For those that are building on a budget and came here for a lesson. Please try to roam around the properties section for great historical threads from notable builders like Skimanski, Aventures, KolaShangOne, Darenyx, Spyder880, etc

These guys have selflessly shared their professional system with us so that we can learn.

I have been offered many land that sits near rivers, dry waterbeds, etc that I refused or tried to negotiate to a lower price. I know what it requires to live with water and it's expensive. We've had house collapses on here, we've had sinking houses on here.

The type of foundation is important. Those that are building in Lekki etc and spend millions on foundation are not throwing money away, it's what is required in most cases.

When you're building near water or a storied house then you most definitely need experienced pros that includes a structural engineer, you need soil test, etc.

Great word of wisdom from the elder. Honestly building on budget start from land Aqcuisition. If you try to economize unreasonably on a very poor soil then you may soon loose everything.
I have a project that was put on hold because the cost of foundation is more than the cost of building superstructure.

Initially we have the water tanks on the roof slab but the pressure wasn't good enough so we raise it with steel pipe stands to about 2 meters.

Actually I don’t use to talk or comment in such way, the way the guy comment caused it “it a pure rubbish, why bcs he is not a CLIENT here if you don’t know he is using idea to know how it’s been done.
He has a building problem he is facing here , he as not done with that and he get gouts to yearn anyhow here.

Don’t be surprised they are many like that here acted as CLIENT but outside they paraded themself as contractors rush here to borrow idea and some will evening called you post like client after you might labour your self to give the quotation and idea fiannnnm they will go. The decking was being done when it rained last night, and the washed sand spots appears, my engineer is assuring me it has no implications on the work nor the decking structure but I am a bit sceptical. Is that true?

if the concrete has been set a little before the rain, and moreso if the concrete mix is Rich there may not be any problem. But I will advise you do the integrity test on the concrete after.maturity for the sake of your peace of mind.

I wish this rubbles is located in Ajah axis. It is cost effective for people in Ikeja, Agege, Ogba, Ojodu and Berger axis because of cost of Haulage

The structure is design to have a very large concierge that contains the stairs and elevator in the middle, at the ground floor which is open floor for car parks, Facility manager's office, Gym and waiting area.

Sir, we didnt do Load test here, but we did PIT test and the piles fare very well. I am searching for some pics of the load test we did recently some where once i have them i will post it here. but some where up here i have the pics of the PIT being done;

Dear all,

like i said the foundation work in progress, i will try and update the pix of previous job done.

As usual, the setting out was done and the pile points centers were established.

After, that the real piling job commenced, the method used is called bored pile which involve drilling and concreting simultaneously. The drilling rig suitable is used to drilled to the required diameter and depth. Mean while prior to drilling the pile reinforcement commonly called 'cage' must have been prepared well in advance. As soon as the drilling is abut to be completed concrete preparation commences in earnest. The moment the depth is achieved the whole is flushed i:e removing the soil drilled by close water circulation and drilling chemicals where necessary. Right after that the cage is inserted and concrete is poured with the use of tremming pipes.

Furthermore, After achieving the piling succesfully there are two major test required 1. Pile integrity test and Pile Load test ( Most people avoid this test but it is very critical , in most cases people do PIT and the outcome will determine if the load test is compulsory) in a standard practice (affordable by corporate entities and Government, a trial pile will be constructed and both PIT and LT is carried out. Load test in this case the pile will be loaded until it fails in other to know maximum load it can resist.
