But tenants used to pay monthly rent in Nigeria and it worked.
When the country was working, now people can barely feed and pay school fees.

Yes cos landlord will simply increase the monthly payment. Imagine paying 3k or 5k per month to a landlord, it's easier to increase it to 4k, 6k etc.
But it's ok for some people that need to stay like 4 months, 6months for a purpose in an area .

But they should make it flexible so that u can have special arrangements with your landlord for 1, 2 or 3 years if you so wish.

One year rent may give both tenants and landlords time to devote to other problems as long as you have a roof over your head.

It also cut down on old monthly fights between tenants and landlords, clogging up the courts.

It may be different with rooming houses but boils down to the same thing.

What if those that cannot afford one, two or three bedrooms flat, take advantage of monthly initial low payments?

Any tenants who failed to pay on or before the last day of the month should vacate the apartment within the next 48hrs

This is a very bad move. Landlords are not complaining. Why add more stress to what people are currently going through.

Paying yearly is much better cos once you pay you can have some breathing space until the following year. Unfortunately it's not the case in monthly payment. Imagine after paying for the first 3 months, your child falls ill in the 4th month or you run into unexplainable financial crisis how do you explain to your landlord?

You'll start having accumulated rents waiting for you to come and clear them. And trust Lagos landlords, they won't even listen to your excuses after the second month. It's either you pay or they throw you out.

They should focus on issues plaguing the state like insecurity and power and leave rent issues alone unless they're planning to force landlords to reduce their rent.

You will still have the option to pay your rents yearly, however landlords can no longer force people to pay yearly. If I am going to be staying in Lagos for only 6 months, why should I be forced to pay for one year?

You still have the option to negotiate one year's rent with your landlord. It only prevents landlords from demanding that you MUST pay one year's rent. If you are going to be staying in Lagos for only 6 months, why must you be forced to pay for one year?

I think this is intentional by this people to cause problems for non indigene.

The policy doesn't prevent you from negotiating one year's rent with your landlord, it only prevents landlords from insisting on yearly rent if the tenant clearly wants to pay monthly.

-How many Streets Roads and Major Urban Roads -have have been completed and how many Water are running in Our homes, courtesy of the Lagos State?
- How many World Class Health Facilities are available in Lagos State, afterall,how many do the workers allowed to Patronise and is it not the Masses that have no choice that go there?
-How many Houses have been provided by the State or Federal,at affordable Cost- this was everywhere and in all the Local Govts- during Lateef Jakande Era?
-How many Businesses- Grants have been Provided to the Lagosians Youths,etc, for a business Startup, without Political affiliations!

Enforcement means that landlords cannot demand 12 months, it doesn't mean tenants cannot choose to pay 12 months at once (the landlord issues 12 receipts of payments at a discounted rate). When it is practice, then you will know that I am right. For now, we leave it as it.

Government just want to tax house rent. It's all about revenue generation. They are not happy that your landlord collects rent tax free from citizens

That's the whole idea behind this monthly rent push. Tax the poor!

No problem...Landlord will start doing shortlet that won't have this mandate and allow weekly stay. Rent will also go up...Tenants will suffer but it could be the plan to push out low income...verification and job income disclosure will become a thing...you want sane climate, you will get sane country style of housing. Trust me, Lagos tenants ain't ready for this.

The policy says landlords must not demand yearly rent. And yes of course, if the landlord demands a yearly rent, then the tenant has the option to report the landlord to the department that will be in charge of that.
