I must first say thanks to all of you guys who in one way or the other guided into finishing what i call my first home in my country The Gambia. Now i have bought a second land in one of the most beautiful residential areas in my country but the type of houses i see in the property section of NL and those in the Nollywood movies are the exact standards i want.

First i want to know if anyone of the best builders out there in NL can relocate to Gambia to handle my project till completion?

Secondly, how much would it cost me to build a 5 or 6 bedroom duplex? Give me the amount in Dollars because i don't know the Naira.

Thirdly, in terms of accommodation, how long would you stay in Gambia to complete such a project?

If anyone, is qualified and interested, then, kindly send me the works you handled before let me see and 5 and 6 bedroom duplex plans too.

Send me quotes of the materials that would be needed to handle such a project...

https://www.nairaland.com/1397773/construction-6-bedroom-duplex-owerri This house really caught my eyes but kindly send me yours.

I was here few days ago or a week to be precise to ask for help on the number of quantity of materials i will need from my 3 bedroom house but i must say your help was really helpful and i appreciate it so much. The building of my house has started since then i from the look of things the house will be at roof level in a week or two weeks time because i bought every material the builder needs. Now i am trying to ready money to send for woods so that the roofing will not waste time but i want to know the following,

How long do i have to wait when the house is built to roof level before they start roofing it?

What is the number of woods needed to finish roofing the house?

What type of woods?

Any other material needed for roofing, i will need your help?

I realize all the materials my builder asked for are over estimated and we will have so much remaining when the house is done...

Your urgent respond is expected

Good morning bro,

You quote is quite very much favorable. You saying 8 bags would be enough to concrete all the foundation work for such a house? My builder asking for 40 bags for this alone for the house on the plan. He say 70 for the German floor and another 70 for building the house to roof level...

Do you think my builder is over estimating quantities

eghosajohnny:

My building is asking for 40 bags for foundation concrete, 70 for German floor and a further 70 for building the blocks to roof level in total he requesting for 180 bags of 50kg cement.

What do you guys think of this?

Thanks

omooba969:
I would suggest that you move master bedroom to the fore front as livingroom & move the kitchen to where you have master bedroom.

This way, you can have the other two bedrooms at the rear with bathroom&toilet in between the two rooms. This will allow for the three rooms to be cross-ventilated. IMO

This will also allow for privacy especially when you are busy with important issues in your bedroom grin , no one is likely to hear the ringtones coming your room.wink Even the intending occupants of the other two rooms will equally have safe flights to cloud9 knowing that their respective ringtones & beds knocking against the wall will be kept within the four walls of their rooms. cheesy

I notice you made no provision for guest toilet.

I like privacy. grin

Sorry for the seeming lack of help.. Most Engineers on here are busy because of the season (Christmas season).

I can only give you a rough estimate based on just experience. Do cements in Gambia come in 50kg bags? What kind of blocks do you use there? Hollow or solid blocks? Whats the depth of your foundation? German floor?

Similar to what Abouzaid said, budget 3800 blocks. Now, tell your builder to set 60blocks per bag. That's about 64 bags for block setting. Add 40 bags for concrete blinding and lintels. Etc etc

What to you mean by concrete blinding? Is that German floor?

Can 40 bags be enough for German floor and lintel?

Ok send me the floor plan and let me see. The kitchen have a window and entry and exit door and the third door is the oe to the store.

abouzaid:
i can't see any interior measurements and the exterior ones are not very legible to me since I'm using a small screen device. the kitchen has three doors making only one line of the kitchen usable. you won't have much counter top space,i know that the masters bedroom is en suite but that's not my point. I'm saying that the bedrooms should have windows on atleast two opposite or adjacent walls to properly cross ventilate the rooms thereby reducing heat inside. the house wasted a lot of space on internal passages making it too big for a three bedroom bungalow. i can provide you another floor plan from this website for you to understand what makes a modern efficient but affordable home.

