Did you also have to pay for any other costs like the sharp sand used for laying and the nylon placed for before laying the blocks?

I am just trying to get a full picture of all the costs involved so I can understand more.

Thanks again.

Running a noggin is important for POP ceiling. 2x4 spacing is ok but 2x2 spacing gives a stronger ceiling as the latter is going to stand the test of time than the former. The fact that you will be saving N10,000 max on a project if a noggin spacing is 2x4 makes me kick against it. And please don't introduce recess/ceiling speaker to POP ceiling with 2x4 spacing so that what happened in 1897 will not repeat itself.

Safety before Budget.

I always have safety in mind hence the reason I come on here and ask for advice.
Your comments are duly noted so I will make sure that 2*2 spacing is used if I go ahead with the POP.

Appreciate your comments

Evening NL members,
Please can you help me with some advice?
I am currently at the finishing stage of my site and at crossroads with a few things.
This is a rented accommodation so I am watching the cashflow with the current Naira crisis.
The site consists of 6 * 2 bedroom flats (3 up and 3 down) and have been told that to save costs I should screed the ceilings for the downstairs sitting and dinning areas for each flat and leave the other areas with the normal plastering.
For upstairs I should do POP ceilings for the sitting and dining areas and do PVC for the other areas.
Even these suggestions have proven to be expensive so far so My questions are:
What are the disadvantages of just painting all round without Screeding?
Can I get away with just using PVC for the whole of the upstairs Flats without doing POP in any areas?
How is POP costed? is it per sqm? how much is the general cost?
This also applies to Screeding. How is it costed and how much do they generally charge?
I am just trying to ascertain if I need any of this for a rented accommodation.

As usual thanks for all your advice/help.

Have a blessed weekend.

Thank you.
So I guess the 2by2 is a better option but the question still remains I alreeady have nuggings done so do I need the extra wood for the POP work?
Also how is POP costed? is it per sqm?
abdulwastecx:

It's stronger to placed the 2 x 2 on top of the tie beam. It's also cheaper.

My strong lady do the purchasing yourself. Monitor your site and your workers and save alot of money. You will marvel at last. January is hard before they will use you to sort January out

Totally agree. I have learnt the hard way after being taken for a mug after foundation. Since then I have bought everything myself and only negotiated for labour. In some areas I have had to pay more but I have done so in the knowledge that I am least using the right materials of my choice. Some of these bad contractors charge you for good materials and end up using inferior quality just to make more money. Some even use less quantity of recommended materials like granite and cement and charge you for everything.

Please be careful and be very vigilant on your project and site.

No, I did not buy them, the interlock guy owns them and brings them to site. He will remove them to his site after leaving this site.

Thank you ova spy dear.
What is the cost to do this onsite. Do they charge per piece or per Sqm?
How do they get the different colours?

You bought 330 pcs of 2x2 wood which is used for nogging. It should be enough to hold the POP. With that quantity, i know your caprenter did a 2x4 spacing which is OK. In fact some people don't even do nogging before POP, they tie it directly to the tie beams.

Thanks Kola

Thats a good point.
I remember I did (well I paid for wood) to do celing noggins.
I definitely remember being charged for this so I am bit confused now.

That means he never did the ceiling noggin when he roofed his house then?

Hello NL,
I am looking at getting the locally made steel doors for External Security doors.
What is the min guage to use for the iron.
A welder has mentioned 2.5mm for the Guage plate (Chacker pan) and 18 guage for the iron for the frame. Is this correct?

do you mean 16 bundles of the of the wide one?

mufutau55:

I forgot how many we used.. I will check my record later.
I just used it in my BQ flats.. so not much qty.

Addendum: We used 16 Bundles (5pcs per bundle) and used 40 Clips.
Yes, I later realized that I should have used Daniella when I saw where Aventures used it.

Very on point here.
We need more of you here on this forum and less of those quacks who parade themselves as contractors only to defraud you of your hard-earned dough,
You all know who you are so need to need to mention names.

olumide4christ:

[b]Take a look at the bolded statement above...That's quite funny... this is just proving what I told you earlier.

That means that the cost he has given you is only to dig excavations for the strip or pad foundation, cast the footing to the foundation walls, lay the blockwalls for the foundation and maybe cast the pillars in the foundation if any, AND THAT'S ALL!!!

1. No filling (laterite and/or hardcore);
2. No concrete in ground floor bed (or german floor as the laymen call it);
3. No damp proof membrane (or nylon);
4. No BRC or fabric mesh reinforcement)

Calculate the costs of the above outstanding items and see if your foundation wouldn't cost double or triple what your contractor has quoted.

The question is - why didn't he add the above items in the quotation?? Perhaps he didn't because he knew that the high price of the actual costs might discourage you, but since he is all out to get work to do at all cost, he would tell you what you want to hear and when issues come up tomorrow, the necessary bridges would be crossed, like they normally say.

