If it's the BUA estate at Kado then the reason for it being empty is simply because of the price. It's one of the most luxurious estates in Abuja and located in a very strategic area.
Yahya Bello owns 2 or 3 duplexes in that estate.

I can’t forget the day I called the realtor in charge of this estate in 2017 for a client . When I asked the price , the guy said 450 million . I replied with laughter and he too started laughing . I asked him why was he laughing too , he said they had told the management the price was ridiculous but they didn’t listen . Estate in Kado for that matter . When estates around jabi lake was going for 250 million at the time .

Look at it now . Nonsense design . Looking dilapidated. Always buy real estate with sense

There is absolutely nothing luxurious about that estate. The design is dated. The only thing going for it is the location . There are better options out there

Live inside first, let’s know how abandoned it is. By the time armed security guards shoot you, you go realize say appearances are deceiving. A truly abandoned building would have destitute people living inside.

It is a normal site in some Estate within Abuja city.
In some Estate with over 500 buildings you find only 7 to 10 people living in the whole Estate.

Some Mansion are wasting while they are people living in shitholes and dustbin in this same Abuja.


Presently, in my street, if you don't have 800 Million - 1 billion just forget owning a property here.

Abuja was design for only the shameless rich class, political thieves, the foolish people, the packagers, the adulterous men like me, the promiscuous women, the born-by-mistake crew, the "Do you know who I am" crew, the Cooperate beggars, the strugglers and shapeless bleaching hookup girls from Southern Kaduna etc.

If you give your house to someone who cannot feed well a house like these ones, they would not be able to maintain the house well.


I had a house for sale and the horrible state the person that they gave it too made it into an eyesore that would require millions to upgrade it to one's taste.

The Rent charged by Landlords that are mostly politicians and Contractors are exorbitant and most FCT Ministers have done little or nothing to address unoccupied buildings

Not new in Abuja and over 90% of these buildings belongs to politicians.

They have such buildings in kado even inside asokoro too.

This is BUA estate in kado. Its been like that for more than 15 years. Tho not everything is abandoned some are occupied.

The estate has basic amenities and its very spacious

Either the person is dead or has run out of funds.

But it looks so much like BUA Estate at Kado-Gwarinpa express road just beside Shema Filling Station. If it is the one, the estate is big and most of the units are occupied. Not all of them are empty. Very beautiful luxurious Estate built by BUA, very serene, strategically located and the price is premium too.

How can you expect such a cheap building to be in BUA estate, dont you know BUA estate? A house in BUA was 250M over 10 years ago, does this look like such a building to you? Dont you know who BUA is? There are at least up to 25,000 abandoned houses in Abuja, they are used for some purposes

What do you mean by 'abandon'?. The buildings, mostly owned by politicians and other criminals are used to stash money. The roofs, septic tanks and walls are used to keep stolen funds

The estate is owned by BUA everything is fully developed. And it has all the amenities you can think off but I think its pricing that led to it been empty. You can imagine 5bedroom duplex going for 400 million if nah you go go buy. And don't forget the structures are not modern designs.

The estate has been there since abacha era just that it was fully completed some 11years ago but where its empty is because if the expensive price
