I can design 3 but not the mentioned set-back. Such set back is only required and needed when you want to do the approval of such building. If you plan doing the approval of the building, another set that will fit the set back will be submitted.

If someone is lucky to stay where there 33KV dedicated line, at least you will get minimum of 20 - 22hrs a day. And if you can connect to independent power project (IPP) sure of getting at least 23hours minimum BUT it's just that their rate is very high compare to PHCN

You are correct about the areas having 33KV, is just the exorbitant power bill that's draining my pocket.

Sorry for intruding in the design you posted. Staircase opening to ante room is a no no. It means that your visitor can purposely or mistakenly access the upper floor.

Also, for you to access your kitchen, you have to travel long.

Correction: Close the access from ante room. The wall of kitchen and store let it intercept the wardrobe wall which means you will increase the length of the wardrobe wall. relocate the bedroom wall to the interception while you break the ante/staircase wall to access the lobby

You don't need any town planner. Like 44 Chuks have said, it is still within the work of an architect. I have plotted 77 acres into plot few years back. What you are talking about here is just 5 acres, since you have the survey, work is half done.

12mm between - 4700 - 5100 in similar fashion

10mm between 3,500 - 3,900 respectively.

Bamboo is around 750 - 850 depending on the location and proximity to your site.