Yes i know 65 bags will not be enough but i want to know how many bags do i need in total to do the foundation, floor concrete and building to the roof? Yes you are right she should not be shy to show her suspicion and i told her this myself.

abouzaid:
I'm sorry to tell you this but 65 bags might not be enough to take that house to roofing level, the house is atleast over 2000 sqf but the good news is that it has few walls, i will advice you to search for a thread on the construction of a three bedroom bungalow in nassarawa by daviejay. his house is somehow bigger than your own and has more walls. use his material use to guide your own use of materials. i would not like to feed your suspicions. please ask your sister to get a marker and sign her signature on all the cement bags, then the labourers must keep all the used cement bags for her, that should eliminate or atleast reduce theft. she should not be shy to show her suspicion.

Sorry the kitchen have only two doors which are the entry one from the corridor and the exit one to the back veranda. The master bedroom is en suite look closely. Both the kitchen and dinning measurement 3 by 3.5 meters each, is that not big enough? May be you are not seeing the measurements clearly from the plan... I still need your advice because that is why i sent this post...

Come back if you can soon.

Thanks

abouzaid:
the house would consume almost four thousand blocks to complete. i can get you a more precise estimate later but i would still advice you to budget for four thousand blocks. the only way to control costs is to monitor the work to avoid been ripped off. estimates are never 100% correct. i don't like your floor plan, it has cross ventilation issues and the kitchen and dining seems too small for the size of the house. the kitchen have too many doors and you need to compensate for it with more wall space. the house seems too big for a mere three bedroom non en suite bungalow.

Thanks so much for your advice...

Am living abroad so my mom and lil sister running the project but the builder is always over estimating materials and i fear my cement will all be stolen since my mom and sister don't know much about building work.

In you own estimate how many bags do you thing can do the foundation concrete work, floor and raising blocks to the roof level. As i speak excavation is done and tomorrow foundation will start and 65 bags of cement in stock.

Give me your thoughts. Am so happy you sent the long post...

May god bless you...

Hello bro,

I hope you remember me again. I am the Gambian guy living abroad. Late time you asked for my plan but then it was not ready. Its done now and i want to send it to you for your review and advice.

From your look now, how many blocks do you think i need?

adebaxton:
Let's do little Maths.
12m= 39.37 ft
39.37 x 4 sides= 157.48 ft
2 blocks = 3 ft
157.48 / 3ft= 52.49 x 2 blocks= 104.98 appr. 105 blocks per course + 15 breakage allowance= 120 blocks per course.
Substructure=3 course
Super structure A( window level)= 4 course
B= 5 course to lintel
After lintel = 2 course
3+4+5+2= 14 course x 120 blocks= 1, 680 blocks

Make provision for 2,000 blocks.

Your calculations say like 1, 680 blocks for the outer walls, so do you think we could use more than that for the inner walls to roof level?

Can you give me a quote for the house please for all stages?

We are not using 6' blocks but 5 ' ones. Can you give me that ratio for a bag of cement?
Secondly can you give me a clear info on how many bags to go about it from foundation to roof level?

adebaxton:
@bigjallow, kinda remember I posted some comments concerning your proposed project some months ago.

The 3bedroom bungalow is okay having a 4inches(100mm) German floor(slab) due to the blocks being 5 inches which is different from what's obtainable here in Nigeria.

The ratio of moulding 6 inch block is 1 bag of 50 kg cement= 36-40 blocks.

Properties / Urgent Help Needed On Building A 3 Bedroom Bungalow!!! by bigjallow: 5:34pm On Oct 10, 2015
Good NL,

I'm living abroad but my mom and lil sister are the ones running my building project. The builder just informed them that building a 3 bedroom bungalow with 1 master bedroom with toilet 4.5 by 5 meters and one shared toilet for the other 2 bedrooms, and well sitting room 5 by 5.5 meters with a kitchen and dinning. The size of the building is suppose to be 12 by 12 meters.

