@gbadexy

What are your contact details?
I will need some paint from you.
Are you on whatsapp?

gbadexy:

The way I understand it, it's a finish effect that is created with application of a thick coat of emulsion in successive multi coats before subsequent coats dry fully and scraped level before totally drying to create a surface with deep uneven surface.

Hi there,
You can try Systems aluminium. They do Sumo oven baked roofing sheet and they did a good deal for me when I roofed two buildings.
I can get you the details if you like. Tower and First Alumium were my first choices but they were way too expensive for me.

Do you know how sqm 8 pieces will cover?
I need to cover an area of about 300 sqm.

Thank you

mexxy1:

Last time I bought the 8mm type (with aluminium and waterproof covering), it was #2,500/carton of 8pcs excluding grids.

Can't find the receipt for the POP type. If I do I'll tell you. Thanks.

Nice one. looks very good.
I will buzz u sometime tomorrow.

It's full POP all round the house.

You may want to call me or chat me up. I'll let you into how to deal with him. When I give him out to people, I always give them the instruction manual of how to deal with him in order to avoid the story that touches the heart.

But interestingly, I have no other POP guy. If you're looking for his reference jobs. Just check my POP works. He did all!

Haji and Brabus. Thanks alot.
I will definitely explore the option and see what comes out of it.
It's just so confusing having all these options when trying to balance out costs versus returns.
Thanks guys.

Got you now. so its more or less the edges that will have the POP cornice and the middle will be the PVC?

mufutau55:

NO vice-versa... PVC will go on top as ceilings and POP cornice will go round it underneath.

Hajji M.
Properties / Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by befto: 11:39pm On Jan 24, 2016
@brabus,
Please can you share your POP guy's details so we can see what he has to offer?
Do you mean POP all round the house or POP in some places while PVC in others?
I have got some quotes for POP and they have been expensive so far (compared to PVC) so maybe I am looking in the wrong places.
Please share these details.

Thanks again

brabus:
@Befto, there are people who got POP job done for a little more than the cost of having PVC ceiling here from my guy but I'm sure they won't share those info here because it's not bad news.

POP increases the value of your commercial property. No doubt about it.
Properties / Re: Ask All Your Questions On Building Foundations/structural Issues -expert by befto: 11:36pm On Jan 24, 2016
Thanks Guys. I did not know this was possible.
Do you mean the Cornice underneath the PVC or vice versa?

@Dominion, do you have any sample of this mix of PVC and Cornice size?
I'd like to see how it comes out.

Thanks again.

mufutau55:

Agreed with Brabus, Befto.. especially if you get something like Daniella, it will match nicely with medium cornice size underneath.
Tell my god brother, Mr. Dominionng to show you some samples...

Got you now.

Thanks alot.

I have a clear picture now.

Thanks guys/gals.

Dieumerci:

He meant that when you use PVC ceilings, the edges where you have PVC clips would be covered with POP cornice.

If well done, you'll hardly tell that the entire ceiling is not POP.

Thaks Haji.

That seems to be my best option for now.

Then you next option should be PVC. The PVC photo I posted is from Amoula Ventures at Ikeja. Very good PVC.
Look at their Daniella color, you will like it...

Thank you.
I presume you mean POP cornice downstairs and PVC ceiling upstairs?

brabus:

POP cornice and PVC ceiling won't be a bad idea if you're looking for cheaper alternative to POP.

Suspended ceiling is next after POP in terms of cost and I'll rather suggest it in personal projects than commercial because it allows the tenants to have unrestricted access to the roof.
Properties / Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by befto: 3:53pm On Jan 24, 2016
Thanks Oga Haji,
Me self love the look of POP but the cost dey scare me and man don blow budget small.
Moreover I am looking at the benefits of this in a Rental accomodation that is not in the top earning areas of Lagos so need to consider cheaper (but decent options) for now.
POP will come in the next project by Grace of God.

mufutau55:

If you can afford it. POP is the best way to go.. it pays on the long run... many advantages too.

Yes. You can install ceiling fan on the PVC ceilings because the fan will be installed on the ceiling wood noggings.

This looks very good.
What is the average cost to install the suspended ceiling for a 2 bedroom Apartment?
What materials were used here?

brabus:

Says who? You can install POP spotlights and ceiling fan hook is anchored to the roof beam and not the ceiling itself.

