I think some of this land should be assesed before anybody would come to conclusion wether it is expensive or not

Once you buy a property witha c of o what you need to do is to the governors consent. what this means is that the c of o can now be transfered into your name. without the governors consent the transfer of title can not be done. If you want my service you can call me on 23417348083.

Looking for for a house in a comfortable environment? look towards Ikorodu. Ikorodu is a developing area with affordable houses. Its about about a maximum of 1hr to Lagos central and 1 and a half hour to lagos island/victoria island. Prices of houses are as follows:

Igbogbo in ikorodu town is a developed area. Without the factor of traffic congestion in lagos, it will take you less than 20 munites to get to Igbogbo. Adding the time you will spend in the traffic, it should not be more than an hour

There are no government housings for sale now in ikorodu. What the government has now are lands. In alternative there are some estates that the goverment has sold in the past that beneficiaries are re-selling. It looks like a lot of memebers have not been reading my post on issues like this. It is quite wrong for people to come on to this forum to be assuming prices for construction. This is b/cos there is peculiarity when it comes to construction. an example is for the same kind of drawing in different location, the prices may be different just because of the difference in the thopography of the land. It might just be as a result of the slope. The process for anybody wanting to develop a building is to get an archiect for a design call about two to three builders to submit quotation for the construction based on the design. please ensure that your architect visit the land as the condition of the land sometimes determines the design. since it is a bungalow you dont need a structural drawing. I am a property vendor and a builder. Concerning the issue of buying land and building when it comes to lagos, i am very conversant with. From opinions that i have read, many people are oblivious of the new laws presently in lagos state. Let me enumirate this processes from the point of buying a land. Once the desired land have been located, make a request for a photocopy of the survey and take it to the lagos surveyors office to check if the land is not under acquisition. If it does not have a survey all the same go to this same office and invite the surveyor to take cotrdinates from the site this will cost you about 30k. with this they will be able to tell you the condition of the land. After this make further investigation about the authenticity of the sellers. after you are convinced, you can then pay and do the survey and make sure that the red copy is submitted at the lands registry b/cos so many surveyors are fond of not submitting the red copy and they would have collected the money. going to developing of your building, the next thing is to call an architect or construction company which may have a resident architect to design for you. if it is a bungalow you dont need a structural drawing but if it is a raised building from 1 storey it is needed. the new law that am talking about comes in here. b4 now from this stage you can go ahead and obtain your approval, nayyy, you cant do that any more. you have to initiate the process of your c of o and when the publication comes out you can then go for the process of your building approval once the approval is out you can go ahead and start your construction even if the c of o is not out. There is something i forgot to mention earlier. once your red copy has been submitted it is always advisable to obtain your land information. If all this processes are followed thoroughly you can be rest assured of security on your investment. sometimes when you recieve comment like that of HIS GRACE, all you need to do is to ignore since you are not a dullard you just wanted to be educated. No man is an ICON of knowledge. Juat like father be said you might not need a lawyer in this case since the land already has a title, but in the case of a fresh land you need a lawyer or real estate consultant, not a quack to handle it for you. In this case get a real estate consultant to investigate the relevant documents from the ministry of lands in oyo state and the autheticity of the seller(s) or the power of attorney to sell if the land is not offered to you directly by the owner.
