Properties / Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by artizanni: 6:24am On Jan 10, 2022
Hello All,

Introducing Artizanni Ltd. An AEC Company here in Nigeria.

We execute projects in a structured manner that protects clients against fraud risk and the risk of poorly executed jobs.

Via the options below.

1. Escrow Account based milestone payments: We have an arrangement with Trustees (FBN Trustees, Meristem etc) where you (the client) enter into an agreement with us for us to build you a house here in Nigeria, the trustee oversees the transaction, you place the project funds in an escrow account created by the trustee, we then go ahead to execute the project. Once you or your appointed representative or the trustee is satisfied with the quality of our work, you instruct the trustee to release the funds to us, this way, you are completely protected. No Stories that touch.

2. Indemnity Insurance via Axamansard: We undertake to execute a project for you, you provide funds, we give you a performance bond, we execute the job, which is covered by indemnity insurance from Axamansard. That means if the job starts developing issues, we are obliged to repair and replace or ekse Axamansard will have to repair and replace.

Also, our processes are transparent, including our profits which are stated upfront.

For projects in Cities, our profit expected is 20% of the total cost
For those in Rural Areas, 25%.

For those in places hard to reach like riverine areas, 30%.

A well structured construction arrangement totally removes the chances for fraud, poorly executed jobs or stories that touch.

Isn't there a way of building/acquiring a house while abroad without going through relatives or family members?

There actually is a way. This is what Artizanni is all about. What we do is this. You sign up with us, we then tell you to open a Trust account with FBN trustees (a subsidiary of First Bank) or Meristem Diaspora trustees.

Once you open these accounts and fund them , you tell us what you want exactly (buy land, design a building, help you build, manage it for you etc) we then come up with a Milestone, and you pay for every milestone that we do, once we finish each milestone, the Trustee (FBN or Meristem ) confirms what we have done, we also send you evidence etc. Then you pay for the next milestone, until we finish the project. We cover all of Nigeria and will open a branch in Ghana next year. You can check Instagram for our current projects and twitter too. Just search for the word "Artizanni ".

You may also reach us on whatsapp via +2348039204361

Kind Regards.

Properties / Re: Architects: What Is Wrong With This Preliminary Draft by artizanni: 2:32pm On Nov 25, 2016
Hello OP,

Please accept our gratitude for requesting a review of your plan from us.

Kindly note that all designs must seek to Balance Safety with Aesthetics/ Efficiency and Cost.

In the light of the above, the design you presented is both inefficient, unsafe and relatively costlier in comparison to more efficient floor plans/layouts.

It will do you well to ask for a complete redesign of this plan, by a Professional Architect.

We hope this short review helps you in your quest to build the masterpiece you have in mind.

Kind Regards.

Hello, I am Oma

By the time you would be reading this, I would be long gone, dead maybe. I do not need you to look for me, what is done is done. The end is upon us.

This journal is not for the weak minded neither is it for the judging hypocrites. If you are one, just drop it and walk past because there is no greater condemnation than that of the heart.

Tell my mum I love her, true or not, and tell Cassie I miss her. She is the only person that understands.

This is my story.

Hello, I ll love to help you get published, and sell your books via all the major online stores. Your stories are too well written to be posted free.

Properties / Re: Cost Of Building A Three Bedroom Flat In The North by artizanni: 7:55am On Sep 19, 2016
Hello, what you are asking for is an estimated total cost. We are attaching the picture below to guide you,it is the building cost per square meter for every sort of residential building all over the Country, It forms part of our in-house price intelligence database.

Find the total square meter of that bungalow of yours, then multiply it by the rates/sqm we have posted in the picture. Discount by 40% to get a lower limit, the initial value you get is the upper limit of the cost.

Kindly note that that table below is for 2015, so for your upper and lower limits, add 15% more to account for 2016 inflation.

Once you get all that, hire a QS to prepare a detailed BOQ,Material Schedule and Labour Schedule for you, Because this is a small bungalow, he cant charge you above 50 thousand for all this. That will give you a precise estimate of Cost and Quantity of Labour and material that will finish the house.

