Why are you guys digging well? When you get get a borehole for $150k, I wanna know the reason why you guys have chose to dig a well in Ikorodu instead of Borehole. I need people building in Ikorodu to respond to my post. It doesn't take much labour to reach clean water in Ikorodu when drilling a borehole.

Lovely house at a wonderful cost, keep it up! The rents must be very sweet since 2007, please carry us along as you finish your house, I want to see interior works and the swimming pool being done. Did the omo oniles disturb you so much when your house was started?

Sure, would keep you guys posted. The entire unit and the BQ brings me 1m each year. 200k for the 3bedroom flats and 100k each for the self contained BQ. I have paid my dues to the omonile when I started the 4unit 3bedroom flat. Work has never been disturbed because they know I'm a cheerful giver. I give them money whenever I visit Nigeria. Though, I still pay them for the roofing of the bungalow, since it's the trend in naija. Im not visiting this year but hopefully will visit next year and that's when I look forward to constructing the pool. My boys love swimming so, I cant leave that out.

You are absolutely right my friend. I'm building the small 3 bedroom to my taste. It will be no difference from the house we live in the State. I'm shipping a SUV by the end of the month and would load all the kitchen appliances and toilet-wares. I would be using wooden tiles for the living room floor. Might construct a swimming pool at the front of the house but that would be on my arrival.

Thank you for your contribution. I started this house 2007 with a 4 unit 3 bedroom flat all en suite. If I may recall, the land was acquired for .5m and I got 2 plots for one 1m. The 4 unit actually cost me 16m from start to finish including a BQ at the back. My small Bungalow you saw in the previous picture is where I would be staying anytime me or my family visit Nigeria. In short, I would have spent 4m up to roofing stage. I recently spent 1.2m for roofing and some extra hundred of thousands on the decking of the kitchen and plastering of the Water Tank house on top of the kitchen decking.  From the look at things I may spend extra 3m to finish the entire house which includes Interior finishing, fencing and flooring of the entire compound. Attached is the 4unit I completed 2yrs ago for sight seeing.

Am Alone, how many days did it take the bricklayer and labour for the flooring of your main house? And how much did you pay for the entire flooring of the house? The guys work looks clean. I want to fire my Engr because the guy is not faithful. Tell the guy my site is around Igbogbo area. I would appreciate it if you could provide me with their cell numbers. I need good hands on my house. Attached is the house in question.

Birch77:

QUOTATION FOR BURGLARY PROOF
(WITH 1X1 SQ PIPE 1.2. MM THICKNESS)

SIZES QTY PRICE PER EACH TOTAL
4ft x 6ft 24 5000 125,000
4ft x 4ft 4 3000 12,000
4ft x 8ft 4 6500 26,000
3ft x 3ft 6 3000 18,000
2ft x 2ft 6 1500 9,000
4ft x 3ft 2 3000 6000
Total N196,000

The burglary quote makes a lot of sense to me. The quotes matches what I got recently and somewhat cheaper.

To explain to you why I think contract is better is this.
If they are working per day for you, they can easily do a rubbish
job!
And less of their mind will be devoted to the work.
Again, @Least in Lagos, you are most likely to spend more.
for example, they tell you they set 100 blocks for a day's job.
If you give them 100 blocks to set, you find out that they
may set 80 blocks leaving 20 behind. Because when setting,
they count half blocks as one.
But when they are taking it as a contract, you can easily
count 100 blocks as 100 and not less.
So when you want to give them as a contract
say 1000 blocks, you can easily say since a day's job is 100 blocks
then 1000 blocks equal 10 days and since 1 labour 1 bricklayer
equal 4k for a days job, then 10 days equal 40k. Then again, you
try to
bring it down to 35k or so. So as to get some discount.
but sometime you may not get it so cheap. you may spend 42k or
45k

How can a bricklayer count 80 blocks as 100 for you and get away with it? Or do you mean the half blocks they lay and call it full blocks, if that is what you are describing, then the bricklayers are right to count 80 as hundred blocks, I once challenged their logic and refused to pay for half blocks as full blocks. In the end, I noticed they are right, it takes more effort, more time and care to calculate, cut and lay a half, quarter or 3/4 block than it is to lay a full block.

Am Alone, thanks for your contribution. I appreciate you. I'm building in Igbogbo, Ikorodu area. Though, Im based in the US. I can see you got granite for your concrete work. How much is granite?

Am alone, how much do labour and bricklayer charges a day. I'm about to floor and plaster my house. I want to use direct labour because the guy I use as my site Engr has been ripping the hell outta me. The guy always add money to the cost of material and labor. In fact, he's not trustworthy. It seems to me you have been on the top of your project, good for you because your on ground to scrutinize those rogues. I will also appreciate it, if you could provide me with the cost of Sharp Sand, Plaster (Soft) Sand and Gravel. Please, Am alone and other member of this forum do no ignore my post. Thank y'all.
