Not the right remedy..
He should be sued in a civil matter for cost of all he damaged, then pay for general damages for the intentional infliction of nervous shock upon the tenant, then pay for damages for loss of business of the tenant. Then he should be arraigned in a criminal matter for willful damage to property.. the rent the tenant is owing still stands of course but landlord should seek remedy in court for recovery of possession of the shop and payment of owed rent. He is not allowed to take laws into his hand and engage in self help.. THE RULE OF LAW.

Sure if all he has destroyed doesn't cover the rent money no need to sell the tenant things rather the tenant will pay anything that remains, sure the tenant will have some cash to complete and pay

If you are a landlord and you try this with a tennant that knows his right (especially some stubborn igboman). Hmm, the wahala you will face. From criminal to civil proceedings. He will even sue you for millions. You will be the one begging to get out of the wahala.
After experiencing such 2wice. 1 stayed in the house and claimed he was going to break the 10 year law where in if you stay without paying rent the property is assumed to be yours. Na so the Tennant, a lawyer for that matter wanted to take own house. I got him kicked out. The walala that followed, I had to run out of town. Lol.
The second locked up the apartment for 2 years. My caretaker got police as witness to open up the place. There where rags etc there. Nna, the very next day this tenant appeared that he had property worth 3m in the apartment and made a huge list. 3m 20 years ago na plenty money. The man sued and we were in court for almost 10 years before the case died! Those 2 happened in imo state.
That was why when same issue came up with a shop here in Lagos, we went to court for 3 years and got judgment before we could open the shop. Learnt the hard way.

First, you guys probably respected him too much which makes him feel that way. I have friends in the armed forces, and people I don't even talk to much that are also in the force. Everybody dey mind their business, I no dey bow down for them. We dey relate normal.

Secondly, you shouldn't have let it stay this long. Once a tenant defaults for up to 2 months, serve him an eviction notice. This gives him right to legally stay for up to 6 months after which you have the law's backing to throw him out. If he wants to prove stubborn, there's ways I can deal with people like that both directly and indirectly, ajè, dem no born am well.

I've dealt with an oga in the nigerian prisons just last year, 2019, they were threatening with courts and stuff but we settled out of court. The man doesn't tuck in his shirts in the office just to confirm to you that he's one of heir top shots, talkless of one FRSC Officer.

Just make sure you get the eviction notice first, that would give him 6 months grace, no look him face o! No send am, and don't be the only one involved in the fight. If you were my friend and you brought this kind of issue for us to debate, the man to commot that house in less than a year. aje

What dialogue would have settled has escalated too something else, some tenant are unnecessarily mean, you have been making money from from someone's property, why will you not pay your rent and where it seems the money is not available you have to plead and plead again with your landlord but after you have messed everything up you are now running to the social media...go back for negotiation and dialogue...soft word brings colar from the pocket they say

The lanlord made a mistake. Big one. From the look of things, he will not recover the money for his rent made worse is he can even the tenant in addition. From the write up it looks like the tenant owes the lanlord for months and he decided to act this way

Too bad. He should have understood it's cause of covid.
But at the same time,manner of approach matters a lot. Last week I got so angry with a tenant who refused to pay rent since December 2019 simply cos he's moving to the new house he built. Despite the fact that we collect almost the cheapest in the area. He lied to me in July that he was so broke that he would just look for a room n parlour or just a room apartment. I felt so sorry n even started praying for him only for me to to be told by someone close to him that he's actually building a house around. Haba! I felt bad cos he lied to me but but felt happy that at least he would move to his own house from our house. I kept reminding him of his rent n he kept lying. The day he was supposed to renew for the second year he's owing I reminded him only for him to pay in just one seventh of his rent. When I called to tell him he only sent one seventh of his rent,he said "Is it not money" "Aren't u supposed to be happy that I paid part at all?" That was when I started I got so angry that I said things I wasn't supposed to say to him.
We were supposed to get a lawyer but felt there was no need I remember reminding him we have an aged mother we need the proceed for in Sept only for him to say "ehn shey you will take me to court?" Whereas the judicial system is not encouraging as it may drag on for years cos u may be wondering why he was not taken to Court like he demanded. Well he later paid another one seventh n now to balance one fifth. Still waiting as I learnt he wished to spend the Christmas in his new house