Warm Regards.

Properties / Re: How Much Will A 5 Bedroom Duplex Cost? by artizanni: 12:42pm On Sep 14, 2016
amagunnerfan:
I recently bought a piece of land in a very good location in Abeokuta. In the process of getting the building plan approval. I intend to build a 5 bedroom duplex on the land but want to get ideas of how much it will likely cost me.

I am a bit inexperienced but have my father in law and my uncle running the errands for me.

My inital budget was 9 million but my father in law said it won't be enough. How much do Nairalanders think it will cost? I intend to finish this project within 6 months GOD willing.

Hello OP,

We trust you are having a nice time on this interesting thread you opened. It could even be a bit confusing as different posters are throwing up sveral different figures that is supposed to finish the said duplex.

Let us clear your Doubts:

1. You have to choose between Cost and Quality.

9 M can finish a duplex, 100m can finish a duplex, it is a ll a matter of your specifications, the site conditions and the professionalism of your Building team.

A poster on this thread mentioned the fact that contractors rip off clients, he even posited that they have sort of cabal on nairaland, and more shockingly stated as a point of fact that you do not need a quantity surveyor, that an experienced mason can give you prices etc.

It is well.

But kindly take note of the following:

A QS is CRUCIAL to the success of a Building project if you do not want to suffer needlessly while implementing your project. Most Certainly, people have been building successfully in Nigeria without QSes, or even Architects and Engineers. But It is best practice to Involve a complete professional team on your project, especially a QS for the reasons below.

1. Every project starts with an Estimate: You need Estimated quantities and cost, prepared thoroughly and accurately, in order to guide you on your project, while Other people can do this, It is better to have a professional QS prepare this for you.

2. Cost Control: A QS usually have access to databases of Cost information, due to constant market surveys. This can lead to better pricing and rates for implementing your project.

It is better to be Overprepared , than sorry.

And it will not cost you more than what you pay your architect, to hire a QS and have a BOQ,Material and Labour schedule , plus Work Schedule prepared for your project.

Too much Information is better than No Information.

No 2, If you feel the Labour Cost is too much, you should renegotiate.

Standard practice in Our Organisation ( We help Nigerians in Diaspora to design, build, buy, verify, document and manage Real Estate at any location in Nigeria) is to Prepare a Free Detailed initial proposal based on the Client brief, that Includes plans,BOQs and Schedules.

The Schedule will include a Material Schedule and a Labour Schedule for the whole work.

The material schedule wil state all the specific materials to be used for any area of work, the quantity that will be needed and its unit price.

The Labour schedule will state the specific number of artisans to be used for any specified area of work, the amount of work they will do per day , and their cost per day.

Our profit is never part of the labour cost, our profit is just 15 percent of the overall cost of the project.

so if your house will cost 10 million to build, our fee is 1.5 million.

Full disclosure and giving complete information is very crucial to clients not living in the country due to cost sensitivity issues.

We have attached a sample of a Material/labour schedule so you will Know exactly what it is.

No 3, assemble a team(QS,Architect,Builder)

No 4, 1. Please, never ever ever do business with a Contractor who is not professionally indemnified for professional services malpractice by an insurance company. This seemingly negligible point is very vital if you hope to ever get redress if and when a Contractor fails to do as promised. A professional indemnity means that the insurer of that professional will pay up if anything untoward happens to Your Project as a result of the dishonesty, incompetence or negligence of the contractor that was indemnified by the Insurer. This is very very crucial, especially if you are hiring a contractor from an online platform like Nairaland.

2. We have also observed instances on this platform where potential clients will just state the dimensions of a particular building project they have in mind or even upload such and then implore certain ''experts'' to come up with possible estimates for constructing the building. This is one of the easiest ways to get burnt on a project, and while it is very possible to get estimates that are within range of implementing the project, it is very very risky in most cases, as most potential contractors will just underestimate to trap you in, then renegotiate once you commit financially to the project. this is a leading cause of most projects that end tragically for clients.

