Many questions to ask, blaming obbinna from one sided story is unjust.
1. How much has she sent to Obi?

2. What level the work supposed to be.

3. Was there a budget for the project or she was just sending a lump sum.

4. In this days of social media, was obinna not sending her pictures update for her to ensure that the ajob was progress in a commiserate measure to the money she was sending.

5. That building doesn't look like a residential building it is more of commercial building. Looking at the slab made of clay pots.

Finally, this outcry looks more like a skit.

Either skit or real here are some lessons to be learnt.

1. Before you embark on any project sit down and count your cost, at least have idea of what you would spend in over all.

2. Engage professional that are registered with professional bodies. Verify that they are all valid members of their various, this can be easily done online.

3. One step at a time, perfect your land documents and verified it. Perfect all your drawings and ask questions until you understand what and what to be done infact you need to be one step ahead of your builder by having full understanding. 3D drawings could guide.

4. Get another professional independently to help you double check what your designers has done to ensure it is safe, economical and practicable. Do spend good time in planning, it is better late than sorry or to be late.

5. Get a comprehensive bill or estimate properly outline in phases, each phase should cover each milestone.

6. At every milestone a proper review and assessment should be done and all parties should be happy before moving to the next phase. By so doing you minimize risk.

7. Be involved, be the chairman and CEO of your project. A project is like running a company

8. For building projects, you need the following team player

9. A seasoned professional who can help you arrange a team and harnessed the professionals, the fellow could be architect, engineer, QS, or Builder, this is your GM (project manager/advisor) This role requires a great deal of experience, expertise and good traceable track record of achievements and integrity.

Builder
QS or Estimator
M and E
Building contractor.

Good morning guys, an incident happened over the weekend which I would love to share with you guys so you can help judge the case because some of my friends are insisting I handled it wrongly.

A couple of my military friends, a navy officer and a soldier came into town last week and proposed to take my girlfriend out so we proceeded to her to pick her up from school. On our way we stopped by a fueling station to get fuel so I gave them a location to go wait for me while I take a bike to pick her up since the queue was a bit much. On our way out of school we came across two guys on the walk way, they exchanged glances and asked each other "what", one of the guys happened to be her coursemate that she already told me about sometime ago.

According to her, the guy used to be an errand boy for a notorious cult guy that used to ask her out during her first year, so the said guy was the one always coming to deliver messages to her. she didn't want to get involved with cultists so she would normally leave the guy hanging around without giving him a response to the messages. After the guy asking her out left the school the guy somehow started nursing a grudge against her.

While we stood at the school gate waiting for a bike the guy showed up again, this time with five guys with him and accosted my babe. He demanded to know why she talked to him rudely, before she could say jack he landed a jaw shattering slap on her cheek that nearly sent her sprawling to the ground. I was embarrassed but had to apply wisdom because the area wasn't my territory coupled with the fact that I was obviously out numbered. I held the guy's hand when he proceeded to slap her again and asked him why he would embarrass me by hitting a lady that was with me. Meanwhile my girlfriend was behind my back hurling insults at the guy saying stuff like he had the gut to hit her because he has started moving with cultists and other stuff I don't recall.

While I was trying to placate the situation, I noticed more guys closing in on us and knew I would be in danger if I didn't leave the place. I somehow managed to get a bike and took her away. My military friends were furious when they heard what happened insisted we go back to the school. I told them to die the matter because even if they are military guys we were still out numbered and we might get seriously injured before their backup comes.

They insisted on going back to the school, we went and as expected didn't meet any of the guys. They made a report to the school security and promised to come back the next day. On our way back they kept making calls and arranging a squad that would pick up the guy the next day while I kept trying to make them see reasons why it was going to be a bad move.

Firstly they can't possibly apprehend all the cultists in the school so arresting the guy will simply make the girl a moving target for the rest of the members and I wasn't willing to take that risk for someone that has just a couple of months to graduate. We might go and display power in the school and go back home while the girl will be all alone in the school without any form of protection, its not like they are going to assign a personal bodyguard to her. What if matters go south and a life or even lives get lost, it would be embarrassing to hear that it was all because of a girl that will move on to the next guy in a matter of weeks if anything happens to me. I was finally able to convince them and make them stand down.

