Did you drill holes on the wall......

Do you agree with all or some of the damages outlined.......

Did you take pictures & videos upon expiration of tenancy..........

The adjudicator already ruled in favour, that's one battle you won (under your belt)......

TDS already refunded, tell them to sue you....... Head to the court and defend yourself, with ample evidenced documents........
Nothing was hung on the wall and I didn't drill any holes. Infact, the paintwork was in fair condition when we moved in and this was documented in the inventory. The oven and extractor was cleaned and left in a better state than we met it. The blinds were already impaired before we moved in and I ensured this was documented on the inventory when we moved in. It appears letting agent B has not read the inventory before coming up with this amount.

I didn't agree with any of the damages. I made this clear in my email to both letting agents when agent A made a claim against the deposit.

Both myself and TDS made every effort to get evidence of the claim made against the deposit by agent A, who claim to have acted on landlord's instruction, but he stopped responding.

TDS had to rule in my favor.

I did not take pictures when I checked out.

Thanks 😊

@controlv do not respond to them. Just ignore. TDS has returned your deposit and that is all. The tenancy has ended, you have returned the keys and you have your deposit in hand.
Thanks so much.

I need advice on how to deal with a letting agent trying to rip me off. Apologies in advance for the long read.

• The tenancy started as a shorthold tenancy from 4th March 2022 – 3rd September 2022, thereafter monthly rolling contract.

• 17 March 2023: letting agent A requested a 12-month tenancy at landlords’ instruction.

• 31 March 2023:12-month tenancy signed effective 4th April 2023 – 3rd April 2024 at an increased rent of £800pcm.

• 17 July 2023: Letting agent A wrote us that the landlord had decided to transfer the management of the property to a new letting agent B, under the terms and conditions of the existing tenancy. Letting agent B provided their account details same day.

• 11 March 2024: Three weeks to the end of the tenancy, letting agent B wrote to us that the landlord wished to renew the tenancy but with at whooping 18%. While we acknowledge the landlord's right to increase rent, the very short notice of such a substantial increase was distressing for us. We were asked to either propose a new term or confirm non-renewal in writing in accordance with the terms of the tenancy agreement.

• 18 March 2024: After careful consideration, we sent a notice of non-renewal to letting B which they accepted. The key to the property was returned to letting agent B a day to the tenancy end date.

• 8 April 2024: I requested full deposit from TDS. Letting agent A responded same day demanding full deposit; £775 rent and 119 for redecoration.

• 9 April 2024: TDS wrote to all parties to make contact before 23 April and attempt to reach an agreement before the dispute can be referred to adjudication.

• 10 April 2024: Wrote to both letting agents A&B demanding the reasons and proof for the request on my deposit despite having paid rent in full up till 3rd April 2024 and vacated the property thoroughly cleaned and without any damage. Letting agent A responded same day that the claimed figures were provided by the landlord but would reach out to them for more details.

• 19 April 2024: Letting agent B responded asking who provided the costing as they have not discussed deductions with landlord. I responded same day that the costing were provided by letting agent A at landlords instruction.

• 20 April 2024: Reminder sent to letting agent A to provide details of claims made. No response.

• 28 May 2024: Dispute referred to adjudication

• June 18 2024: Decision made by the Adjudicator in my favour because landlord has not provided any evidence to substantiate their claim.

• June 20 2024: full deposit received in my bank account.

• June 21 2024: Letting agent B emailed me requesting £1.5k with details in the attached screenshot.

We did not sign any agreement with letting agent B and I understand the deposit was not transferred to letting agent B.

None of the claim is valid by letting agent B is valid and I need help on how best to respond to them.

Thanks, and apologies for again for the long epistle.

I suppose you cureently stream via SmartersPro / PandaPlayer. Try and stream via Tivimate app if you have a spare £10 you're not using. Tivimate runs much faster than SmartersPro and the interface is user friendly. The subscription can be purchased via playstore / applestore only.

Remember to logout of SmartersPro app before signing in on Tivimate so you don't breach the single user restrictions.

I’m on a graduate visa hence why I’m scared not to hv a sponsored job at this point
I understand how frustrating it is having put the efforts; please don't allow this to weigh you down.

Ask for the sponsorship like others have suggested. It's also possible that the salary for the B7 role does not qualify for sponsorship based the new threshold so you may need to have a look at the salary threshold before applying for future jobs.

If the current role does not offer sponsorship, I would take the B7 role for the money and experience.

If you're mobile and the job can be done remotely, you can ask to work from home so you don't need to relocate. This was what I did when I was offered a fixed term contract in the South West while I lived in the Midland, I only had to travel to the office once a month.

