What about internal doors? Do we use the same type of doors or just stick to locally made wooden doors?

Price range for external steel doors 3ft is btw 15 to 70k it applies also to wooden doors.
For the 4ft doors it ranges from 40k to 120k.

For windows just have an Aluminium man measure and give u a quote easiest for you. But the rate per square meter is between 5k to 20k.

Do you mean all doors or just external doors?
It's not a case of not wanting to spend the money. It's more to do with whether it makes sense to do all these upfront knowing I am taking a break till Mar/Apr.
The roof will defo be done but I thought windows + burglary needed to be done at same time. If I am going to do the windows the burglary will be done same time as well. As for the doors is it advisable to do all doors now or just the external ones to secure the place?

I will see what Adeekiti can do for me as per the windows.

We have chatted a few times about other things and you have always been helpful.

Thanks for this. These are the kinda responses that I am seeking.
The plastering wont be done till next year.
It's just the installation of the roof/doors, (windows + buglary).

I kinda like the idea of storing certain things on site once secured but I don't think its a chance I'd like to take in our current climate.

If you are going to do the doors and windows with burglary and actually install and plastered them to the walls, then go for it.
But if not... defer them until later. But make sure you also have the burglary to secure all the windows and doors to secure the entrances.
By doing the above, you can actually buy stuffs and store them inside the building. Just my opinion.

Just need some advice on a few things.
I am currently in the process of finishing the first floor of my project which will lead into the roofing stage,
I plan on stopping for christmas in the first week of December and looking to continue in March/April when God blesses us with more funds.
I still have a long way but I am breaking things down into phases/milestones.
For now I plan on doing the roof, windows and doors by xmas.
Is this advicable? One school of thought says go for it and knock these out of the way and another says that I should only do the roof and leave the others till next year when I plan on doing more. The reason being that if I do the windows and doors now then there is some chance of getting them damaged/stolen etc before I continue again.
I just want to seek your opinion on the pro/cons of doing them now as opposed to next year when I plan on doing more.
I am definitely doing the roof so what's in question is whether to do the doors and windows now as well.

i require some information on doors and.windows for a rented property in lagos.
number of external doors is 6 and internal doors are 36.
please can you let me recommend types of doors I should be looking at? please bear in mind that this is for a rented property in Ikorodu not lekki.
Also need advice on what kind of windows to look out.for. i am aware of tower and imported aluminium but what others are out there? are there other grades of the afformentioned ones that i can use or should avoid?

How's it going man. I bought a 3 bed unit in Phase 4 as well, and I would love to have a chat since you are also in the UK. Please send me an email and I can share my thoughts and experiences with you.

I did go to visit the unit as well and even though they are not finished to the same standard as here in the UK (nowhere close), the work has been going on and it is not a scam. Richard is, however, not showing commitment to finishing any of the estates in reasonable time or to the advertised standard. Regardless, @damola1 is right about you needing some patience. Pple in LG phase 1 that bought their units for N12m, completed internal finishing with an extra N5m and ended up selling finished units for about N22m and people are in fact living there now (albeit with service problems).

I bought mine in June 2013 as well and have just started internal finishing... Two years is a ridiculous wait and I would not accept another unit from LG if they gave it to me for N1, but I am just thinking of how best to salvage this investment and patience is the best way for now. I would advise to wait till infrastructure is completed, do your internal finishing, then put it up for sale and you should get a reasonable return. After that, don't fall into their trap again because I certainly won't. Better to get a Buy to Let mortgage in London with peace of mind!

Please can share some names of these water proof cement so I can make sure I am aware of these when doing any soakaway work on my site?
Is this an additive that is mixed with normal cement or is this a type of cement? I have asked around and people don't and my cement suppliers don't seem to know this.
Also how is this used? Is this used with the cement during the casting of the soakaway or is it used as a plaster layer after casting the soakaway?

What sizes do they come in and do you know roughly how much they cost?

1. Both precast or in situ casting are okay. What determines your choice should be which of them is more suitable for your kind of work And which is very economical for you. For instance I use precast Lintels and 'freshly cast' lintels depending on which one helps me achieve my milestone in the project management. One is not stronger than the other. It is the mix ratio and proper casting that determines the strength.
.2. When casting Soakaway, few precautions is that a. Make sure your iron bender arrange the Rebars in such a way that the horizontal and vertical (main and distribution ) bars make a square. That means the spacing for primary bars must be the same with the runners. B. Use very strong concrete mix atleast 1:2:4. C. Use original water proof cement not fake ones You buy under bridge for obalende. D. If you cast it on ground before sinking, use felting around it if you can. E. Pay a professional to help you check the casting or before casting because I can't say all here.
.3. About drainage being at the back you can either fill the entire compound with filling sand to slope every surface runoff to the back or just run some tiny drains along the fence that have gradient to take any water that enters them to the major drainage at the back. If you can use underground drainage, better. Just make sure the diameter or dimensions of the underground drain is big enough to avoid blockage. Or just place inspection chambers at interval for maintenence

Bro, I'm a very down to the earth person and I try as much as possible to give a note of warning when you're heading for danger. The only thing I will fight back for is when I'm been wrongly accused for what I've seriously warned you against.

