Op, dont let some people decieve you here.. 4million cant build and finish a standard 3bedroom flat. the 4M will go a long way but wont finish it. From the 4M, By the time you buy sharp sand, Granite, 3k blocks, cements, iron rods, plus workmaship before it even get to the roofing stage.. How much will remain from the 4M before it get to roofing? roofing alone, i dont know how cheap will gulped 1.5 from you,.. Do you even know the price of woods suitable for roofing is?. in 2010, 4M would build a 3bedroom.. but now.. the inflation in this country is not a joke.. you will still factor in plumbring, alluminium for windows, buglary, tiles. the workmaship thats comes with every stages you get to to.... ETC... you can start with the money, it will go a long way but not complete it....do you think its cement worth of 200k that will plaster both inside and outside of the building plus the flooring too..

Nice try. However, you failed to include the cost of almaco windows, burglary proof, tiles for the toilets and kitchen walls, floor tiles, plumbing work and doors for the rooms and entrance. You also did not add the cost of dpc or column pillars, casting of suckaway covers and chambers, WC for toilets and wash basins.


kitchen cabinet is also part of the house you know.

add the cost of all these and labour and you would have a better idea.

I see you excluded suckaway pit. However in your M1, you failed to include the cost cement, sand and water for setting blocks. I doubt you would get any quality block now for 130 - more like 200 or 170.

Almost same thing if you dont intend to have a parapet. Because with parapet you will have to install column base and that will cost you because of rod and casting. But if its a regular house you will only have a beam which you can even make cheaper by installing beams only on windows and doors. No much difference it will only consume more blocks and cement for chocking depending on the size of the rooms and building..

Modified: all this depends on your engineer, some can me reckless with materials while some can be conservative...

M1 blocks and labour (4days)

Buy block at 130 per block which is
Total cost=390k total blocks
Digging and foundation 60k after digging two mesion and two labour sub contract it to window level,not per day job will total cost = labour 55k

M1 Total= 550k

M2= 2nd phase (6days)

Window to dekin level will cost you
Full casting 8bags of cement 28k, and 1 trip of sands full load 14k.

Wood and batting to hold will cost you 37k for two bedroom

labour will be carpintary + mesion
70k plus materials above total will be
M2 Total =79 +70 =150k


M3= woodwork & Roofing(6days)

Total wood,2x2,2x4,slin,rafters, batting etc will cost 320k

Alliuminium zinc for 2bed room cheapest price is 350k

Celling for the house out right contract 2 bedroom is 185k materials labour 100k

Total for M3 cost =950k


M4= good finishing

Plastering labour 10k per room,
palour 15k toilet and kichen 5k depending on the size. = 45k
Flooring brought from the suckaway pit sand will cost you 30k for pouring and 7bags of cement and 2trips of sand 48k out side plastering 9bags of cement with 2 trips of sand,55k

Total for M4 = 214k


M5= Electrical

Condict wireing total cost out right contract for 2bed room material and labor is 350k delivered to standard specifications, wall sockets, heater, 12 and 15 arms head sockets and lamp holders 4 lights.

M5 Total =350k


M6= Painting and total fitting

All rooms and palour and outside
Out right contract labour 100k excluding money for the paint

17bukets of avarage paint needed at 6,700 per buket =113k

M6 Total =213k
total= M1+ M2 + M3+ M4 + M5 + M6
550+150+ 950 +214+350+113

It depends on you taste and choice of building.

A 2 bed that will have a parapet will almost cost as though you are building a duplex but roofed half way, but if you want a regular 2 bed, 2m can bring out the carcass.

I will advise you buy block like 1500 or you mould block if you can trust any one to do that for you

You buy upto 59bags of cement for the block work
You get a tipper load of sand

After you have paid Omonile their foundation money then you start erecting the building

Preferably dry season to avoid stories

At any stage your budget finishes, you stop there till when next you are ready

With the above, you will definitely get to Lintel level