All the best.

H Everyone, I recently got an offer from my company, licensed to sponsor a skilled worker visa, as a Finance Business Partner. The salary is higher than 38,700 but while they were trying to apply for my COS, they noticed there is no code for Accountant. Was the SOC list changed recently? Is it that companies can no longer sponsor accountants?

Would appreciate responses please.
2421 is the occupation code for Accountants. You need to earn the standard going rate of £46,800 to be eligible for sponsorship. However, if you have been on a skilled worker visa prior to 4th April, then you can be sponsored using the lower going rate which is £33,900.

If the pay for this role is below £46, 800 and you were not on a skilled worker visa prior to 4th April, your employer could consider using 4124-Finace Officers, and you qualified for sponsorship since the pay is higher than 38,700.

Sometime last year before this recent review, I know an employer that used accounts manager occupation code for a qualified management accountant role because the going rate for account manager was lower.

Request to speak with someone with common sense
Truly Talk Talk is big fraud. The date on the fraudulent contract has just been updated to 10th April 2024 from 1 Jan 1970, and a copy sent to my email. Thankfully I have a copy of all the documents and will go any length to seek redress.

UPDATE:
I eventually got to speak to someone with common sense when I stopped being polite and started using strong words. Contract has now been amended to £27 per month for 18 month. I was offered 24 month in the first instance which I declined and insisted on the initial 18 month contract, the amendment fee was also waived.

Many thanks for your help.

I need assistance regarding an issue with my internet service transfer to my new apartment with TalkTalk. While completing the house move form, I was offered an 18-month contract at £27 per month, from 10 April 2024 to 9 October 2025, with an annual price increase effective April 2025. I accepted this offer and retained a copy of the order and contract dated March 25, 2024.

Prior to my move, I was paying £33.50 per month as I was out of contract. Upon the activation of the service today, I checked my account online and was shocked to find that the contract price stated was £33 per month for 18 months, effective today. I downloaded a copy of the contract I found on the portal today and strangely, the date has changed to 1 Jan 1970 with £33 price.

I contacted TalkTalk Immediately, but the agent was defensive, insisting that the contract I signed was for £33 per month. Despite providing clear evidence of the agreed-upon £27 per month contract from March 25th, the agent refused to acknowledge the discrepancy. When I requested cancellation, I was informed that I must wait for 30 days, as the 14-day cooling-off period does not apply to new services.
This situation feels like daylight robbery to me, and I urgently seek your assistance in finding a resolution. Thanks.

Happy Sunday, below is my situation, I got a job offer(application /interview process was faster than anticipated) and I initially told them I will be resuming next week but my issue is, have already applied for my skilled worker dependant visa but not out yet and I supposed to submit it with my documentation.

I can't resume the work with my student visa hence why I applied already to switch.

My question is: can I write the company to change my resumption date?
Or what's your advice?
Congratulations on your new offer. Your employer should be able to request an ECS check from the Home Office and you'll be able to work full time.

I had a similar situation last year, got 2 offers while awaiting decision on my psw application and both employers requested an ecs check with the HO using my application reference number. Home Office respond within 1 week and I was able to start one of the jobs before I got a decision. The ECS check is valid for six months.

Here's what an ECS looks like, it was addressed to the employer and I downloaded a copy from one of the employer's application portal.

Good afternoon fams,
Trust ya'll are doing great. I greet everyone.

My friend needs help, kindly read and advise.

This incident happened in Sept 2022. Shortly after, My insurance company requested I pay £4,335 for repairing a car that I never had impact with, I reported to FOS a long time ago but lately, FOS claimed they do not have jurisdiction on the matter since the second Final response from the insurance company was not submitted within the “6months rule”.

The claimant presented a video that showed no damage to the said car. They canceled my policy and made me pay the remaining pro-rated amount on the policy which was 3 months old. I paid the remaining 9 months for nothing just to avoid issues. Only for them to come back after 1 month claiming they have settled the claim and I will be responsible 100% for the damages after they took the total policy charges.
Sorry about this.

But I presume the premium paid was meant to cover damages to third parties since the policy was active at the time of incident.

£4k is alot of money and I strongly hope you find help.

Elders in the house, please how do you cut cost on car repairs in this UK?

I was recently charged £630 to replace REAR brake pads, brake disc and and brake callipers on a 2012 Honda Jazz... just rear brakes oo.

I later checked the prices of those parts on ebay and its about one-third of what I was charged at the garage. The price difference looks ridiculous but I'm also concerned about the genuineness of the parts listed on ebay.

