I think that our education is in trouble. What happened to approximate estimation using the volume of the house and a constant to give this guy an idea of the cost this building. I would have done that but I am currently busy. The dimensions in feet can be converted to meters while the height of the building could be three metres plus the height of the kingpost. That gives you the volume of the house. Then multiply that with a constant. Thanks

Unlike tiles and undercoat that totally seals off the surface, graffitex would still allow water vapor to escape since the binder is emulsion based.
what may happen is controlled gradual escape of the ground water.
Like you rightly stated sir, the best option is not to have the water there to cause other damages.
Good point noted. But the OP said during foundation all necessary action to prevent dampeness was employed. So I assumed that the dampness is majorly a result of the portion of the plaster wall that compound floor has covered. So applying a Gravitex is a sure bet as I have several places I have used it and it worked and years counting on. The most recent is Unilag Faculty of Law lecture theatre, the entire wall behind the podium from down to up about 4m high suffered serious dampness and just Gravitex sort it out. You probably know Gravitex with emulsion base but there are several ways of doing things. The rest is biz sense you don't give it out cheap LOL!!!cheers bro

If the soil around the wall on the lower part is very loose your plaster sand can get soaked and the dampness can rise up. Secondly, we often build our Chambers too closed to our build wall, this is wrong and can also cause dampneas since water flows thru the Chambers regularly and part of our building wall is used for the Chambers then you will often see the wall around that chamber dampened.

Solution: Apply 15-20mm tick layer of Gravitex painting above the height of the dampness you have noticed. This is the simplest and fastest solution. Other solution are cumbersome.

Getting a land in that axis my cost close to half of your budget. For a standard 5 bedroom bungalow with Land that 8 M may not be realistic.

I need to know if it is SAFE. Cost to me is not really a factor.
I know in other climes, it is used to build multi-story buildings, but in Nigeria the reserve is the case. I need to know technically if it is permissible to do so, cost aside.

On a side note, it could be cheaper, you never know!
Technically it is possible, cost wise it may be a little high, but aesthetically you may be restricted a little .

Bros no dubious person will come to you person will come to you as an angel. I am talking from an experience. One of our great Professional on this same Nairaland has been tricked to Always ibom just like this on the basis of inspecting a supposed juicy contract, he sponsored his trip by Air by himself only to get there and discovered he was about to be scammed. Just imagine if the guys were kidnappers or ritualist . Moreso a church that is proposing a 500,000 capacity auditorium should at least by now has about 200,000 members. Such a project will be handled by building committee and not the pastor searching online for professionals. Think my brother.

Just recently a member here gave me 4 bedroom duplex to palstered he is an Engr too.
The cost is more than 900k.( labour only)
Profectional knows that size of building determine the cost.
Single room in the said building was plastered by 4 Masons, (very big space/height). I have done 4 bedroom duplex for 1m plus, some 700k plus so all depends on size and location.
Bros, you don big pass this argument. You just have to say your opinion and ignore nonsensical comments. it is left for the requester of advice to sieve and pick best of advice.

assuming he made use of the standard 1:2:4 ratio, i tell you 312bags is not on the high side for a 288sqm building.Making use of 6bags/cum .

Casting of beam, staircase & decking.

To cast decking(150mm thick) without beams & staircase you would need approximately 254bags.

for the floor beams we should be looking at 230 x 450mm beams.
so with beams & staircase inclusive@312bags its okay.

so 312bags if what your engineer is refering too is 1:2:4,then it is standard.

But if he its 1:2:3 he might as also not be wrong.You should find out why he is using 1:2:3 instead of 1:2:4.
Your analysis is great but a bit theoretical, if the floor is adequately reinforced, the volume of reinforcement should also be deducted from the overall volume you get. Also remember that at 6 bags per cubic meter for 1:2;4 is achievable at maximum compaction. Like I said the qty the guy used is a "bit" high no that it is crazily high. Such a Job should be delivered btw 280-300 bag max.

It will be wrong whether head pan or wheel barrow for the reason that he mentioned 1 bag of cement.

The 2 scenerios of wheel barrow or head pan will give;

1bag:2wheel barrow:3wheel barrow is synonymous to ½wheel barrow:2wheel barrow:3wheel barrow.

Or

1bag:2head pan:3pmhead pan is synonymous to 2head pan:2head pan:3head pan

Thats is because the approximation is 1 bag is equal to 2 head pans or half a wheel barrow. 2headpans make a bag or 4 head pans make a wheel barrow
Another concern here is that the guy may not do any shady deal with the cement possibly he doesn't know about mix ratio and he just engage the workers and leave them to do what they like and in the process there might be a serious waste of cement culminating to the alarming qty used.

If I get you right, what you are doing presently is the decking of your two flats of 2 bedroom. If that is the case, then 312 bags if cement in overall is a bit on the high side. The mix ratio he is using in a more reasonable term is 1:4:6 which is poor for decking. The common minimum standard is 1:2:4(1 headpan of cement to 2 of sand and 3 of granite) also from your statement it seems the guy is using hand mixing and lastly why is he casting in bits.

Please I need help and advice here. Here is my situation. I am in diaspora building a block of 2 bedroom flats, 2 down and 2 up
So am currently on the beam and first floor slab of my 4 units of 2 bedroom flats in port Harcourt. At this point the engineer has used 226 bags of cement to do the staid one of the two flats on the ground floor, the other flat will be done today which I think may take another 90 bags of cement, so in total I am looking at around 312 bags of cement. My worry is that is that I think so much bags of cement has gone into the slab and beam. The mix ratio he is using is 1:2:3 according to him. I bag of cement, 2 wheelbarrow of sand and 3 wheelbarrow of granite. Is this acceptable, what your advice. The area of slab is 288m2 and I have currently spent up to 3.6 million naira.