The smart thing to do is to contact professional quantity Surveyors and Estimators, or Construction Firms, who have a database of cost.per square meter of various building types across the country, that is reviewed periodically. They will usually give this out to you for free. once you get this rate, multiple it by the total square meters of your building floor plan, then discount what you get by 40 percent. That will give you the lower range of what it is likely going to cost you to build that house, and the initial value will be the upper limit. If you feel comfortable about the Price Ranges, you should then ask your Quantity Surveyor to prepare a Priced Bill of Quantities for you, and also a material schedule and a labour schedule.

Now,some people think a BOQ is useless on small projects,we disagree. A BOQ contains all the work that is to be carried out, this will guide you on what you can remove or not remove, because it will contain everything, including some that may not be necessary. ONCE YOU IDENTIFY SUCH,you can remove it and get a lower cost, but that wont be possible f you do not have a view of the whole picture, and a BOQ gives you the whole picture of the project. Of more importance is the Material and labour schedule that is based on the BOQ, these documents gives you the EXACT number of artisans you need per work type, or the exact quantity of blocks you for example need to build a wall, all down to the cost per artisan or item. Once you have this information, you can decide to use 3 artisans instead of 5 stated in the schedule, and save cost there, or even find a way to achieve cost savings on materials BECAUSE you now have the COMPLETE picture of what you need to achieve your project, and where you can save cost. Avoid guesstimates.

3. Contract agreements: Please in all and every case, never commit financially on any project no matter how small if you do not have a contract agreement with the contractor. there is nothing complicated here at all, a Quantity Surveyor can prepare that for you in a jiffy, and all the project terms and conditions are specified and laid out in clear terms here. This document is particularly important if you need to resolve troublesome issues with a contractor that is failing to do what he agreed to.

4. Payment: If you live abroad, never pay your contractor directly, appoint a trustee, pay the trustee, tell the trustee to pay the contractor if and only if you instruct them, and after they have verified that the contractor is executing the project according to the contract terms and conditions.

5. Quality of construction: Please always involve a professionally registered Architect when planning your project, he will ensure that detailed Standard Specification documents are produced, specifying the quality of materials to use on the project, the construction method to adopt and the quality of construction acceptable and quality control checks that must be put in place. This may seem too academic to some people, who think small projects dont need these sort of arrangements, but from experience a project is a project, and it is better to err on the side of caution. this architectural specification document is part of your contract agreement, and the contractor is liable if he fails to stick to the specification.

6. Time: It is a Myth that you cannot state precisely when a project will be completed. As long as Funding is in Place, and BUILDING permits and approvals have been received beforehand, and there is no Force Majeur event, it is only the ineptitude of a Contractor that will result in any delay on your project.

7. Best Practices: Please, never ever instruct your contractors to flaunt building approval requirements and laws because you want to maximize space or save space or materials. True professionals will not even agree to do such in the first place, but if you end up with a crook, you may regret it at the end of the day because you may never be able to get building permits, approvals or go-aheads, and your building may end up demolished. Always follow best practices.

There are many other points that we ll cover in subsequent topics, but the moral of our Advice is always involve professionals on your projects, because if push comes to shove, you can make them lose their practicing licences.

Lastly,

While not trying to denigrate any of the Parties, We will like to Point out one or two things.

1. The Customer is always right.

2. Always spell out the details of the project very very clearly.

3. AVOID ROUGH ESTIMATES. It is crucial that a Registered Quantity Surveyor Prepare a BOQ, and Material plus Labour Schedule for the project. Please do not try to bypass this.

4. Have a very clearly detailed Architectural specification document, complete with pictures, specified quality, where to buy etc..

5. For the Client, always do Fixed Cost Contracts, no matter what.

6. For the Client, always make sure your Contractor is Professionally indemnified, so you can always sue for malpractice.

7.Agree upfront on all project terms and conditions, all of which must be in a contract agreement, prepared by a professional quantity surveyor.