The builder said we would need 130 bags to mould 4500 blocks, 40 bags for the foundation concrete, 70 bags for setting up those blocks and a further 70 for German floor. Is it possible to use 310 bags for such a house without the plastering even coming yet. I call the builder my self and asked how comes that large number of cement and he said 8 inches German floor and i told him i see in NL many doing 4 inches German floor so 8 inches is too much.

Advice me if i should change him and get another one. I have the feeling that most of the cement will not go into the house and will be stolen since is only my mom and sister around.

Give me your advice on how many bags should be used on each of the above mention stages. We using 5' blocks for the house and i was thinking 40 per bag will suffice but the man insist on 32 or 33 per bag and this is what i read many doing for the 6' and 9' blocks.

I need you good advice please with your email and phone numbers.

Properties / Building A 2 Bedroom And Sitting Room With Dinning Only by bigjallow: 9:14pm On Aug 21, 2015
I need help in knowing how many blocks and bags of cement will be enough to complete a 2 bedroom and a sitting room... The room will be a line house where when you enter the sitting room you will be facing both bedrooms one in the left and one in the right.

I want to make the bedrooms each 4 meters length * 4.5 meters width therefore the length of the sitting room will be equal to the length of the two bedrooms which is 8 meters but the sitting room will be cut by 3 meters to accommodate the dinning room which will leave the sitting at 4.5 meters width and length of 5 meters. The house will have a 2 meter veranda. No toilets and kitchen in the house but all will be at the back of the house so don't include that in your advice

I want to know if this measurements are good for a line house. I want your advice too.

I will do german floor and culumn of between 6 to 8. I want the number of blocks needed for such house and bags of cement to do the building from start to finish with german floor, lintel and platering in and out.

Thanks

Properties / Re: I Want To Know The Measurement Of A Standard Master Bedroom Size In Meters Pls.. by bigjallow: 3:03am On Jul 07, 2015
biggijallow@gmail.com

do you have any house plan for any such type of a house?...

Sorry the building will measure 12 meters by 16 meters

Thank you very much sir, your info really help me. In my country the Gambia we usually build houses with 5' and 6' blocks. Mostly the 5 inch is used for fencing but most also use it on building houses. The 6' block is mostly use when building storey buildings but all this blocks are solid and we have a good quality sand so we use both blocks in building any type of houses. Now people have started using 6' blocks even when building 3 or 4 bedroom houses as foundation then complete the top with 5' blocks. My land is 15 meters by 30 meters. from your measurements i can even build 4 bedrooms but i choose 3 bedrooms, 1 sitting room, 2 bathrooms both toilet and bathroom in one room, kitchen, dinning and store. I choose 3 bedrooms so that i can have enough space. I only need one more thing from you. From your measurements how many blocks do you think will be enough to complete a 3 bedroom house with a sitting room, store, dinning and 2 bathrooms? We are currently molding 100 bags of cement. Ok i remember one thing too, how many blocks do you think i can have from a bag of cement for the 5' mould? Some saying 35 and some 40 and i even read 50. I want to build my house in no hurry so that i can have it solid. I have no knowledge at all in building so your advice is helping me so much

Thank you ones more

adebaxton:
You can maintain a 5.5m by 6.0m for the sitting room, Master bedroom sizes varies depending on your preference 4.6m by 4.6m should be spaciously okay, maintain corridor at width 1.5m.
W/C and Bath space is okay at 1.8m by 2.4m.

Calculation of blocks can be very easy with this logic : 6 inch hollow block is 18 inches at length and 2 (18inch X 2= 32inch i.e 3ft) hollow blocks makes 3feet when bonded.

If the length of the proposed building is 80 ft , 80ft divided by 3ft = 26.667 X 2 blocks = 53.3334 approx 54 Blocks ( for a side)
Mathematically you can accurately calculate the number of blocks needed for load bearing and non loading bearing walls.

Calculation/Estimation of materials are accurately done with the availability of a building plan for the proposed project.
