We sourced directly from dealers, from the roofing to cements, we even got cements directly from the depot.

Finishing almost always cost more than the skeletal work. So, I will say you need an equal or a little more for the finishing. Automation there is quite expensive though, dont see any level of automation that will run into such amount yet.

And we’ve also ran wiring and co, so iono why we are spending 7M+ now for the automation but the engineer gave us a list of how the 7M+ was gotten and e gave us the option to get the things on the list ourselves if we feel it’s the costly

From what you stated here.... You want luxury Finnish for your house... And this tends to be very expensive due to the high cost of materials out there in the market right now.

Question: How many bedroom duplex is the building... Did your engineer gave you a detailed quote for all this or you just assumed the cost.

35 million is too much for Finnising of your building.

Yes, i got a detailed quote but it got me wondering and thinking for over 1 week till date.

This is not inclusive of the interior after this finishing which involves Chairs, wardrobes, Bed , Tvs, AC and coooooo

So i’ve been trying to raise a duplex for a while now and to God be the glory, we’ve done it to the roofing part and we’ve fixed the door and windows.
We’ve spent close to 30M just to get to this level and i thought the amount we shoud spending for finishing (POP, tiles, Gate, compound interlock, kitchen fixing, smart house, painting, bathroom and bathroom equipment) shouldn’t be up to 5M.

But i got the shocker of my life when i got a Bill of 35M for the finishing!

Pleasee, are things that costly? Is finishing really that expensive?

I will be glad if i can get contributions before i run mad or abandon this project or sell it as distress

Budget:
Finishing (Tiles laying, Pop work, painting): 15M
Internal doors : 2.5M
Electrical work and automation: 7.5M
Plumbing (2nd stage): 2.2M
Fence work, Gate, staircase,floor stamping, balcony aluminium: 5.8M
Kitchen cabinet and appliances: 3.1M

I laffed when I saw this post again. Funny thing is, I am currently building the same 5bedroom duplex and what I posted years ago are soo vivid.

Presently mine could cost up to 15m -18m to finish and the reason is that the cost of building materials skyrocketed after that time.

Cement jumped from 1500 to 2500
Rods added over 1000 across all sizes
Granite jumped....


Estimated cost of foundation to roof level 8m.
Foundation 2.5m
Decking 2.5m
Blockwork 2.5m
Miscellaneous 0.5m

Estimated for moderate finishing any 8m.

Mind U, a very close friend is the engr...most times he makes me do supervision by myself, and he isn't collecting any professional fees.

That road is a state toad. What's the business of FG in its construction self?

Other major, important roads belonging to FG are death traps yet greedy polithiefians and govt officials must eat from both FG, States and even LG roads... Greedy mofos

If not that RCCG released this info, we wouldn’t have known that someone already got paid for this road.

That’s to show you we have many roads that have been awarded by the FG but the contractors won’t do anything because “it is normal to collect money and not deliver”

Read the previous thread again, RCCG is not in government and they could not have known anybody got paid! They saw a road and they did it!

This is A VERY STUPID RESPONSE! And a weak one
1) RCCG merely told us that the road they constructed, the government already paid some people for it and that the government should do the needful by refunding the money back to the government.

2)The construction company came and said they truly received the money from the government and an official from senate agreed to it that “Minsiter Fashola” knew about the road and that they were constantly updating Fashola on the state of the Road and even when the contractor fell ill, Minister Fashola promised another contractor.


What’s happening in “2” is the question RCCG is asking in “1” since RCCG already constructed the road.

The response we should be getting from FASHOLA now is if TRULY the government paid for a ROAD that has been constructed by RCCG or not and these should stop handling everything like a political/tenure game! We understand “FEDERAL GOVERNMENT” and not “JONATHAN GOVERNMENT” “BUHARI GOVERNMENT”
