As your name implies, you need Adua for good and stable job. Once you have a good job everything follows. Please don't do what you can't share or tell in public. The Spyder and Brabus you referenced, got job. If I'm not mistaking, Spyder is a seasonal building contractor and a civil servant while Brabus is a full time builder and realtor. As for Am Alone, he needs to tell you what he does for a living. 419 or robbery is not an option and will not take you anywhere than jail or hell. Being jobless is not the end of the world. Im based in the US and I've been without w for 6months during 2008/2009 recession. Advcance in your career and acquire more skills while your jobless. If you do as advice, your preparing for a bigger tomorrow. A word is enough for the wise, Peace to y'all. |

Could somebody tell me which is cost effective and long lasting i.e countertops or slab? Am Alone, I know you would be getting sanitary wares for your house and floor tiles. Could you give me a price range for good sanitary wares and floor tiles. I'm at the finishing stage and don't want this guy home to rip me off. I need the house to provide me with the cost of the following building supplies: 1. How much does a good ceramic tiles cost in Lagos/m2. 2. How much could one get good sanitary wares like: Toilet, Wash Basin, Bath tub, Shower base e.t.c. 3. Good appliances for Kitchen like: Stove range, side-by-side Refrigerator with ice dispenser. 4. Counter tops for kitchen and Sink and Erator. I'm thinking of shipping some items I need for my interior finishing but as we all know US appliances are not designed for other country use except North American countries. It will be most appreciated If somebody could give me the cost of the items listed above. Cheers |

Any news for Ikorodu and environs? I know many lands in Ikorodu is also under government acquisition. Some acquisition are not of Lagos state but of the then Western Region government. There's a land my brother in-law bought around Igbe in Igbogbo area, many people are buidling without approval and c/o. The omo onile and surveyors stamped the survey plan as free of any government acquisition. Lawyer, can you throw more light regarding government acquired land in Ikorodu and it environ. |

Brabus, I dont like how the bedroom door is being exposed to the livingroom. A lobby would have been a better plan to the bedroom. Exposing the room doors to the livingroom looks more of an old design. That's just my view and critique of the plan you attached. Could you explain why the house is been designed that way? |

Bluehat:@Bluehat, Below is the material cost for a fence up to four(4) coaches. 1. 1530 of 6" or 9" blocks (plus 5% = 76 extra block) = 1606 2. 20 tonnes Sharp sand i.e two trip. 3. 10 tonnes of Gravel i.e Double 4. For a simple fence work, 60- blocks to 1 bag of cement. That means you would need approx 35-40 bags of cement. This include foundation work and the concrete serves as reinforcement. 6. You may double the blocks to serve as pillars (consider buying additional blocks for the pillars) or use iron rod for pillars. If your using Iron rod you would need 70 length of 12mm plus binding wires and rings 5. Labour - If you are building in Lagos, consult Am Alone for labour cost and if building in the East (Enugu) consult spyder880. I can't give you a cost of the material listed above at this time because, I'm not based in Nigeria. Ask for the cost of the material listed above in your environment and that would give you a rough total estimate. |
3ppT, Brabus and Egins are right. The escape stair to the kitchen is not necessary. Just covert the space to a studio or laundary room. You would be saving some thousands of naira there. |
tiwantiwa:All roofing materials are good, just a little better than each other. Take a market survey of the cost of Aluzinc, Aluminium long-span and Asbestos (Nigerite Roofing Sheet). Your pocket/budget will determine what to use. If you like Aluminium longspan but, your budget could not cover it, you may go for Aluzinc. Aluzinc has a close resemblance to Longspan but a bit light in gauge and sometimes size. |
prince_onx:Prince_onx, this is a life project and cutting cost is not part of the game when it comes to contruction. 9" is okay for the walls and 6" for partition. The walls will support the roof. A word is enough for the wise! |
Brabus, what tools do you use for floor plans? I've you heard about SmartDraw? I will post my updates soon. |
prince_onx:It's safer because it reduces the load on the decking. 6" Block is good for rooms and wall partitioning. I support the idea of using 9" on your ground floor to support the decking and 9" on the wall of the 2nd floor. I did exactly same when I was building my 4-unit 3bedroom en-suite. |

@jerryben12 . Why cant you buy from existing block manufacturers. Is it more economical to mould yourself than buying. Get ready made block and get started. Those are olden days approach. I might be wrong though. Can you tell us why you want to mould than buying ready made? |
@Brabus, where could I get those doors in the picx in Lagos, Nigeria? A man said he could use mansonia wood to craft any design I like but I'm yet to see his past project. |
Hi Y'all, I was wondering if doors like the attached could be found in Nigeria. I don't like how those locally made doors look. The woods are good but the finishing doesn't look good. Anyone, that has an idea where Foreign Doors like the attached are sold is most welcome to share with us in this thread. I can actually export the doors from US to 9ja but my shipper said furniture are contraband. I have no choice to source for this door locally in naija or go for the locally made ones that cost #20k each.

snowdrops:@ snowdrops, there's nothing as good as having your money ready before embarking on a house project. The project will be perfectly done and well monitored. I could remember, people thought I was a 419 or into drug when I built my 4 Unit Bedroom ensuite within 6months. I actually, spent my hard earned money in building the house. This is money I have been saving through my 401K and some other personal savings. People that lives and work in the US knows what 401K means. I don't know Am Alone and I dont know what he does for a living but I know he's tapping from money that has been set aside for the construction of this house. In short, he has displayed he's a man of quality, keep it up bro. |

Am Alone, nice Aluminium window there. This is one of the best thread I have ever been in NL. You guys are men of quality. Do the Alum windows came with net. I got a quote but do not know what the guys will be getting. Do you mind if I download your window pictures and send it to my Engr? Im currently at work, I would have check to see if your quotes matches what I got or check to see if im getting an inferior quality. No doubt, this alum window is cute and quality. Spyder800, please more of those nice POP interior design. What are those wall edges design highlighted in red called? I need to do such design after completing the plastering of my house. Is this also done by POP guys or bricklayers? Please my post is for y'all in this thread.

Am Alone, your fence is cool. What's the security like in your area. I love open fence like yours but my concern is, is it secure to have an open fence in a developing site like yours. Sometimes your environment determines the taste and style of your house. Please throw more light. |
I feel you. I thought you guys have a special reason for digging well. I fully understood why. At my site it's easy to reach clean water digging borehole. Any hope about cement prices crashing? The Ultimatum GEJ gave Dangote and co is about 2weeks time. We shall see if GEJ is for the cabal or for the average masses. |