8. Embrace cost saving plans at the pre-contract stage, but avoid all corner cutting.

To Contractors: Be very professional. let the Client be aware of all Conditions. Discuss estimates beforehand. Agree on a prepared BOQ. Decide if the BOQ value should be tied to inflation or Fixed. Always give precise Estimates. It is a Science, not an art. It is possible to give precise estimates about time and Cost. If a potential Client feels your Estimate is too high, state your Particular Profit percentage on that estimate, and negotiate that lower. If The Client will not budge. Please move on. It is bad practice to start renegotiating on a project after the Client has commenced it. It is very unprofessional.

These are just some points you can adopt as best practices in building construction in Nigeria....

Properties / Pay Us AFTER We Build For You. by artizanni: 2:11pm On May 19, 2016
Hello.

You are probably wondering if the Topic is True or False.

We can tell you its totally true.

First things First , This particular Service is for Nigerians in Diaspora. But if you live in Nigeria, and you want to make use of the service, that is fine by us.

There are Three Reasons why we came up with the service:

1. SCAMS: Hardworking Nigerians residing overseas were getting scammed out of their hard earned money, by ''Trusted'' Friends and Relatives. People will send thousands of dollars to their relatives to help them Build or Buy Houses in Nigeria, these relatives then embezzle the money, Obviously, This Had to STOP.

2. POOR QUALITY: The quality of projects executed by these relatives pales drastically in comparison to the AMOUNT and VALUE of Money they received. Imagine sending money to someone to Build you a 5 bedroom Mansion in your village , that should not cost more than 15 million;30 million naira later what they deliver to you as the completed project is nothing to write home about.

3. Guarantees: It is only in Nigeria that you will find Contractors who will collect your money, then shortchange you in terms of the Job quality, and there is nothing you can do. Examples abound here on Nairaland where some Contractors have defrauded Nairalanders in major ways, and in spite of all the complaints and all, no remedy was provided. This happens because the Contractor frankly has nothing to Lose. We are about to offer you a service that means WE have a lot to lose if you are not satisfied with the Job quality...

Hello Cribpark,

Beautiful, we are always open to collaboration. Kindly check your page on vc4africa for us to discuss the collaboration in detail, we have left a message for you there.

Also, we will be pitching(Hopefully) at the next Startup Friday Event in Abuja, so you are welcome to meet the team.

Cribpark:
Hello, no problem here
Thanks for checking us out, we really appreciate. You can buy your materials from us wink
We are still focused on being a marketplace for building materials, but interestingly a lot of our recent orders have come from people in the diaspora who are building in Nigeria.
So we are not exactly competitors, we can collaborate. cool

Hello euromillion,

Thanks for your views.

1. Artizanni is not a person, its a Company.

2. Folks behind Artizanni have actually contributed to solving problems in the Property Section via their personal monikers, it is bad practice to propose solutions that are tantamount to personal opinions that may fail in practice behind a corporate identity. the Operative word been ''may''.

3. Any writing you read from Artizanni is guaranteed and backed by our corporate identity, postulating solutions to problems in the property section on which we do not have certain data does not speak well to our competence, apart from the Legal consequences that may arise from such.

4. Again, we do not create Threads on the projects we are doing because we value Client Confidentiality, and also because certain aspects of what we do must be under wraps. An example is Saferoom design and Construction.

5. Trust Fund, or Escrow is set up for the Client by Our Strategic Fund Trustee Partners, we neither set this up, nor do we have any control over it.

6. We will create such threads, but 78% of our potential Clients are not even on nairaland. The Outstanding percentage is split between whatsapp groups, Linkedin, quora, facebook, nairaland and twitter.

7. Its unfortunate you have the impression that we are trying to derail the thread, which is actually far from our purpose. But its all well and good.

8. Thank you for expressing your opinion, apologies for creating the wrong impression.

Have a great weekend.

Cheers!

euromilion:

Sorry if I came across as attacking you,but you have not been of any help here in nairaland especially on property section by answering questions or bringing solutions to difficult projects in crisis in the past, nor have you ever created any thread for your past works, here you are talking about setting up a trust fund, you can however, create your own thread to promote your empire, instead of trying to derail this thread.