I like people proving me wrong. Afterall, truth needs no defense. If it's truth in the morning, it'll be the same in the evening.

Why do we always like to resort to cheap blackmails to resolve issues? And what is the issue if I may ask? House didn't get built? Funds got diverted? Or there's structural failure? I already wrote where and what people always do wrong with NextHome and Brabus that always get us here.

It's not a must we do all business. FYI, there's no single person amongst those who have accused me here that I didn't ask to go and reconsider their decisions before signing contracts with them. You know why? Because I don't want he lured me into it. My business is not cheap and the target market aren't either.

By respecting each other's decision and meeting up our obligations as spelt out in contract document, all will be well. The big question is "Do all our clients satisfy the conditions of the contract?"

You have no proof! Find out from the Homeowner Association about the van whether it is faulty or not. It spent over 5 weeks in the same spot while the mechanic are trying to fix it before it was been towed away on their instruction. Till date, the van is still not been used.

This cheap blackmail won't get you far bro. Nothing was reported missing while we were handling the job but when you started handling things, everybody suddenly became an armed robber. And you'll remember my question to you is "Who confirms the delivery?"

Even when we complained to you about daylight robbery in the quantity of granite supplied to you, your response shows you don't care.
I told you we used almost 5 trips of 30 tons (according to your supplier) granite for your DPC and you didn't bulge when we used only 3 loads for the raft foundation based on our builders quote.

Bros, I don't have energy for all this. You can keep sharing your stories with those who need them.

The bottom line is we need to learn how to honour and respect a simple gentleman's agreement. You wanted a builder. We gave you estimates. You said you wanted to do iron rods and cement. We deducted them from our estimate. You asked for a contract. We prepared it based on our agreement to exclude iron rods and cement. You were asked to mobilize us as agreed. You said you cannot do so because you're not a fool. Of course maybe, we are. We did our part to Sandfilling stage. You said the height was not what we agreed as if the heights is something we ought to have negotiated and not based on engineering drawing submitted. We wanted to start Sandfilling. You said you got the sand cheaper elsewhere and so you are not going to pay the agreed sum in the contract. I can go on and on. I choose to play the sheep in the whole transaction cos I know you're smarter than me. At least, when you come on nairaland to rant people will say Brabus don come again o.

When I initially started commenting on your client’s reviews I was like “wow, this guy is something else” so I am not going to make any judgements this time around as I am not privy to your contract/dealings with your clients but I will like to say a few things and ask a few questions.
In the Brag3 Saga, you were accused of collusion with family member (which you have admitted).
In the 3strike Saga you were accused of doing a shabby job (poor staircase).
In this case of Maverick you are being accused of theft and not following specification.
Like I said it’s not for anyone of us to pass judgement because:
a) We are not privy to the contract
b) Even if we did you are a fantastic defence lawyer so you have will have a god comeback for whatever we say.
I will however like to ask some simple questions:
Are these 3 clients all wrong about you?
Can you honestly say that you did a good job for 3 of them?
I am sure they don’t know each other so why have they all complained about you?
Surely the one constant factor here is their dissatisfaction with your services.
So either they are all unfortunate to have gotten the shabby side of you or there is a trend to suggest that your company/outfit lacks professionalism that really needs to be addressed.

This is the Scenario. I am currently buidilng 6 *2 bedroom Flats in Ajah in Lagos and we have just completed the decking and all fine so far.
Supervisor has done a good job and I like him but we are in the proess of negotiating for the other phases and his prices are scaring me.
To start off with we all got him onboard during the decking phase as the other Supervisor had to depart due to a family bereavement so he came onbaord and has done a a very good job so far.
Block work for first floor should start next weeking after 10 days of completion of Decking.
He has quoted a figure for me to finish the job from this phase (First floor Blockwork) to the end of the project (including) finishing.
Please note this is just supervision fee ONLY.
Obviously the whole work will be broken down in phases and he wil be paid at each milestone.
I know you wont be able to give me some idea of the cost to completion since you dont have much to go with but can you help with a general (if that is possible) for cost from First floor blockwork to roofing?
Again this is for 6*2 bedroom flats. 3 down and 3 up.
If you need anymore information that can assist you please let me know.
