funnily enough, that so called list/bridal list can be tweaked in a way whereby the groom won't feel he paid excess or in a way whereby it won't severely affect the groom financially but then, some parents are hell bent on selling their female daughters, the afterwards result is not always pleasant

A person is foreclosed when he fails to make appearance to do that which is required of him by law. For instance, after examining a witness in chief (when u as the claimant in a civil suit for instance examines your witness), the next thing is cross-examination (when the other party, a defendant examamines ur own witness) but in a circumstance where the defendants are not available to cross examine ur witness and have not shown reasons why they are not always available to do so, what ur lawyer would ordinary do is to foreclose them from further cross examining the witness so you can proceed with the matter coz the matter can't come to a stand still due to their negligence. The Court would ordinarily grant the order immediately except in a situation where the other party have been appearing but where for some reasons not available to cross examine your witness that particular day, in which case the Court will adjourn to another day to enable them do so. But if they have not been appearing the order will be granted. On the issue of time judgement will be delivered, it has a lot to so with the he skills of the lawyer involved, with regards to ensuring that shorter adjournment dates are given. However, whatever if the case lingers for a year and the said tenant is still in possession, be assured that he will certainly pay for the rent of the said period he has been in posession while the matter is pending before the Court. Get a lawyer close to you, they will serve them all the necessary statutory notices, if they fail to leave, file an action against them in court reqiesting your rent and cost for legal fees you have spent, if they fail to appear, the Court will foreclose them and judgment will be given and a bailiff will break open the shop with the Order of the Court and their properties will be carried for auction to enable the Court raise your rent and cost for u simple... You have nothing to worry, it will only take time but you surely wont lose or regret your steps...

Note: on no account should you break open the shop or bring their things outside without the approval of the Court, else you done enter one chance be that

Its simple. The tenancy has been determined by effluxion of time and the failure of your tenant to renew the tenancy by paying new rent means that he is a tenant holding over.
Go to the nearest Magistrate or High court(depending on the amount paid as rent) and apply for a notice of owners intention to recover premises.It is a 7days notice. Also apply for substituted service if you dont have an address of the tenant. Paste the 7days notice on the front door of the shop. After it expires go back to court and get the court bailiffs to come and break open the shop. Take inventory of the things in it and pack it to court. They can auction it and use it to offset the 1 year rent arrears.
Hmmmmn. This legal advice should cost you money o. But na we we.

your best bet is to get a lawyer and go to court. that way you'll be paid everything they owe at the end of the verdict because no law says a tenant should live in somebody's house for free. Even the government doesn't give free housing. I am talking from experience, you'll get back every dime they owe you!!!!!