Am sorry, but I just felt I should express how I feel.

No hard feelings bro.

Hello Artizanni,
Your comments are welcome, we understand your company is doing something related and you must have found the topic quite applicable and interesting. However, at a point your comments seemed to have been enough to make another thread. cool
We also do something similar like your company, but this thread was meant to engage with people and share experiences. Sometimes it is just cool to engage with people.
Thanks for adding your posts, you have thrown in some light

Was this thread set up for/by you?see how you came in high jack it without thinking of how the followers/creator and etc will feel,to be honest, this attitude reflects very badly to your personality,it shows your lack of conscience,I wonder who will trust their hard earned monies to you o.

Besides that, you have no history/reference here aka cv/past work.

Good luck with your gorilla mkting.

Hello,

1.Most certainly this Thread was not set up by us.

2.Also, while we have obviously been a bit over-interested to comment on the thread, it in no way reflects on the Personality of the Company, or the Company management.

3. The Op did not set this topic up to a restricted audience. The Topic is in the public domain, and since the OP stated the Problems, We stated the Solutions we have created that destroys these problems. Stating solutions to a set of problems that we have formed a Company to solve does not equate to marketing, If we want to market, we know how to advertise officially on nairaland.

4. Conscience: We have not solicited for money from the public, we have not criticized any SOLUTION the OP might have posted, and we most certainly have not asked the public to do business with us. The OP posted Problems, We posted Solutions. It is as simple as that, no thread was Hijacked.

5. It will most certainly be IDIOTIC for the public to Trust any body or Company with their hard earned money. The SMART thing to do is to check out the company, and checkout the SECURED gurantees the Company has put in place to Safeguard their money in a risk free manner, and deliver quality projects in time. We are not asking the public to TRUST us.

6. We do not have any history or reference on NAIRALAND because we are not trying to WIN the Business of Nairalanders. We have representatives in 8 Countries that do that directly for us. Client Confidentiality is CRUCIAL to how we do business, as such we will neither post pictures of Buildings under construction, without EXPRESS Client approval.

7. We are not new in this service, the quality of our strategic partners speak for us, we merely saw a topic, that FALLS into our EXACT business niche, and we thought it important to educate the public on Our Solutions, since the OP has educated them on the Problems.

8. The diaspora Real estate business is a 2.1 Billion Dollar/Year business in Nigeria, 1.8 Billion dollars/year in Botswana, and 1.2 Billion Dollar/year in Kenya, these are our next Target Markets, and so we most certainly are beyond guerrilla marketing..

Slowly But Surely Projects
They started digging for the foundation in Nigeria when you were in winter in Canada, by spring -they were still digging; during autumn and summer the digging continued; and by the next winter they were still doing digging reloaded. You begin to wonder if they are digging for your foundation or they are trying to discover oil. Maybe it has been long since you left Naija, and it may sound cliché, but things still work extremely slowly in Nigeria. Most of our efforts in the building industry are manual. It doesn’t mean it should get as bad as digging for months though.

The Digging that NEVER ENDS.

1. This never happens on our projects for the following reasons (EXCEPT YOU HAVE OMO-ONILE ISSUES)

A. Our Project Management Team will calculate to a T, the actual time it will take to construct your project in a specific location based on the context, and our experience in that area.

B. Guranteed Payment: Once you pay into your Trust Fund, we are certain of getting paid as long as we deliver on time and to specifications, due to the economic fact of the time value of money, it is in our interest to deliver your project in time, following strict quality standards.

‘Calamity ‘ supervision
It is not hard to know a staircase made by “proudly naija artisans”. For some part of the steps you don’t even need to lift your leg high enough to move to the next step, while some steps are so high you wonder if it was still a step and not a fence.
You need a professional to handle your project. You don’t want to sit down jeje in UK and you hear a building has collapsed in Lagos only to realise it is your site. Most times, the older brothers, uncles and aunts who are handling our home construction have acquired building practices that are unsafe overtime, and in a culture where respect for elders is paramount, you need someone with guts who would insist on the right thing.