The following day I brokered a peace meeting between my girlfriend and the guy through the cult guy's cousin that was also her friend though I didn't show up at the location. I even asked her to apologize to the guy for insulting him just to massage his ego so the matter could die down. My girlfriend recorded everything while the guy kept threatening her that she wasn't going to graduate for insulting him because she was with a guy. He went on to say that I was the target of the attack because they thought I would react to the assault on her and maybe fight back. They were even laughing at her that she's dating a coward that couldn't defend her in an attack, I just smiled.

My girlfriend was upset that she had to apologize to someone that hit her, but I told her that sometimes we have to choose our fights wisely. You don't go into a fight with someone that doesn't have anything to lose. Some of my friends feel I am a coward but I still feel I handled it the best way. What do you guys think??.....sorry for the epistle or any errors.
Very wise move and this is a good lesson for us all. Meanwhile, believe me sooner r or later that cult guy Will be kneeling at your feet begging for mercy , mark my words.

Am with you on this but resources and funding available dictates a lot of things , don’t see how people doing kobo Kobo or budget projects will be able to achieve or do some of these things , taking Qs , consultants or even a registered civil/ structural engineer . Like someone said maybe limit this things to bungalows , but not multistory buildings . For my ring road project the main contractor recommended the guy I gave mep , for akala got tope from here but the same main contractor and architect met him and said they could work with him before we signed off , learnt from my first commercial project , was dealing with too many sub contractors and there madness . All the works done at all the site comes thru this 3 persons .My main contractor has been God sent for my kind of person . Also took a project supervisor to make things work faster
Sir/ma I am happy for you, for been cool with your God sent contractor. God has helped me to have various client from online and offline that we are so cool and almost like a family. I am sure with time your contractor would be like your brother and that's the beauty of integrity in this our field. But how many people can be this fortunate? That's why it is important for those intending to build to try and follow some of this process stated by pros pending the time you can get a contractor you can easily hand over your project, funds and then go to sleep being rest assured you are in a save hand.

That's why we have consultants, QS and project managership the representing the client in every aspect of project execution..What I normally do is to have submittals for all the equipment to be delivered and as well sample board..

All nominated sub contractors must be under the main contractors as you said for a standard practice... Client have the right to choose sub contractors and also consultants can also recommend for client too.

Hello everyone, Las las @ Akinola88 Vs Rotech77 (or we say 88vs77) has been partially solved so to say and this thread can return to learning status.

Can we kindly share lessons learnt from this event ranging from moral, technicality and finance

Lesson learnt by me

1. Lowest qoute is not always the best atimes. Client should engage cost expert such as QS, project manager for cost analysis to determine the best qoute that will help in smooth project delivery

2. Engineers/contractors should not be greedy by intentionally luring client to give you Job by qouting low, with the intention of coming back to plead for more fund or delivering poor structure.

3. A third eye as Quality control and Assurance can be engaged to avoid stories that touch after some few years of delivery, note that houses are built to last for at least 70 years, even at 70yrs the house can still live longer far beyond with minimal retrofitting.

4. Liking or falling for beautiful pictures is not enough for contractors selection, get references from both online and offline of your choice contractor, physical visit to ongoing and past projects as well is a plus. Choose wisely.

5. Tiling parapet wall of a flat roof is not the best solution, rathe cladding with aluminum flat sheet is the best. Tilers or masons don't know how to walk on roof so obviously they would do damage to the roof, meanwhile the cement and aluminum sheet don't bond, it is a matter of one season leakages is inevitable.

Kindly add yours and @77 and @88 can as well share their personal lesson learnt.

In addition, in a process whereby clients wants to choose his sub contractors for stuff like POP, Electrical, Tiling, Smart home fittings, Aluminum should not be a problem to any contractor at all. But I will advice a synergy from planning stage. That is the client should choose his preferred sub contractors and carried them along from the beginning, review the plans together along with the designers and main contractors, draw out approved specifications for each trade and note all the sub contractors should be supervised by the main contractors at a reasonable fee. The reason behind this is to avoid blame shift, hinderances for effective execution of any aspect of sub contractors work, for example if you bring in a low voltage/smarthome contractor at a later time, executing his work may be difficult or in process he may damage some imbeeded conduits in the process of breaking wall. If such has been introduce from onset he would be invited for his input time to time to facilitate easy and perfect installation.

