Aside from the rent default escalation, there are things I did without violating the agreement.

1-agreement says tenants are responsible for internal repairs but I relax this for good tenants and ask the bad ones to read their agreement. Making sure they see me do same for others.

2-I would sometimes carry out improvements but limit this to good tenants and wait for the bad ones to leave before I do the flat. I actually learnt this from the UK we put the bad payers at the bottom of the list of the improvement programme.

3-in one extreme situation which is well documented here I excluded from external painting. This facilitated their quick exit. Work in progress matter na there my money reach abi undecided until debtors and freeloaders pay up

Project nearing completion and handing over. Interlocking stone concluded and we are putting the final touches to the painting and other remedial works.

Client requested we add an additional 3 coaches to the rear perimeter wall. Tiling of the external water taps.

Let me add to this post. Dr contacted me for his house painting..i did nt even knew he was from nairaland fromm a post i contributed to. I have never met him physically but from our conversation Dr listens and ask for your professional advice, he ask you what you think is best to achieve the right result, he is someone you can marry ideas together and get the best out of those ideas. Will be rounding up snags for the painting tomorrow.

Ask baba God for wisdom, knowledge and understanding cos quite a number will say anything to get out of paying. You will hear a lot that will make you think what is happening here.

Things that you think are given like how many flats are in the building they will even argue cos they want you to tell the utility that there is 4 instead of 6.

They will say things like the way it's done is not to fully pay a bill as if you do nepa will increase the next bill.

If you are not careful they will send you on a wild goose chase of alternative ways things are done to reduce payment. I now ask the person suggesting to explore their option and they suddenly start to backtrack .

Until I cut them off supporters club and all that was when they knew I meant it when I said back off. I also had to change all people that were working for me to prevent leakages and sentimental saboteurs. The less they know the better. I just refused to be blackmailed considering I gave money over the years to build her land and she had nothing to show for it but kept diverting.

I wished my dad was around life would have been easier.

Also good to have an information sheet for new tenants which tells them where important facilities are located and how to operate them.

Remember to include that Gas cylinders should be placed outside the kitchen and have in mind where this will be kept when designing the upstairs flats kitchen.

I can agree with you to some extent but trust me most of the rental market seems to have one bad story or the other.
Always someone trying to take someone for a ride or abuse one's hard earned living.
There is just way too much jealousy in this town which leads to so much beefing.
Tenants think landlord has so much money because he/she has properties for rent so they feel that need to make your life a misery until you show them that were pass were grin grin grin

Not always. Depends on your location which also a lot of times directly determines the level of your tenants. I don't think anybody living in the new building (3 No. 3-bedroom bungalows in a compound where the rent is N1.5 million per annum) opposite my house would indulge in such negative behaviour like Madam Gabbytabby spoke about above.

Just some lessons learned along the way be careful where you site your external taps. Make sure it's well at the back as some tenant use it as an extention of their flat and will brush their teeth, wash plates and food, place their baby bottoms by the tap and wash baby poo bottoms etc right on the floor by the tap.

This is despite having kitchen and 3 toilets.

We have all waded in with our opinions (which to be honest) don't count for much because
a) this is a faceless forum and b) this is between you and Maverick

I will just like to see you hit the nail on the head and say once for all if you plan on making the refund or not.

thats very true my oga, the system of tenant boldly requesting that he's entitled to that 3/6months to vacate your property. Lot of scenarios where you see landlord bring in thugs to evict tenants from his property. Some landlords won't even allow the tenant to stay a week after his rent is due

The "peace" between those two, in most cases, is usually temporary! One wants to collect money owed him legitimately, the other thinks he is not supposed to pay such money or that such money is an entitlement for him to become "Lord" over the landlord! shocked shocked
There is no "peaceful way" to deal with a bad tenant!

My nice tenants get gifts, at the end of the year. They know they can rely on me to deal with any "neighbourhood trouble" on their behalf.
I also help/encourage them to buy land and 'build something' for themselves. I have done a few "Tenant house warming" over the years.

Then there are the "Stubborn-He-Goats" amongst them.
They think they are smart and can play "games' with my rent and property! shocked shocked
Some have even threatened to live in my property for years without paying rent, saying they will continue to bribe the Court Registrar, to keep adjourning the Eviction process, .....if l take them to court! angry angry

Well, for such ones, l let them know that l am not a Landlord by chance! Courts are a waste of time!

By the time one Tenant started having strings of calamity, one after another........ it wasn't long before his Pastor advised him to do "deliverance" for his entire family and leave that house! grin

If na to put "Agbaa'no" inside im purse, ....one financial problem or the other, we get am
if na to invite sickness or make him prone to sudden "accidents" like breaking legs/arms/shoulders by falling on a harmless staircase, we get am
If na to make his nightmares so bad that fighting in Sambissa forest will look like Boy-Scout jamboree, we get am
If na to use Agadangodo to "lock im car" so tey mechanic will begin to wonder whether it was the same oyinbo that did the car or not, we get am!
If na to touch am with "very tiny" madness, wey im go begin speak to imself, we get am.

