Properties / Re: 2016: Reasons Why Investing In Commercial Property Might Be A Bad Idea by befto: 11:20am On Jan 04, 2016
Good write up...

brabus:
Investing in commercial properties require a lot of ground work. You need to pay your due diligence evaluating the market and the property. If you want to go ahead with investing in commercial properties, you need to keep an eye on local market and property conditions. You have to do a lot of calculations, as a number of factors affect the value of a commercial property. Lastly, while you do all that, you should have a solid exit strategy in your plan. It’s all these things that make residential real estate so much more attractive for investors, especially those who are just starting out.

Feel free to share your view.

Nice one.
Very educative. Will try this approach now on my current project.

lastpage:

My Chairman Sir,

Sorry for addressing your question late, l jumped that page...my apologies.

Let me take it one by one:

Support: Since it is going to be made with strong concrete through out, the tensile strength of the concrete itself will serve as the main support but vertical "concrete" supports (which also serve as demarcation points for the under-cupboards/drawers) will be placed at intervals of say 2 to 3ft apart. The concrete itself should be about 3 - 4 inches thick all across (vertical and horizontal slabs).
With the proper spacing mentioned above and the thickness, it would carry a human weight, talk-less of kitchen appliances.

Marble Top
: Normal marble base preparation the way it is done in building is adequate

Tiles: I will rather Top it with Tiles than use Marble. There are Tiles that have the Marble-look and these are the types l will use for the surface/top
The sides will also be Tiled and l will normally use matching-colour tile Cement to seal them together wherever the surfaces meet, for aesthetic purposes.

Holes: You might not need to make Holes really.... except if you have say an appliance that needs its cable or some Pipes to pass directly through the concrete. This can easily be achieved by putting a small cut of pipe into the concrete during casting, as done when a decking is being casted.

Hope these sheds more light?

Cheers

Wow, na wah o.
Thats tough to stomach.
To be honest. I wont trust my dad with my money o. My mum yes but not my dad but I guess this can happen to anyone of us.
Glad his sister turned out to be an angel.
God bless her
Empiree:
mufutau55, remember i was telling you about my friend whose father scammed him of his building?

My friend gave his sister #3m to buy him a simple bungalow. This was just this September. But the owner of the house changed her mind the last minutes to closing the deal, that she wanted to sell bcus she was broke. Now she's isnt selling anymore.

But his sister, instead of telling my friend about it, she actually did something diff and creative. She called him today to inform him that the money he sent was used to build a house. In fact, i saw the picx. The house was built in just 2 months. Very neat and beautiful on a plot of land. It's like a dream come through for my friend. She said had she told him that the deal was cancelled, he might diverted the money to his dad to continue the abandoned project. He wants to go home so bad to meet his family but could not bcus papa was wasting his time and resources. The house is completed with roof on it. And it's even modern design for only 3m.

But his dad used 7m to build up lintel level. No windows and doors....nothing. Just decking. He's been building the house since 2010 but officially started in 2013. See the diff?. Obviously, my conclusion is papa doesnt want any good for him. Period. I was told he has track record of bad dealings with family.

Na wah o.

See wetin we dey go through for here.

Una don turn naija to dumping ground. na wah oooo.

mavverick:

Yes bro. The ones they have thrown away in foreign lands. Lol

The reason is that in foreign countries you cannot call a sink stainless steel unless it's actually stainless steel, same doesn't hold in nija where our importers sometimes tell the manufacturers to mix it with other impurities. The result is rust after some time. This is why the used one which is 100% stainless steel is better. Also there is a spray one can buy which reinstates stainless steel to sparkling shine again. So that used stainless steel would soon become new in nija lol.

@Maverick. Very good point. I completely overlooked that

mavverick:

Madam Gabbytabby

Thanks again for the info, always good when you take advice from someone who has been there and done it. Unlike our own resident Quack Engineer Brabus (hhhm hmmn clears voice), who rarely completes what he starts peacefully.

You are right about the sink, another important thing that i forgot to mention is that some sinks are left sided and some are right sided, so the sinks needs to be in place so that they can leave the space for the spacing of the bit that dips within a sink i.e where you wash plates.

Do these tiles stand the test of time. Just speaking my friend and he mentioned using a marble surface. what do you think?

We need more and more of you here oooo.

gabbytabby:

what we do. Carpenter will do the wood using 1by12by12 plank for the surface and bamboo for the base, we set the base of the plank to about 34 inches from the un-tiled floor and about 31 inches if the floor is already tiled. The edge of the plank is set to be filled 3 inches high.

Iron bender then lay 12mm rod. This is followed by the bricklayer who fills with concrete 3 inches thick we use similar mix as for decking

Generally we are flexible ss to when the tiler or cupboard wood is fixed but I tend to prefer the carpenter to do the cupboard then followed by the tiler as it gives a neater finish.

Oga Maverick.
how much were these tiles?

mavverick:

I went to Orile last week, and I found these tiles during my research.
The surface is very coarse, and Its very hard to see how one can slip on the surface, I can definitely say that one needs to be careful as to what kind of tiles to use in a wet/shower room.

Properties / Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by befto: 9:46am On Dec 10, 2015
Thanks Madam gabbytabby,
look forward to seeing the pictures. Will definitely be going with this approach as it is for commercial purposes so I need something very strong and indestructible.

Also wil like to see some pictures of your tile works if you don't mind and if you can recommend some good tilers.

You seem to have a good group of people working for you so maybe I can use them if you don't mind.

Thanks again

Thank you.

Another quick question (excuse my ignorance). Is it now customary to tile the whole kitchen/bathroom?

In my young days and in some other parts of the world they tile 3/4 lenght (except in the shower) which is fully tiled to ceiling but I notice here that whole kitchens/bathrooms are tiled from ground to top.
