abdulwastecx: Why do you need to have a concrete fascia on a house built with a 6" none load-bearing wall?
The problem with the fascia is not only the reaction load on the walls but the twisting moment generated due to its cantilevered nature. To have a fascia, the house must have beams that must be connected to a well-spaced column. In other world must be a kind of frame.
My advice, don't do the fascia and if the veranda space is not more than 3m go ahead with the constriction but make sure the beam is at the head beam level and it must span across the entire wall. Otherwise, consult an engineer or a builder with know how. Weldone bro, best advice. |

Foundation Details: The site is a bit prone to flood due to lack of drainage network and oyan dam. Also the soil nature is greyish soft clay. This kind of clay behave harphazadly when it is soaked with water when the water table is high and when it dries. We considered several options but we decided to take a well informed decision and we did soil test. The report came out and we found out that the after the top soil it is clay all the way to about 6m before the layer of coarse sand . Also the report informed us that the clay is very soft and it has a high compressibility, there fore 7 meter pile was recommended. The safe bearing capacity is very high and also the clay also has it's own strength. The consequences of high compressibility of the soft clay is that there is possibility of uneven settlement of perennial cracks as a result of anomalous behavior of the clay (expand during raining season and shrinks during dry season).
Now, the birth of Raft-pile foundation is to combine the strength of the clay at about 300mm below the ground level and safe bearing capacity of the pile. This will bring about less number of piles and moreso the piles will act as nominal pile and it is major purpose is to prevent uneven settlement and possibly structural cracks.
The foundation height is 1.7m so as to mitigate against flooding as much as possible.

Some minor changes can be done onsite without modifying a plan at all. But to a novice, everything is a big deal! Changing the room space or door location, changing interior walls, eliminating or changing windows, changing the facade and reconfiguring the kitchen but what do I know - in a jankara market “anything goes.”
There’s never a perfect plan. Things do change on the project site.
It’s pretty simple and not something to make a big deal of. Great write up. It really covers a lot of issues. I think this write up could fly for a doctorate degree thesis " Contract Law". Meanwhile, you mentioned "bid". Bidding is basically for contractors and as far as I know in Nigeria can't say about other countries. Bidding fee is non refundable irrespective of effort you put in. But when you contact an architect for a design that is consultancy services. The standard procedure is to give the architect a letter of Engagement (this is a written evidence), this is enough for the architect to prosecute the client in case he is trying to play smart. In return the architect will also give the client a letter of acceptance and stating his fees. For private individual project all these are long and tiring process what matter most is trust and integrity. |

Omonjoe: Thank you. The bricklayer almost scattered my plans and he's charging 150k for labour to do the dressing for a 4 bedroom bungalow and gate house. I think he was just after the money Sir, it is very possible to plaster the parapet after roofing but the little challenge they may have is the finishing of the topmost edges of the parapet because the tip of the roof will be sitting on the parapet making it difficult to do a proper finishing at that end. Though the cost seems a little high but in honest truth if you really want to love your Parapet it doesn't come cheap. That is why I tell people precast is way way cheaper. If the parapet is not well plaster and all the grooves and angles are not well treated you will regret ever doing it. |

I have witnessed several of such. We had a project recently in Ikate the client is a UK trained and a professional builder and been practicing in Nigeria for years I only provided structural supervision the project fdn is yet to be completed and I can tell you that the project has consumed far.more than 10m. The builder bought all materials by himself and managed judiciously. My point is this , some project may be located in areas that can bring about high fdn cost for so many reasons while some people get them selves in such location ignorantly. My advice is this, always consider your budget before choosing a land to buy not budgeting after buying a land. (Your budgeting from start to finish must include land and location choice) , therefore before buying land do engage professional that has good knowledge of the type of foundation that land of your choice may require. I just did a trip outside my base to do such for a client. It pays off. |
