Baba, them fit count the amount wey you buy the land give you o!!! Just give them about 10-15% of the profit you made from the sale of the land since they know already and demanding.

Get your lawyer ready.

Don't fall for anything outside the law, unless you bought it outside legal system.

But if you follow due process, forget them, sale your land and and move on, they can't challenge before the law.

You have to settle them if they are omo nile. I am an Estate agent.

First offer them a ridiculously low price. You can get a good deal if you choose to be a brutal negotiator.

By the way, please don't forget to add the gin and kola.

You don't owe them shit and moreover you bought the land outrightly and you don't have any business with them you involving them via kola is just formalities so they'd be aware that you've sold the land they sold to you simple and short

Have you registered these documents with the government? If not, their signatures will be required for title to transfer and it will not come free. If the buyer signs and collects the documents you have (unregistered), then he/she will have to reengage the family to perfect the title at the Registry.

Has the title been registered? This should be the consideration.

You weren't informed. Once you have all your land documents with you, you are good to go, they want to use your head, if you can find a professional real estate lawyer, consult for professional advice.

You put yourself for wahala, except you have a very strong backing money or power, that land is gone.
Alternatively, let things just slide and pretend you are not interested in selling again, as buyers will avoid that land right now due to intimidation, except na buyer wey no do due diligence or one good in handling omo onile.
After few years, sell the land, as long as documents are intact, na the new buyer get issues with Omo onile if at all there should be one.
Your own na sell and go, even if na your backyard, anything wey happen no concern you

They know u are soft so they want to capitalize on that.

U should av ask an agent to sell it for you.

Since you've involve them, they won't back off, the buyer may feel threatened and won't buy again.

If u leave it again, they might sell and tell u to come and collect your money since they are already certain you aren't interested in using the land yourself.

Alot of things can happen since you've involved them.

U night have to look for their family head.

I would suggest OP APPEARs to agrees with them, sell the Land, and cut ties with them.

There's nothing they would be able to do at such point.

That is one of the disadvantages of buying land from omonile.




They make you feel like the land will never be totally yours.





I think they had this same land appreciation issue with Oyedepo back then, accusing Oyedepo of profiting so much from the land and not compensating them.




My advice is to give them their cut when you eventually sell the land or get a property lawyer to help protect your interest. Because these omonile people can fight with anything o, including charm.

For the deed of assignment it has to be between the family and the new buyer. You are not the original title holder if the land doesn’t have governor consent

Why should you go back to them? Since you got your papers and owe them nothing, you ought not to go to them for any explanation, you owe them no explanation. Now, you have options, give them a percentage or prepare to fight them as they will give the new owner serious trouble that will drag you and your name into trouble, any option you take will definitely comes with consequences, settling them will make them do same thing to other buyers, fighting them, if you win will make discourage them from repeating same thing to others.

You went to market and bought a live goat with the hope of butchering it, but then you didn't because you just found out it is pregnant, so you allow it to deliver and the kid becomes big enough. Now you want to sell both so you want back to the person you bought the mother goat at the market and told them that you want to sell your goat and the baby therefore you've come to buy them drink.

This kind of situation is always rampant among family land holders a.k.a Omo Onile. In as much as you purchased the land from them and your legal documents and receipts are intact. You have nothing to fear about ownership. However, these Omo Oniles can make smooth transitioning of ownership very impossible, especially now that they're aware you want to sell. You must deal with this very tactfully.

You must handle this situation with caution and tact. Its usual that the Omo Oniles receive something on subsequent transactions on the land, and I must say only kolanut and palm wine will not suffice. Although, they cannot and are not in the position to dictate the amount you'll give them, you must package an envelope for them, kolanut and palm wine inclusive, with a heavy dose of humility. You may also want to engage a lawyer and go together with mobile police or soldier escorts on your next meeting with them, so they know that even though you come in peace, they know you didn't come to play. Most importantly, engage a lawyer to guide you effectively

simple logic...

Get some money and fence the land yourself..put a shop in front..

After that, you can sell it. If land is not fenced and gated, they still believe they have a say...

When my dad wanted to buy a plot of land from a banker at alimosho, all the man did was tell my dad that he was going to tell them my dad is the developer to build a structure on it for him..

My dad agreed..At the start of construction, they came as usual for their entitlements. The banker was there with my Dad acting like his developer or contractor. Till the building was finished, shishi dem no collect, and dem never know till date that my father owns the land and building...

First fault from you is informing them...

Also, I am from Agege LGA of Lagos state and I can tell you Agege is one of the Best place you can stay in Lagos.
It's close proximity to Ikeja cannot be over emphasised.

From Culture, (All ethnicity) groundbreaking infrastructures (Pencinema, Train Terminal) GRA's/ Dope Estates, World Class Stadium (Agege stadium) top notch Government Schools (Vetland, St Joseph's, Dairy Farm schools etc) Security, Law Court, Top Churches (TAC, Latter rain, Revival Assembly, Greatest Islamic school (Markas) Flanked by world's finest industries, Home to Billionaires, Home to 3rd most powerful man in Lagos Etc.

It's either you're a gala obidaft gala-seller or you're just plain stupid to taint my Own Agege.