Since im no wan commot my house and im no wan pay me, then he must be prepared to "eat and dine with the Devil", as long as im remain in that house.
One foolish man from yonder even go call Police (upon say im no wan commot my house peacefully) say im dey see strange things around his entrance door!
I asked the Police to charge me to court so that he can present his evidence to a Judge..... but it appears he is the only one seeing the "strange things"! shocked shocked
I therefore put it to the Police that he is beginning to suffer "mental disorder" and should be sent to a Psychiatrist!
But ofcourse, that was the purpose of the whole exercise sha. Just "small touch" of madness! grin grin

So Bros, depending on the location and type of tenant, the measures are usually different.
Some sef, na to organise Boyz to always vandalize im vehicle, every alternate week days, for im to know say, he is no longer wanted in that area. undecided undecided

There was a time we had one "Baba" who was a rent Collector. If he visits you to collect rent, just make sure the rent is ready, when he comes back otherwise the person's household will "change" from that day! Fadeyi-Oloro sef na child's play compared to this evil Baba!
Man died in a ghastly car accident on his way back to Ilorin, after finishing some nasty work.

But l tell you, if you have a good tenant who takes care of your property like their own, who pays his or her rent as at when due and generally behave themselves, you need to treasure that tenant and even give then a "break" at times. I have a few like that.

More "orthodox ways" include using Housing/Property Agents like JJJide TTTTaiwo, DDDDayo FFFatimehin..... but be assured that those guys will trick and cheat you out of your rent at most times, if you are not extra vigilant, especially the former one l mentioned
They will rent out your property and not even inform you at all. They will increase your property's rent, wont tell you and keep the excess! I have seen cases like that so often.

Eitherway, the very nature of "Landlord and Tenant" relationship, is like that of a Cat and Mouse,.... the survival of one, may lead to the death of the other (figuratively speaking) ! grin

People getting jobs and then eating the hand that feeds them just because money don enter hands.
So many clients for our decent builders to make a good living yet some bad ones always choose to spoil things.

Hello.my peeps. I won't like to join issues with Elfad Consult but I think since I opened this thread because of him and he is no more engaged by me, then I should say something.
1. It is true that I have fired him and he is no more working on my project.
2. Elfad is rude, arrogant and way too pompous to deal with. How else can you describe somebody you engaged to do a work for you and you are paying a huge sum of money and same person is telling you the client "you can't dish instructions to me". I believe he who pays the piper dictates the tune. Folks like Muyensky can testifies to his rudeness.
3. His competency is not in doubt but my peeps I am weary about his preaching on prices, fees and quality. I have had complaints about him from people that saw his work here and engaged him about his cut throat fee. I am afraid I am also a victim of that. Most of you didn't know that he refused to supervise the fence construction for this project claiming it is not in scope of what was negotiated. He was asking for N500 , 000! Extra to supervise the fence. Of course I refused and did the fence all by myself with the help of my cousin and my friend who is also a civil engineer. The total amount spent on the fence is not even up to 1.5M. Another example of his cut throat fee is when I wanted to engage him for another project for my dad building (4 bedroom bungalow ) in the village. His asking price again was N500 , 000 for supervision fee. Of course I engaged another person with a more reasonable fee and the house is built now within 3 months.
4. I paid the plumber and electrician through him because they work for him. We negotiated with the plumber and electrician for the whole project. As of today he has collected 80 percent of the total money negotiated with the plumber and 63 percent of the total money negotiated for electrician yet we are at the piping stage for both plumbing and electrical work. The plastering work is not yet completed because his plumber and electrican refused to finish the piping work they have been paid to do. We started plastering since last year November. The plumber has refused to come and compete all the bathroom piping work up till now. Elfad lame excuse is that all the materials the plumber needed was not provided when he came to site so he has taken another job. But please help me ask him even if that is true, since last year November the plumber have only come to site twice and the work is still not done. The painful aspect is that the additional materials he requested was bought 3 times now because each time Elfad promised to bring the plumber to complete the job and we bought the material, the plumber won't show up and the material will be stolen. This has happened 3 times now. Each time i bought this material it cost me almost 30K. After the third time and I reported to Elfad you asked me to buy this material and yet your plumber didn't come to site to do the work and the material is stolen yet again. His response is "it is a shame".

Guys I don't want to bore you with long epistle. As you can see I am deeply hurt with Elfad. He is not a random person that I know. We are from the same town and he is one of my Pastors' son. It hurts me that he could get to a level where he exchanges insulting and derogatory words with me. He has used statement like "shallow thinkin", "full of yourself ", and other statements I never expected from him to me because 1. I am not his age mate and secondly we are like family.

Elfad I have bared it all here. I won't dignify you with any response here. I said all the above to put the record straight.

This is due to some differences and divergent view on site communication, Clients role / contractors role/responsibility n dignity of labor..
Nevertheless I wish him Well and who ever he engages to complete his project.
For as many who have viewed my work, those who av contacted me, those I av designed for or done some civil jobs for, u can attest dt, my craftmanship, experience, supervision skil and ability to reduce construction cost is not in question.
For as many who r on Nairaland to seek quality n qualified artisans n professionals, u will find..
Dont b blinded by cheap at all cost syndrome Bt be mindfull of d quality n prices u c in some pages/treads, u cant confirm d quality vis-a-vis d relatively low cost u c some Engrs / property owners post.
All d suppliers on Nairaland can confirm dt u can never cheat a supplier/some artisans, de will give u d quality dts commensurate with d price u r willing to pay. They say cheap is never quality bt dt those not mean u shld b naive..
On a final note. Conflict is a normal thing in every construction site, de can b resolved Depending on d maturity of d parties n Wat provisions d contract stipulates, provided, Deris a contract.
Nevertheless It was Mr fash's idea to open ds tread to showcase my work, I did foot drag bt he went ahead to open ds tread. Which I appreciate, I might not contribute on ds page/ tread anymore bt like I av mentioned earlier, i wish Mr Fash well..