Main contractors should be the eye of client in this regards because the overall Glory still comes to him when the house is well and tastefully delivered.

All these are excellent points coming from years of Engineering and construction experience.

1. I would say, surely that QS should do the take-off and allow the contractors to put the rate. A mechanism can be put in place to verify that the items are delivered based on the specifications. For example, Concrete grade can be verified by cube tests, block strengths, steel strength,
etc can be very by material testing.

2. I think there is no way to solve this problem of contractor greed. Also, I've observed that people-trained engineers are more aware of the actions of cutting corners and not really building according to building codes. I'm not saying this because I'm an engineer or biased towards the civil/structural engineering profession. Also, I'll advise that when you can't hire a civil/structural engineer to build your structural frames/Carcass for any building over a bungalow you should hire them as a consultant.

3. Quality control is one of the most important parts of construction. For example, the difference between M15 and M25 can be a lack of monitoring and poor quality control. too much water in like half a bucket can weaken concrete by more than 50%. A lack of vibration may render it very weak that which will allow the rebar to corrode etc. I would put that durability is as important as the strength of the concrete. Quality control requires that you have an expert on-site to make sure that materials meet specifications and that construction is done based on guidelines.

Hello house, concrete bulging during construction due to poor proping is common due to poor formwork materials available this days. To be honest as builder my self I have tried study why we get formwork issues but I realized that many client won't be able to afford cost of standard forms that can compete with what big construction company use, meanwhile that isn't an excuse for us not to be meticulous with what we have at our disposal.
Anyways back to solution,

if the bulging is so much beyond acceptable level then
A careful demolition of the affected span, return the reinforcement back to position, then pour fresh concrete but not that there might be need for some admixture that would enhance proper bonding with the old concrete at the peripheral.

Alternatively, after careful demolition, you can construct another slab that is independent of the existing structural members by using dry support.

I am about doing something like this, a living room with double volume head room , in one of our project. The clients want a room above the living room. So we are using dry support to create this slab. I hope to upload the progress here if the client is ready to do it

In Building industry, artisans deliver the final products,The blocks we buy,do we know the Mix ratios?The bricklayers,do we know their mix ratio? Do you think they followed all your instructions?The Plumbers, Electricians,Tillers etc,do you think they all follow the rules? Most don't even know the industrial standard. If we all follow standard,less than 10% of Nigerians can afford building a house.Im talking from experiences I had while working for Europeans at SMC(Constructing their Director and Management apartments)in Ogun state 7yrs ago. Sometimes, Saying "that's how them dey do am" really save costs,telling you this due to experiences I'd on my first flat roofing systems project,I nearly give up during that time,I really blamed myself that I'd have follow them "roof it like them dey roof it(hip roofing)".I thank God today, I've mastered it. A 20yrs old house and still standing has already justified my Director's industrial standard.
Sir, some of us here has been in the field for about 2 decades and series of experiences and cost mgt. But please stop defending 112 block to a bag of cement it is poor job of highest order. The ideal standard is that you mortar must have same strength as your block and it has been establish as 50 blocks to a bag of cement on the average.

That is one side of the story.

The other side of the story is that while POP is cheaper, you will spend extra in cleaning up after the POP guys.

So, the cost of POP is incomplete without post-cleanup costs.

As a rule, POP guys don't believe their job includes returning the client's space to the condition it was before they installed the POP

On the other hand, plasterboard is more expensive to install but it does not litter the space the way POP does.

Infact just sweeping the space post-plasterboard installation is enough to return the space to the way it was pre-installation.

So also figure in the time it takes to complete cleanup of the space post POP installation versus the time it takes to compete cleanup of the space post plasterboard installation.

Then you have a complete picture.
Well said. One way to deal with POP guys is to keep them outside. I advised a client to build a shed for them outside and he was glad he did. It is the period of producing the POP boards that generate most dirt's if you can keep them off then the dirt's is less. The plasterboard also generate little dirt's majorly stains while screeding it . Two challenges with Plaster board is that it is expensive and limited in design there are some designs you can't achieve with plaster board easily. Also the angle profiles always show rust stain until you apply some special paints over and over on those stains. My submission is based on the fact that I have done the two over and over.

