Hello Nairalanders,

I need your advice.
I contacted an architect to design a plan for my project (4 bed duplex + 2 units two bedroom and BQ)

However, I was advised only to use the duplex design for approval plan. I consulted with the architect and he agreed that what was alot of people do and adviced to only include the duplex.

After job is almost complete, he contacted me saying I need to include the two bedroom in the approval plan otherwise the town planning agents will give me trouble during site visit.

What do you advice I do?
Do you think town planning will visit the site after building plan approval?

Well...things like this happen...I can remember handling a project for a lady who resides in the U.S...everything had gone fine...from the foundation to blockworks, roofing and plastering..
Only for her brother to show up on site and started passing comments..I had to hands off the project and allow him take over which I learnt they later spent over 8m on the project and the client couldn’t still pass a night in the house when she visited Nigeria...but at least I allowed them satisfy their conscience.

But ikorodu is known as a crime flashpoint...the crime rate in ikorodu is incomparable to any other place in the Southwest ...for me it’s the most unsafe place to live

More reason why I have never nurtured an interest to live in that area. I always feel it’s too rowdy and very unsafe. I’d rather live in ibeju.

I bought a plot of land about a week now at 1.3m tanke. For the security, just the corner put my name on them and phone number I didn't do more to secure it cuz I don't have plan to resell, I wanna start to develop it soon. That's why I was asking in post about how much to pay an architect cuz he was telling me 110k ( town planning and design) something is telling me is too much thats why I need someone to put me through here bcuz I just meet with one architect, maybe I need look for another one I don't know but I believe someone will write me to put me through. You are totally wrong.
The mistake you guys make is not understanding how construction works. The civil engineer is the head of construction, he has an idea regarding all other aspect of construction be it architectural, quantity survey, structural work.

The work he is trying to do includes architectural work, civil work, mechanical work, electrical work, quantity surveyor.

Architects are now coming in to do an engineer's work but believe me I have handled many site where an architect tries to do an engineer's work and they end up spending more.

To the OP, my advice is for you to get a design from an architect first which satisfy your taste, get a structural drawing too, then a mechanical drawing plus electrical.
Afterward, get a Q,.S to quantify base on cost of materials, labour in the area the project will be situated.
You can know or have an idea of the cost then.

Note, after the whole cost has been drawn out, let your civil engineer still work out reduction in the cost because as an engineer on site, we always have a way to reduce at least 15% of the intended cost.

depends on the location if there is no Omo onile collecting 24/7 extortion fees then secondly proper supervision if you carry money dash contractor na you sabi just look for a good experience bricklayer let him just charge for workmanship then you supply materials with you yourself creating a dedicated time on site 24/7 monitoring materials that comes in an out of the site and also make sure site is secure with fence gate and one entrance and thirdly and finally it comes to taste for me i feel a simple plaza with maybe 4 toilets and not too classy tiles should not go for more than 20 million and finally buy materials yourself don't let any plumbers electrician painter or carpenter take you to any dealer make dealers of your choice bargain with the dealer telling him you are going to return remaining item after usage because they are fond of writing excessive materials then one section of a job at a time for proper monitoring

...I see people mentioning things like consult an engineer blah blah blah...
At this conceptual stage... the people required are the architects and the quantity surveyors..
I don’t think an engineer knows better than an architect in design or cost estimation than a QS.

Client: Architect, nawa for you oh, you didn't even ask about my building project. You can't believe that the bricklayer messed up the work for me. He changed many things on the design without telling me. He has wasted my money and materials. The house is not even looking like the 3D you did for me anymore. I have sacked him and I just decided to abandon the project for now. It's really annoying.
Me: Eeyah, I'm so sorry to hear this.
Client: I really need you to come to the site and help me see what 'we' can do to solve this problem.
Me: Okay sir. But I thought he was so confident that N3million will build the house. So, what has changed?
Client: See, just forget about that guy, he stole my Cement and had a bargain with the block supplier to be taking a cut on every block supplied to the site. I noticed that the blocks we bought initially were different from the ones supplied afterwards. When I complained, he said, I shouldn't worry, the blocks are strong. This is apart from the poor jobs he did for me.
Me: Wow. This is really bad. I'll call later to fix a time to meet you.

I’m sure you see buildings all around even if you’re not a building expert. You must have seen different finishes and materials on buildings..Don’t listen to off plan people screaming it should do...and they put you at crossroads in the course of construction.
You have to discuss with your architect, get a drawing and raise a bill from the drawings and find a good balance between the cost and design. Don’t listen to these mouth engineers...it will do you a lot of good. Cheers