Here's something we did in 2011 for a Nairalander.
Properties / Re: Ask All Your Questions On Building Foundations/structural Issues -expert by befto: 3:48pm On Jan 24, 2016
Thanks Brabus. So are you saying that Ceiling fans can be installed when suspended ceilings are being used?
What is the better option between PVC and suspended ceiling for Rental accomodation being in mind the ROI?

mexxy1:

I forgot about spot lights when I was typing. I was only trying to help someone who needed information and, not giving him a final answer.
Thanks.

Thanks. Actually, our jobs are with corporate clients.
We haven't done any installation of PVC ceilings but, I believe you can install fans if using PVC since the weight of the fan will be on the wood in the ceiling.

Looks very nice.
Is there a residential property or office?

adeekiti:
u are welcome sir. The colors were mixed here
Properties / Re: Ask All Your Questions On Building Foundations/structural Issues -expert by befto: 10:55pm On Jan 23, 2016
Awesome.
You raised a very good point about ceiling fan as I am sure it will be installed in the flats so looks like this may not be an appropriate solution.
Can ceiling fans be installed on PVC ceilings? I am thinking No but I need to clarify from you experts before I make any blunders.

Again, Thanks for helping out.

You work looks very neat. I have not seen that many suspending ceilings used in houses so I am guessing this is not very common is residential dwellings?

mexxy1:

I believe both are okay. It all depends on what you like and your purse. These Gypsium ceilings are mostly used in offices, banks, etc.

Please note that you cannot install ceiling fans on them as they are lightweight and suspended by aluminium strings in the ceiling. Light fixtures can also not be installed in them but, florescent lights that will also occupy same space.

The Gypsium ceiling with Aluminium foil and waterproof coating is usually 595mmX595mmX8mm whereas the one that is only POP is 595mmX595mmX20mm. The POP type is more expensive per square meter.

Purchase and Installation costs per square meter vary.

Here in PH, Gypsium ceilings is about #1,300 per square meter while the POP type is about #2,300 per square meter if I remember correctly.

The pictures I'll attach were done by my workers in December, 2015. That's the POP type. Can't lay my hands on the Gypsium ones we did right now.

Hope these helped?

U can try something like this, pvc too
Properties / Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by befto: 10:10pm On Jan 23, 2016
Awesome. Thanks alot. You have been very helpful.
Few more questions. What good brands are out there for this suspended ceiling? can I pick them up at orile or are there any reputable sellers?
Also will this stand the test of time against PVC. POP seems way too expensive for this project/site.

Thanks again

Arnoldfish:
The one in the Pic u posted is quite durable and sparkling white. if affected by smoke in the kitchen, it can be cleaned with water and mild detergent... and when a board damages, u can easily remove it and place a new one back, no technicalities required.
Properties / Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by befto: 8:47pm On Jan 23, 2016
Thanks alot.
I have been looking into POP/PVC until suspended ceiling came into the picture.
Someone sent me to photo below for a kitchen that was done recently so wanted to explore this idea.
In terms of suspended ceiling what materials are used and how much are the costs for installation?
I also heard some PVC break/shrink after a while so which are the best ones to go for?
Again, thanks for your response.

Arnoldfish:
It all depends on the desired outcome you want to create.
they all are good. Just that PVC will stand if u have a roof leakage, some suspended ceiling will stand for a long time too while the fibre type will fail at first soak. but once the leakage penetrates tru POP even repainting can stop it till the leakage is stopped. longer leakages on POP makes it fail. in terms of looks POP is the finnest and most expensive tho depending on the design. PVC looks less ornate but cheap and durable. suspended ceiling is ideal and mostly used in office spaces. for a home POP/PVC is mostly used.

Thanks alot for this info.
How much do they cost and how much for installation?
Which brands are the best to use considering this is a rental accommodation? Which is better to use, this or PVC for a rental accommodation?

Thanks again

mexxy1:

The grids/ rails are made of Aluminium while the ceiling boards are made of POP. While most are made of only POP, others come in POP with an aluminium foil coverin the part facing the roof and a clear waterproof material covering the side facing the floor. They are also called gypsium ceilings.
Properties / Re: Ask All Your Questions On Building Foundations/structural Issues -expert by befto: 6:25pm On Jan 23, 2016