Cost for pile foundation will vary just like any other foundation based on number of pipe points, etc

Pls get a proper engineer to do the load calculation of the structure and give you a Structural drawing

Do not freestyle pile foundation or any foundation for that matter

Depth of the pile,
reinforcement requirements
Concrete grade
Drilling method
Drilling chemical etc.
All these are to be determined by the soil test report and structural design.

i agree. it begins with the client. a client that evades the planning stage and even question quality materials because he wants to save cost should expect a building catastrophe.
Yes chief, client determines how a project goes. Moreso most client don't like investing in planning, meanwhile planning is like a 40% of a successful project.
Client wants drawings ready in one week, no reviews , no criticism, no future plan for restructuring, no economy evaluation of the proposed design.

Please always engage your design team for proper evaluation, have full understanding of what you are about to build if possible secretly engage another experience designer to help evaluate. Distance shouldn't be a barrier. Thanks to zoom and other bussiness tools for online meeting.
Also please always engage qualified team. Allow reasonable time for planning.

unfortunately such blocks can still be achieved but cost isn't friendly. The one I renovated was double cavity blocks bro over strong dey worry those blocks

building collapse depends or results from some other factors sir not just steel size. The construction can still continue, there are ways around it.
Beyond building collapse, the building may start failing serviceability. Where by you columns start bulging and cracks and at that time correction would be so expensive. Let's build beyond avoiding collapse only lets build to last an appreciably. Building should be an investment and not liability. Many are building today thinking they are investigating but it may eventually turn to liability when the building start generating issues and it keeps collecting all funds generated for repairs.
To my amazement 2 yrs ago I converted a duplex to a storey building of 3 bedrooms flats believe me the quality of work done about 30yrs ago was top quality and comfortably we did the restructuring and the owner is cashing out big time.

[Good day, I see we are talking about columns only what about the foundation mat. By Rule of thumb 4 nos of 16mm is required for a starter bars but don't be surprised a proper design may show you that some columns can use 12mm sufficiently. What I see here is that there is no prior structural design in this project you are building on what people say and do within that vicinity. My piece of advice pause the project engage a good structural engineer and use the out put of the design for corrections. And ensure you go for TMT Brand of reinforcement at the least.quote author=Akerewe post=114625232]

D total structure is length is 30 by 50 and the there are 16 (sixteen) columns in total. The space in between them are likely to be 10 feet maximum to the next column. As for the numbers of floors, it's just a storey building.
Currently, we did 5feets for the foundation and the total foundation casted is 3feet while the remaining 2feets are visible above the foundation for continuation. The sizes between rebars should be close to 12inch nd I was told to return it to 250mm henceforth. The column itself are all 9" inches wide.

To be honest entering a storey building dey fear me . My grandpa own a 20 rooms storey build with a decking typical ring road ibadan style and it’s still standing for 50 years counting now ! My grandpa was just a company mechanic with leventis then with just the usual standard 6 education . To be honest I don’t think he gave his building to any structural engineer or what not and that house still remains solid till now likewise all other build around that area . They were mostly handled by the baba latis. I have never had fear standing on what seems like the 3rd layer where the decking is where I can peep into palms mall and chill to have a view of cocoa house and liberty stadium but I must say I do be shit scared of stepping into the so called engineers that build modern storey buildings nowadays .

Now judging from these factors . I don’t want to believe the Baba latis know more than the trained certified engineers I just want to believe the difference between then and now are as follows;

1. Good quality of materials (when I hit the walls of my grandpa house and feel the sound I can tell the difference between the new ones and old ones , when I see the iron bars it’s more thicker and stronger than new ones)
2. These people never even did soil test etc yet it’s solid so what could we say ? Too much of education ruining it ? Or what ?
3. Experience is lacking in nowadays ?
4. Before you become a Baba lati then I think you will have served your boss so longtime before you start handling projects of your own but nowadays we rush to handle gigantic projects with less experience

I really don’t know why buildings are falling but we must look at what we did then that’s different now .

