Hello good people.

If you plan to build a duplex in stages because the funds for the entire project is not yet available, how will you identify the various phases to ensure the integrity of the structure is not comprised?

Maybe a phase can be completed every 6 months - 1 year.

38k with all the materials and workmanship (cement, sand, iron, plank, labour etc ) if so that is a good deal, but make sure they use good materials/ good workmanship


I read it wrong. That is not the total. Below is the breakdown.

Iron materials = 37K
Carpenter = 20K
Cement = 22,500
Bricklayer = 15K

Total = 94,500

Does "Iron Bender" include material and workmanship?
Iron bender (iron, binding wire etc) 25-30k

Your area will determine the cost but this cost I’m about to give will guide you in your negotiation with the Installar.

Capentry work (Plank, nail, workmanship)=12-15k
Iron bender (iron, binding wire etc) 25-30k
Bricklayer (casting, cement, sand, granite, hanging of the gate) 35-40k

*This is for one standard entrance gate.

Interesting. I was given a quote of 38K total in Ibadan.

Please, can you let me know what a rough estimate for material and workmanship is to install a double gate? I've already purchased the gate so I'm expecting an estimate in the next day or so to have it installed. They need to build the pillars and everything else involved in installing the gate.

I just want to make sure the pricing I receive is around what someone should be expecting to pay.

The Cost of clearing the plot is N5,000

Has pricing for this gone up? I was just quoted 10K total to cut down bush on 2 plots in Ibadan. All they will do is chop it and then burn it.

is it less expensive to go with a tiled roof or use concrete slab?

I like the look of flat roofs, but I think it’s less expensive to use a tiled roof.

Is it possible to use a tiled roof on a slighted sloped void? I think this will give the look of a flat roof but will use tiled. Easier to maintain and longer lasting.

no1. The piping system depends on how much client is willing to spend, and design.
whether the conduit system (pipes b4 concrete etc) or surface system, the cost difference on small buildings isn't much - it is however more expensive to lay conduit than surface on very big buildings.

to answer your question; its not cheaper to lay conduit pipes (surface is cheaper to run and maintain too)

no2. The problem of having the rebar go through the blocks is that the columns would like be too small to support the building, What carries the structure are NOT the rebars only but a combination of rebars and concrete cover...... so, please stick with the conventional method

You answered my question as stated, but unfortunately I didn't explain properly and used the wrong terminology. That is my fault.

Not columns. I meant the posts that are in corners of adjoining walls or long spans of walls like shown in the Shoprite example shared by @saydfact.

Reading through your post has been very educational @saydfact. Thank you.

I have 2 questions I hope you will entertain.

1. Is there any cost savings in laying plumbing pipes prior to pouring concrete? Would require precise measurements to ensure pipes for toilets, showers, etc. are in the correct locations.

2. I've been thinking about another approach for columns. It will be difficult to describe so hopefully you'll catch what I'm describing.

Instead of forming the column by placing blocks on 2 sides and then securing planks on the remaining 2 sides, would there be cost savings in placing the blocks in a pattern so that the re-bar goes through the blocks and then pour concrete into the opening?
