buying, your budget should be over a 100m but if you are renting, budget a little above 10m per annum These Estates locations are prime as you wouldn't pay Second Toll Gate fees anytime they commence receipts. I do not recommend going further than Ajah Bridge, those territories parade the worst drivers on the axis. 4 Likes |

Kobicove: You are wrong. I live here and I own prime estates worth more but I worry about recurring N300 or N250 etc. The reason is very simple. If you own prime real estates here, then you should know that you will own businesses and staff that requires fleet of cars going through those toll gates. I am not sure you know our budgets here for our cars needless to say I shouldn't worry about payment on yet the 3rd toll gate on this axis. We do not steal the money, we work hard here so we worry about spending even 1 kobo without justifiable reason. 10 Likes |

First I want you to note that the topography of the island is just slightly above sea level hence prone to flooding, so if you are moving here please have that at the back of your mind. However there are still areas that are properly planned with good drainage systems and water channels that minimizes the effects of flooding. If the cost of leasing/ renting a place isnt an issue for you, then the few estates and areas I can recommened to you that isnt susceptible to floods are Still water Gardens Ikate: Rent N3.5m Yearly Duplexes Friends Colony Estate Osapa N4m Duplexes, N2.8-N3m Flats yearly Romay Gardens Estate Ilasan N4m Terraces Victory Park Estate Osapa: Duplexes N4-5m yearly Pinnock Beach Estate Osapa: N6-7m Duplexes Nicon Town: N10-15m yearly Duplexes Carlton Gate Estate Chevron N5-7m yearly Duplexes Primewaters Estate Ikate Lekki: N3m Lakeview Estate Ikota : N4-5m Duplexes Royal Gardens Estate Ajah: N4-6m duplexes Silver point estate Osapa Terraces : N3.5M Note that aside these estates there are other areas you might likely wish to consider, some parts of ikate, osapa, chevron, lekki right hand side. bigtt76: I doubt if they'd have such apartments there. Besides, the cost of such an apartment, would get you something decent elsewhere. I don't see any reason why someone should be paying 1.5m plus to live in a self contain, when you can add 1.5m to it and get a 5 bedroom duplex in Ikeja gra. |

I work on the Island hence my preference and also not ready to start furnishing more than a self-contained apartment. I currently stay at Elegant Court, Ajah and it is all I would ever want but the estate is completely run down - no electricity power for more than a month now despite the neighborhood having constant supply. Same thing with water supply. In terms of location it is just right for me but for these issues I'm pissed. I also don't want to have a generator. chronique: 1 Like |

bigtt76: Although i didnt mention Napier Gardens on that list, Napier Gardens are bungalows of 3-4bedroom with usually a room bq and they have a rental value of between N2.5-2.8m, However if you desire a selfcon at Napier please note that what you would get is a bq in these bungalows, it is an ensuite bq with a toilet and bath but no kitchen and the rooms arent big. I currently do not have any bq for rent at Napier Gardens, but if you are serious about your request I can contact a few colleagues to ask. If you are ok with the above description of how a selfcon at Napier is please give me a mention and i will send you my contact |

bigtt76: Thomas estate has fairly constant power. But if you want 24/7 Power around Ajah you may consider fara park at majek. A 3br flat there goes for N1.5m per annum. VGC has up to 20hrs daily power but the flooding there is legendary. So Thomas estate might be your best bet |

bigtt76: The other estates i mentioned have a similar thing to what i described to you at Napier, besides that someone who can afford to rent an apartment or a duplex for 4m and above will surely have a use for his/her bq, either for man servants or drivers, so i dont advice you hold your breath on anythin in those estates. You can get a good selfcon in some good areas in lekki all depending on your budget, prices of apartments in lekki are categorized by location for example a good selfcon from Oniru- Lekki 1 will set you back about 500k-1m being the hotbed of lekki but as you go further towards ajah the rent decreases but you will further face a decline in supply. There is a good demand for selfcons but very little number of selfcon to go round that is where the problem lies, there are no purposefully built selcons in these areas because developers do not see a viable market for it given cost implications. The few purposefully built studio apartments also referred to as selfcon within lekki to ajah axis are quite expensive ranging from a rental value of between 1m- 2m excluding service charge which sometimes is set at 300-500k.
