It happens.

Once needs to always ask for Omo onile receipt when buying land in Lagos.

I used to think Government CofO was strong without Omo onile receipt, until it happend to a client of mine in Ogudu. The client had to pay to the family before they could possess their possession even with CofO.

Now I always make sure I ask for Omo onile receipt along with CofO etc

Ransome-Kuti and a few others are from Abeokuta and not Lagos. The Brazilian sounding names are returnees. The English names are Yoruba Lagosian with Awori roots with old family links to Lagos Island, but they embraced Christianity or Oyinbo names. They all have their own Yoruba family names. Oyinbo used to give names by profession too. So some of those English name allude to profession of ancestors when English people landed in Lagos.

Most of whom are actually returnee slaves from

Not true. Load of bullshit you wrote there. Yoruba going to Brazil knew who they were and not all were returned slaves. Yoruba were going to Brazil for trade and education. Some were free in Brazil, made money and came back. No Oyinbo will give you any money as a free slave. The slaves amongst them paid for their freedom and came back home.

These families own Lagos Island and a lot of land around Lagos. A lot of their kids are abroad so thieves pretending to be Omo Onile are selling these lands. Most people are living on stolen land.

Intra-family tussle. Look at the respondents i.e. people who sold the land initially & you find out the names are basically the same with the new beneficiaries. It's the fault of the crooks within the judiciary who sell judgements and also prolong cases in exchange for gratification.

This being the digital age also, if the thieves running Lagos agreed to digitize the lands registry it would be easier for prospective buyers to avoid properties with such problems in their title documents

All land bought and registered under the land use Act grants a 99 year lease to the owner. The ultimate owner of the title is the state. In this case Lagos state. When that lease expires, Lagos is entitled to refuse yo renew it and or to grant that land to the original owners or a third party.

Meaning no one absolutely owns land in any state - all you have is a long lease. Only people with freehold titles are exempt.

Also all land compulsorily acquired in the past by lagos state especially under military governments is being returned to its ancestral owners irrespective ofvwhom lagos state has distributed it to since then.

Big lesson. The best place to own multi generational real estate is in your own state.

i have researched this thing very well case in point the Vaughn family who had many generations in America but in the mid 1800s the man decided he wanted his generation to grow up in Africa so he found his way to Sierra Leone before eventually choosing Lagos Nigeria and then his children married into the Yoruba tribe and one of his grandchildren was the first black medical doctor in Nigeria etc etc

Not true. These families own their land for perpetuity and Lagos State Government is helping them lease and collect rent via tax. They owned these lands before formation of Nigeria government and any laws on land ownership.

Ok. It does not apply to everyone on that list. 99% are Yoruba and the returnees are Yoruba too. Tansome-Kuti found his way back to his village in Abeokuta. Many on that list like that from Ogun and Osun state. Not all on that list are Lagos names. Freestuffs just added all the names she knows. Most of those returnees were mature when they left and came back older, with knowledge of their villages and even family member they left behind. So they did find their way back home and started contributing to their ancestral land tremendously.

Not true. These families own their land for perpetuity and Lagos State Government is helping them lease and collect rent via tax. They owned these lands before formation of Nigeria government and any laws on land ownership.

What part of what I said is untrue? Is the 99 year lease under the LUA a lie? Is it a lie that the governor can refuse to renew consent?

The families you say own their lands for perpetuity are simply those with unregistered freehold titles. I spoke about this too.

If you are acquiring real estate aiming for your descendents. If we take a generation as 30 years then it means that the title is safe for 3 generations plus and after that reversion to the state kicks in based entirely on the governors perogative and he can do what ever he likes with that perogative.