To think if you start from the very beginning of ring road ibadan to challenge, Oke ado , all you see are storey buildings all these old people built storey building like it’s nothing and it was all built by Baba latis . In modern times we struggle to even build bungalows and we claim we’ve arrived . And only for the few amongst us that can afford to build a storey building we still couldn’t build it properly only for it to fall. Naija which way now I’m tired !
The old buildings built by the so called baba lati's are standing strong today for following reasons.

1. A very high quality materials
2. No compromise as country wasn't this hard and everybody was ok then
3. Don't be deceived that those baba lati's were absolutely lacking a former training most of them were draughtsman with some training under foreign experts.
4. There are enough land to buy in good location so nobody was jostling to buy swamp and the likes

Concerning soil test: Like I said earlier that most people built on a good soil then. Bit some equally made mistake of building wrongly, i grew up in Ibadan and in 80s during my primary school I know a house by my school that sank completely as in a whole house enter ground completely. So please don't joke with soil test where necessary.

So far xhinna PPR is still better than PVC. Some.ywars back my client insisted on German PPR product so I search and I got a contact of a company called critall at Ebute metta then I went there, to my surprise I saw them emptying their warehouse and loading it into container and I asked them questions and the guy that attend to me said the landing cost only is far higher than Chinese market retail price so they were sending the items back to France. So majorly it is Chinese PPR that is affordable and Turkey is good as well

Happy Easter chief. Suspended ceiling in my own opinion is good for office and commercial space
Good PVC like Amoula product is not cheap compare to POP ceiling and it's flexibility is limited. It is ok in some area that doesn't require any major design.
POP is soft, and very flexible from simple design to complex design, it allows for the trending ceiling lightings and it is relatively cheaper compare to a high quality PVC. My humble submission.

This seems like there's no proper bonding between the adjoining blocks. And moreso if the filling is not properly compacted and there's small settlement of the German floor can also cause this kind of crack. I don't think this is scary. Your builder should just check and put things in order.

Our professional bodies are doing too little to prevent quackery in most fields and Government is not helping matters as well. As a matter of fact I have said it before anybody with bUssiness acumen, strong wil and finniacial backbone can operate as a building contractor but it expedient that the fellow should ready to engage the services of professional in various field as either permanent staff or contract basis. I may not be a doctor t own a hospital I may built an hospital and be just a chairman and engage a medical director and all professional needed. But above all integrity, and professionalism is very important.

Correct I just can't imagine a non qualified doctor doing surgery and giving medical advise to the public without arrest and prosecution from the medical council once a report is made.

How bosun is able to thrive in the construction industry is really baffling. Is it that it is a all Comers affairs with no standards and regulatory body to sanction quacks? angry

Sir structural failure is very deep topic but let me.kemtion few here sir.
The major pointer to structural failure is CRACKS , but note not all cracks are due to failure (some may be due to poor masonry materials, heavy vibration during construction close to you, thermal expansion and contraction, plaster crack etc, all these no cause for alarm). But when a wall crack on both side and it is wide at the top and tiny below it indicates structural failure of the.member the wall is sitting on. When the plaster on your columns or beams is cracking often then the beam is failing deflection or the column is buckling.
When a house is loosing it's balance and is becoming very conspicuous it is foundation failure as well

My advice to terrace Buyers: please engage a trusted engineer to help you monitor what the developer is building from scratch to finishing. Let him check even the designs before committing Kobo, honestly I am talking form unpleasant experience of some xlents that I am doing retrofitting for. If the house is fully built. Ensure your developer give you as built drawings, indemnity letter on the structural integrity.
One of the experience I have recently was on one of my client house a unit out of 4 terraces. The house is failing structurally and we need t provide retrofitting solution , then we discover that the developer don't even have the drawings anymore in their archive,, the structural members could not be located so the client has to pay huge money for ultrasound test, and lastly you need permission of other occupants before you can do any major structural amendment as the buildings a joined together. Avoid all this headache by being more diligent.

Well, the Terrance are 5 in number and the 4 other owners decided to break away that room entirely and either add to living room or turn to an anteroom. But I left the living area is already big enough, plus that will turn it into a 4 bedroom instead of 5 (value decrease?). That's why I decided to leave it like that.
