The Menace of Rising Dampness: Why It Keeps Coming Back, and What Actually Stops It

I'm an estate surveyor and valuer based in Ibadan, and through my other business (construction chemicals distribution), I handle waterproofing and remediation jobs regularly. Right now I have an active rising dampness repair running at a property in Oluyole Estate — currently at the plaster-peeling stage — so this post isn't theory. It's what I'm seeing on site this week.

If you own a house in Nigeria — especially one built more than 5-10 years ago, or built during the rainy season without proper curing — you've probably seen this pattern: a band of damp, discoloured, sometimes flaking wall running along the base of the building, usually not going higher than about 1 metre. That's rising damp, and it's one of the most misdiagnosed and mistreated problems in Nigerian residential construction.

## What Rising Dampness Actually Is

Rising damp happens when groundwater is drawn up through a wall by capillary action — the same way a paper towel pulls up water when you dip the edge in a cup. Blockwork and mortar are porous. Without a barrier stopping it, moisture climbs from the foundation into the wall, carrying dissolved salts with it. When the water evaporates at the wall surface, the salts stay behind. That's why you see:

- Peeling paint or plaster in a horizontal band near the floor
- A "tide mark" staining
- White, powdery salt deposits (efflorescence)
- A musty smell, especially in enclosed rooms
- Paint or POP that keeps failing no matter how many times you redo it

Why It Keeps Coming Back for Nigerian Homeowners

This is the part most people get wrong, and it's why they spend money on the same wall two or three times.

1. No damp-proof course (DPC), or a compromised one.
Many buildings, especially older or informally supervised ones, either skipped the DPC layer at foundation level or it was damaged during later renovation (extensions, new floor screeds, trenching for cables/pipes that broke the barrier).

2. Ground level rising above the DPC over time.
This is very common. Owners fill and raise external ground level for landscaping, driveways, or paving — and unknowingly bury the DPC. Once soil sits above the damp-proof course, it's essentially bypassed. The wall dampens from ground level up, regardless of how good the original DPC was.

3. Poor or blocked external drainage.
Water pooling against the foundation because of bad grading, blocked drains, or a broken downpipe discharging right at the wall base will overwhelm any DPC.

4. Treating the symptom, not the source.
This is the biggest one I see. Someone notices the peeling wall, scrapes it, replasters, repaints — and the damp returns in weeks or months. Paint and plaster are not waterproofing. If the moisture pathway isn't cut off or the wall isn't treated to resist capillary rise, you're just decorating over a live problem.

5. Using ordinary sand-cement plaster/screed in wet-prone zones.
Ordinary mortar has no resistance to capillary water movement. In bathrooms, kitchens, foundation walls, and boundary walls exposed to standing water, this guarantees recurring dampness and eventually spalling concrete.

6. Cutting corners at construction stage to save cost.
A DPC membrane, a waterproofing admixture in the foundation concrete, or a proper render system adds cost upfront. Skipping it is one of the most common places contractors and owners cut corners — and one of the most expensive mistakes to reverse afterward.

## The Real Solution: Address the Source, Then Treat the Wall

A lasting fix has two parts. Skip either one and the problem resurfaces.

*Part 1 — Stop the water source*
- Check and correct external ground levels so soil doesn't sit above the DPC or above the base of the wall
- Fix drainage: redirect downpipes away from the foundation, unblock or install French drains/soakaways where water pools
- If there's no DPC or it's been compromised, this needs proper intervention — sometimes a chemical injection DPC is the practical route without breaking down walls

*Part 2 — Treat and rebuild the affected wall correctly*
This is where the right products matter, and it's the part most local repairs get wrong because ordinary cement and paint are used where a proper waterproofing system is needed.

1. *Hack off all affected plaster* back to sound blockwork — don't just skim over damp material, it will push the moisture and salts back through.

2. *Treat the bare wall with a waterproofing admixture-modified render or a dedicated damp-proofing coating.** Products like Armorcoat 2K (a cementitious, flexible waterproof coating) or a bonding/waterproofing slurry applied directly to the substrate create a barrier that resists capillary water movement, unlike plain sand-cement.

3. *Replaster using a waterproofing admixture in the mix*, not plain cement-sand mortar. A hydroproof/waterproofing admixture (integral liquid admixture dosed into the plaster or screed) densifies the mix and blocks capillary pores, so the new render doesn't just repeat the same failure.

4. *For foundation walls, external walls, water tanks, or wet areas*, a cementitious waterproof coating system (two-coat application, e.g. Costar 2K) gives a proper membrane rather than relying on paint film alone.

5. *Finish with a breathable, damp-resistant paint system* once the substrate is confirmed dry and treated — painting over a wet or untreated wall is the single most common reason "fixed" walls relapse.

## Products I'd Point Homeowners To

For anyone tackling this themselves or briefing a contractor, the categories to insist on (regardless of brand) are:

- *Waterproofing/hydroproof admixture* for plaster and screed mixes — this is non-negotiable in any zone that has shown damp before

- *Cementitious waterproof coating* for foundation walls, tanks, and wet areas — two coats, cross-applied

- *Bonding agent/primer* so new render actually keys into old, treated substrate
- *A proper DPC solution* where none exists — injection cream/fluid systems exist that don't require full excavation

If your contractor's answer to rising damp is "we'll just re-plaster and paint," that's a red flag. Ask specifically what waterproofing admixture is going into the mix, and whether ground levels/drainage have even been inspected.

## Bottom Line

Rising damp is not a cosmetic problem, and it doesn't fix itself with paint. It's a moisture-transport problem with an identifiable cause — usually a broken/absent DPC, raised ground levels, or bad drainage — and it needs (1) the water source addressed and (2) the wall rebuilt with proper waterproofing admixtures and coatings, not plain sand-cement. Get both right once, and you stop paying to redo the same wall every rainy season.

Because at the end of the day, home is not about perfection. It’s about connection.

Let me say this gently, to Kemi and anyone else who has decided to erase their roots in public:

I started hawking in 1991...

Started when dad was making soap and then polythene bags. The soap wasn't selling well so my sister started cooking rice, wrapped in leaf and I'll hawk into Oje market in Ibadan. At some point, we ate our working capital and nothing to hawk again. Sometime in primary 3 or so, myself and my immediate younger brother started hawking cassava peel "epo ege". I would hawk in my secondary school uniform even though I was a prefect. Hawked handkerchief and envelopes at Winners Chapel in Alimosho Lagos and Canaanland. Worked as houseboy, salesboy too and the list is almost endless.

I've slept on the road, in the market and with the strangest of strangers. I've fed from dog's plate, worked without pay, ate only coconut and garri for months till my poop turned whitish oily.

Today, I still hawk not going about with a tray of cassava peel on my head but using well articulated skills to help people solve property related problems.

As for me, I cannot ascertain if peace corps would be absorbed by Federal Government or not. But my concerns are these:

1. The federal government is currently struggling to pay existing workers and we think adding more workers would solve the problem?

2. Even if Fed Govt was to absolve peace corps, the commandant general might have employed more than necessary number of applicants than government can handle.

3. The fact that the draft has passed the second reading does not necessarily mean it would be adopted.
