Lexusgs430:No, I have neither accept nor sign the new agreement. I did point out the inconsistency in the tenancy expiry but I don't know his intentions for ignoring that part. Here's a screenshot of my inititail response to him: And he responded thus: "Thank you for reply and I appreciate all of the points raised. I have spoken to the owners for you and while they were obviously hoping to get a higher rent they will accept your offer. I will send you out a new tenancy agreement very shortly to sign."

Good Day All, I need help regarding my tenancy. I moved into the apartment on 4th March 2022 on a 6 month tenancy till 3rd September 2022. In July 2022, the letting agent sent me an email reminding me that my tenancy expires soon and gave 3 options to either opt for another 6 month tenancy renewal, 12 month tenancy renewal or statutory periodic tenancy. We opted for the statutory periodic tenancy and this was updated on the tenancy portal effective 4th September 2022. We did not sign a new agreement. Yesterday, the letting agent sent me an email that my tenancy expires on 4th May 2023 and the landlord wants to increase the rent by £50pcm. I replied him that we had switched to a statutory periodic tenancy since September 2022 and I am not aware of the 4th May 2023 expiry date. I also emphasised how we have been prompt with our rent payment at least 3 days to the date, and I negotiated a downward review of the proposed increment to £25pcm instead of £50pcm. In his response, He thanked me for all the points raised, conveyed the landlords' acceptance of my £25 offer, and promised to send a new contract shortly. He sent a new contract with a 12 month tenancy starting from 4th May 2023 at the newly agreed price. While I do not have issues with the new price, I am not keen on signing a 12 month agreement because of my current circumstance. I just finished studies last month and I am open to taking an employment in any part of England. I do not want to be tied down in one location because of rental agreement. I just read the initial agreement again and the term states ''The tenancy shall be for a of 6 months to start on and include 4th March 2022 and to end on and include 3rd September 2022, and thereafter from rental period to rental period''. The rental period as defined in the agreement is ''every month commencing on the first day of the term stated above''. Please advise on how to address this. |
Hclinton:You can claim for everyone, both the main applicant and all dependants. My wife is the dependant, and we used her payslip to get a refund for everyone. |

Good morning, I need advise on this. My 6 months tenancy agreements ends in August 2022. I just received an email from the letting agent asking for my preferred choice to renew the tenancy: 1. 6 Month tenancy renewal (New tenancy sign, subject to landlord approval) 2. [s]12 Month tenancy renewal (New tenancy sign, subject to landlord approval)[/s] 3. Statutory periodic tenancy (Continue under current terms on a monthly rolling basis, no new tenancy sign) 4. [s]Hand in notice and leave at the end of the current tenancy[/s] My studies end in February 2023, and I have no plans to move before then, so option 4 is out. Option 2 is ruled out because it's possible I could get a job outside of my current town post-study. Please advise which option is better between 1 and 3. The flat is in good condition, and I have no issues with the letting agent/landlord. |

The ownner should be flooged 10 strokes of cane. Why buy a car, especially Corolla if you cannnot insure? I will keep saying it that it is cheaper to buy comprehensive insurance than to have unnecessary headache, the peace of mind outweighs the premium. I learnt my lessons the hard way and never am I going to drive without comprehensive insurance. |