CALAMITY SUPERVISION: This is very real, we have once been called upon by a UK based client to remedy a building in Ibadan that was DANGEROUSLY poorly built. It was like a time bomb waiting to explode.

Our Team is made up of professionals( Architects, Engineers, QSes, Builders, Master Masons and artisans) who understand the art of paying attention to DETAILS.......

We also have teams across the Country.

Scamming Relatives
Junior was one of your favourite brothers and you never hesitated about giving him the task of handling your home project. He kept sending you pictures of ‘your house’ in Ajah. The pictures always looked so great and were constantly updated. Though you noticed the picture hardly depicted the surrounding houses, but it didn’t matter to you. Eventually you had to be in Nigeria for an unscheduled visit and that was where problem started. First Junior claimed labourers were on strike, later he claimed the state government banned access to the site’s neighbourhood. You went ahead anyway to realise the site was as empty as the pot we keep in the kitchen cabinet. That was how your hard earned money turned into Junior’s allowee.

Scamming Relatives:

With us, there is nothing Like scamming Relatives: There are two levels for verifying what we do for you.

1. Our Fund Trustees: Our Fund Trustees, who are in charge of your money, will make sure that we did what we agreed to do because they are LIABLE if anything happens, or if it is discovered that we have been lying to you. FBN Trustees Ltd, Meristem Trustees, and Diamond Securities Ltd will NEVER ADVICE you to issue payment instruction to them to pay us until their consultants have VERIFIED what we have done. They will take pictures, videos, reports and communicate such directly to you.

2. Online Construction Management Portal: Immediately we commence a project for you, we will open an online construction management portal account for you and provide you with the login details, this gives you access to GEOSTAMPED project Pictures, Vidoes, files, drawings, schedules, daily reports, and plans. you can contribute to the project via these portal, raise issues that are automatically tracked etc.

3. Couriered REPORTS: Every Two weeks, we will send you detailed ( and I mean detailed) progress reports on your project in a format that is understandable.

4.Gurantees: We will not build houses that will collapse for you, or of poor aesthetic quality and finishing. To assure you that we really mean that, we are indeminfied by AXAmansard Insurance Plc. You know that means.

5. Cost: what about cost?, all these things we want to do for you, will it not mean that it will be very expensive for you?..No.
...and here is why.

a. Once you sign up with us, we discuss with you via Slack, whatsapp, fb,twitter, email, skype, google hangout ..to know exactly what you want us to do for you.

b. based on the outcome of (a), we will send you an initial FREE proposal, that will include plans, boqs, cost , schedules and duration of your project.

c. We follow best practices always, so Our BOQs are detailed, and we also include Material and Labour Schedules, so you know EXACTLY what we are talking about.

d. Our fee for all this and construction is just 15% of the total design and construction cost. This includes the fees for the Fund Trustees and our Own Profit.

Cribpark:
Building a house in Nigeria is a social status. We all want a permanent home address and the desire doesn’t end when we travel. Infact, a sizeable portion of the $25billion sent by diasporans to Nigeria last year must have gone into residential housing projects. If you are in the Diaspora and you are building in Nigeria, you must be familiar with these scenarios and you can learn from the solutions proffered.

No 1.

Sending Project Money:

With us, You do not send any project money to us, you only have to send the payment for agreed stages to a Trust Fund. This Trust Fund will be opened for you, and managed for you by FBN Trustees ( a Subsidiary of First Bank). FBN Trustees Ltd is a Strategic Partner to Artizanni Ltd for diaspora Projects Like This.

FBN Trustees will ONLY pay us, when YOU instruct THEM to pay us, AFTER they (FBN Trustees) have verified what we have done.

Apart from FBN trustees, Our Other Trustees Partners are Meristem Diaspora Trustees, and Diamond Securities Ltd.

You have a choice of selecting any one of them.

Hello,