Anyway, resolve it with him.

Nice job Oga Spyder.
Love this POP design.
I am planning on doing some POP in some places and have been told that I need to buy some more wood to hold this up.
Is this true? I have been told that I need extra 2by2 wood for POP work.
Please advice.

Wow Oga Spyder well done oo . Fantastic job.
These containers used in making the interlocking. Did you buy them or have them made for this job?
I am planning on doing my interlocking blocks on site and wanted to know how the various designs are made.

Keep up the good job. God Bless

Hello NL members.
I am conidering doing POP in some parts of the ceiling and have just been told that I will need to buy some extra wood (2by2) to hold the POP.

Very good choice.

I also like the Daniella and Cedar.

They do some very nice colours.

Just out of curiosity how many strips did you buy to cover that area?

mufutau55:

This is the color I got... and the bundles.. just for you info.
They have other colors, but I just wish they have decorative colors; but they are all solid colors.

Thanks Haji,

I am also on their site now.

Thanks again for your quick response (as usual)..

mufutau55:

Directly from their site...

Type = Single (Narrow)
Width = 10 cm
Length = 6 m
Area Per Strip = 0.6 m2
Price Per Strip = N850

Type= Double (Wide)
Width = 20 cm
Length = 6 m
Area Per Strip = 1.2 m2
Price Per Strip = N1,700

Note: Buy more than the area you needed, because of un-avoidable wastage.

Usually, they do it per sqm. But honestly I used my regular carpenter and we just bargain on the whole work for certain amount.
But the strip of PVC will tell you how many sqm it will cover.. They have wide and thin one, I used and loved the wide ones...

Hajji M.

Thank you. My carpenter is saying we need about 28 rolls (not sure) what he means.
I need to get the exact size of the area to be covered so I can ascertain exactly how much is needed.
how much do the wide ones cost?
Properties / Re: Current Prices Of Building Materials In Nigeria by befto: 5:16pm On Jan 14, 2016
Thanks Haji,

It is indeed PVC for ceilings I am on about.

What is the labour cost for this work done by the Carpenter? is it done per sqm or you just negotiate your cost?

I will do more research on the product you provided below.

Thanks again

mufutau55:

I hope you are talking about PVC for ceilings? If so, I have used Amoula Paragon PVC, and I think Aventures also like them.
They are at Ikeja and you can find details on their sites... You need only PVC and their H-Clips or U-Clips (sold separately by same people).
And of course you need a carpenter to do the work.

Hello Fellow NLs
Could you please advice on costs for doing PVC and the different kinds of PVC materials currently in use?
Please bear in mind this is for a rented accommodation.
Is there a general cost per sqm as in the case of tiling or do you negotiate based on the area to be covered?
Apart from the PVC material itself, do we need any other materials to complete this work?

Appreciate your responses

Nice write-up but I won't go as far as saying a University degree is over-rated.
Clearly it's not for everyone and we should all find what we are good at but to say it is over-rated is a big DIG at the others who have laboured for it and using it now.
Are doctors over-rated? Are lawyers over-rated? Are Engineers over-rated? No I don't think so.
We should be very careful with our choice of words when trying to provide advice to others.

I have a University degree and masters and I won't swap it for anything now?

I may not be a multi-millionaire but I am proud of what I have acheived in life.

Like I said before, it's not for everyone but whoever decides to do a degree should be encouraged, not discouraged.
Same goes for anyone who chooses to be a hair-dresser, refuse collector, mechanic and other works of life that are needed to keep the human race ticking over.

Just my 2 cents....

Kikero112:

Good morning.

I think that the problem all of you have in common is that you think that education=university degree.

I am here to tell you it does not.

Fact is....we have too many university graduates and too few skilled technicians. And the thing is....for Nigeria to have a prosperous economy, we need lots of techincal school graduates.

One of my favourite countries is Germany. At the age of 14....their school system sorts you out into two groups.One group goes into apprenticeships, the other to their version of senior secondary school and university. And it is because Germany has a lot of technicians, not because of its university graduates, that Germany is a prosperous nation.....and an industrial superpower. Same goes for many industrial powers....like China, UK, USA, and so on.

You Nigerians have got to stop thinking that a university degree is the pinnacle.I won't pretend....I am a graduate, I wanted to be one, and yes...if it was not possible for me to be one, I would be upset and miserable.

But when all is said and done....assuming I became a technician instead of a graduate...and a highly trained one at that...I could get marketable skills that would earn me lots of money. Like one Igbo guy who ten years ago went to Europe to ''go to university'' and ended up in technical school instead. Today...he is back in Nigeria,he is rich and his skills are in demand.Or one Yoruba gent my parents knew who was a technician who could fix anything....and who did not need to go to mechanic if the car broke down because he knew what was wrong and how to fix it.

University education is over-rated.
