It does not really has to be my own design, we can work with any functional design. Considering the location you mentioned, the design is applicable anywhere but at some area where the fdn may be raft, then the proposed amount may not suffice. Thanks

The Duplex is prototype of normal duplex but smaller and compact in nature, it is suitable for a small family of 4 or 5. on the ground floor we av 1 Guest room, kitchen sitting rm, small ante room. At the upper floor we have one master bed room and 2 Bed room, with a small lounge and terrace. The qouted cost above could achive the foundation in a good terrain with high soil bearing capacity such as Ikorodu, mowe etc, also except there is a major variation in price of material except. If you have a full plot of land you can have this kind of structure at the back aand reserved the front for a future development and also very suitable for a half plot of 60ft x 60 ft and in this case you may choose to enlaarge the structure a bit for more bigger space in the rooms.

i think it is best for your friend is to get a small structure at the back and some shops at the front if the location is commercial viable.

I have worked somewhere beside co-operative villa and i know badore area generally either swampy or relatively fair dry land, have a very low soil bearing capacity, so i presume that the foundation if properly design should either be a raft foundation or an alternative to raft. Base on this, and from experience the bill of 4M seems fairly ok. But if you will like to be double sure, then i will need your drawings and probably a description of the site relatively to the road with this i will come up with a a bill of qty and cost for your fdn.
