Hi bimsbims, Thanks for your comendation. Its quite wise for people abroad to think of of investing into property in nigeria. Amongst the top ten cities with the most expensive properties in the whole world Nigeria has two amongst them. These are port harcourt and lagos. concerning the issue of the mega city, it is an arrangement to link some of the adjoining cities surrounding lagos to it with good amenities like road electricity e.t.c. This is due to the fact that Lagos is considered to be congested as at present and the govt want to develop the surrounding cities to serve the working population in lagos. That is why it is very wise for people to catch in on this to buy properties now in this adjoining cities

I like the opinion of the last post. Many of this thing we talk about on this forum is just to educate ourselves ant to have the idea. If you are realy serious you can get somebody or two different proffessionals in this field, speak with them and let them give you a quote. You must also have it in mind that constructing a bore is a serious issue because of the difference in land profile which can be different within just a range of 500meters. This details you have given is not enough to give you an approximate cost. to have this the person to estimate will need at least the drawing of your roof plan and the cross section. remember this is just for estimation. For the construction proper, physical measurement have to be taken

Thanks for your soothing words. I am looking forward to donig business with you. I felt encouraged. As for the Mega city Question, the project is still on and the bulk of it falls under Ogun state. The axis which you are talking about Lagos Ibadan express falls under ogun state. I know a lot of things going on Arround there and more so the company handling the lands along that area which is the Gateway city Development company I have a serious link into the place because i just finish serving in the government that ended in may 2007 but left to concentrate more on my business. I know this is not your name so am sorry to be using this. My forum name is not boyle rather it boye/larry which is the combination of my name and my son. I quite understand how you feel and what am just trying to let you know is that if you have used the required personnel or proffessionals it could have been averted. Talking about builders in ikorodu many of them that call themselves engineers and builders are not. I happen to be born into the proffession and when to school to study building and i have been practicing since 1995 and when we meet i will take you to many of the projects i have done and at present i have two others that am handling. I felt seriously disgusted with this your post. Just because you want to create business for your wife you dont have to castigate other people. I am a builder and i am also into property vending and i live in in Ikorodu as well. I am not just living in ikorodu, i am an indigene. I have given my opinion about this topic on nairaland before. Many of this people you are talking about are who i will call "penny wise, pound foolish. Because they want to cut corners, they dont want to employ proffessionals, they always end up shooting theirselves in the leg. When building there are certain proffessionals who are suppose to work on the project. These are: Architect, structural engineer in case of a raised building, the builder and finally, the quantity surveyor who will be a cost consultant to be employed directly by the client. These proffessionals have their duty to the client and they will always serve as checks and balances for each other. So my brother, let stop this act on this forum and instead, lets encourage proffessionalism. I have always express my own opinion about this issue you raised. why not save yourself all this stress by building a house without sweat. The only way you can do this si to have the right proffessionals to handle your project. One, get an architect to do your design and get the plan approved with the government. After this, get a qualified building contractor not a bricklayer to come up with the cost for the building project and after this get a cost consultant who should be a quantity surveyor to check the cost supplied and as well who will be helping you in the course of construction to check the work of the contractor if the work done is commesurate with the money paid to him. With this you will have peace of mind as this proffessionals will serve as checks and balances for each other while your brother overseas everybody and reports back to you. Hi tox22. The coolest place for you to buy land now that is still far less than your budget in lagos now is ikorodu. With 1.5 million and 2 million you will get a land at a nice location. You can even buy the ones that are less than a million depending on wether you want to start construction immediately or you are just speculating. Many people are coming to ikorodu now because that is the next lekki penninsula and more so the construction of the 4th mainland bridge which is at the planning stage is another attraction. You can even get land at the water front if you are the type that likes to be close to water. As for abuja i am not familiar with it. the average cost to construct bore hole in ajah is 200k without treatment. To construct with treatment will cost 420k. To construct bore hole in Ajah, i always advise my client to include water treatment for the water to be suitable for drinking. It saddens my heart when i read through things like this in the construction industry. Things have gotten this bad because many that wants to build houses have become penny wise pound foolish. In the process of not wanting to pay for proffessionals to handle their construction they are defrauded. where as if the required proffessionals are employed like the architect, the quantity surveyor and the structural engineer together with the builder they serve as checks and balances for each other. while the builder is building, the architect ensures the structure conforms with architectural specification, the structural engineers ensures the right materials are used and the quantity surveyor take of the cost to make sure the builder does not come with arbitrary figures to defraud the client. with this proffessionals put together the client is assured of a quality job with cost effectiveness. because many have shun this practice, that is why we are having collapse building everywhere. And as for those giving figures as per the cost, this can be very wrong because cost are determined by a lot of factors and it si better to know the cost though could be scarry, it will enable you to plan.