Any pointers will be appreciated.

By the way, Honda Jazz is a very reliable car for starters. Drove about 9k in 1 year without any issues; serviced once and replaced rear brakes components. Glad I followed oga Lexus recommendations.

I heard of someone in this mess, was fined almost 100£ with 3 points on already on provisional licence
A friend got caught in this mess as well. Paid over £200 to the recovery company + taxi fare + loss of wages for that day (He couldn't make it to his shift) + 3 penalty points.

I had earlier advised him about the risk of driving without license but he complained of not having funds to pay an instructor.

One thing that is common amongst these group of people is that they actually have the funds but they consider paying an instructor a waste of resources. Yes, it is can be painful to cough out £35 per hr when you earn circa £12 per hour as a fresher but the risk of getting caught outweigh the savings.

I drove with another friend few weeks ago who already certified himself ready for the test because he's been driving in the UK for over 1 year. I told him he cannot pass the test with what I saw, and advised him to get an instructor to brush him up. He refused, and he failed wowfully.

Attending a proper driving school has lots of benefits.
I have been to some cities where they cycle alot, and doing a 3 point checks before moving off in traffic have saved me a couple of times.

Modified summary

Total time of LPG - 197mins at #650/kg

= #3.3/min

Total time or petrol - 106 mins at #500/l

= #4.7/m

Another way of looking at it .

With Gas

By calculation

1kg of gas at 650naira per kg lasted 3.17hours (3hours 17mins)

How many kg of gas per hour
650/3.17= 205.

Cost per hour = ₦205

I.e ₦205 of gas lasted one hour

*With Petrol*

One liter at #500 lasted 1.46mins (one hour 46mins)

Cost per hour= 500/1.46 = ₦342

Conclusion LPG cheaper

Personally gas is so safer than pms any day, but I'll have to put out this warning.

Happy independence day people .
This is very commendable. Thanks for sharing.

Just a little observation regarding the conversion from minutes to hours, I think it should look like this:

Thanks for the Grammarly suggestion.
Usually, we tend to mix up similarity with plagiarism. It is possible to have 40% similarity without a single plagiarism and it's possible to have 5% similarty with plagiarism. I am not saying you plagiarized but just trying to explain the difference based on my experience.

To start with, check what proportion of the 21% came from one source. Also, always do a thorough review of the similarity by checking the sources hilighted in turn it in and ensure your work does not directly reflect those sources.

I am happy to put you through on how to review your similarity for future purpose. All the best.

Who has travelled with airmaroc from Nigeria to Heathrow? What is the experience like? Too many negative reviews about this airline online…
I used them sometime last year for a return trip to Lagos and I cannot fault their services. The flight went on as scheduled, although some of the airport agents at Cassablanca tried to extort people for not wearing facemask. The connecting flights are also prompt, about 1 hr layover if landing at Heathrow and about 20 mins if landing at Gatwick.

The only issue is they still use the regular 737 which is quite small and not so comfortable for such long trip. But I didn't complain because I got what I paid for grin grin

Premium will actually go up with a new full UK license.

I paid 986 on my international license last year December, but the premium went up to £1,500 when I updated to a full UK license last week. The best I got on comparison sites was £1,200 but I wasn't sure what the effect would be on my next premium if I cancelled the current insurance. I paid a prorated amount of about £300 for the remaining 7 months as the customer service agent refused any negotiation. I will use the comparison sites again at least 1 month to my next renewal and opt for the best rate.

Congratulations!!

Was this manual or auto?

How long did you prep?
Thank you.

I did auto.

Passed theory test in Jan, started driving lessons in April. I had 4 lessons and 2 mock tests; each session lasted 2 hours.

Booked practical test on 14th April after my instructor certified me 'ready to pass'. First slot was for 20th September, I subscribed to 'test cancellation now' but nothing changed after 1 week. Then, I decided to try my luck with the website by searching myself. I was able to move the date to 18th July after several refresh and changing of IP address, the second attempt was not fruitful. I gave it a shot again last week and got a closer date which is just 6 days away.

Note: DVSA website blocks ip address once the traffic from a specific ip is too high, reason I had to use VPN 😀😀.

I must admit that the information from Nairaland helped me alot. I had to let go of my 9 years driving experience from Nigeria, and approached the lessons with a fresh mind. DGN driving school on youtube also helped alot.

No, I have neither accept nor sign the new agreement. I did point out the inconsistency in the tenancy expiry but I don't know his intentions for ignoring that part. Here's a screenshot of my inititail response to him:

And he responded thus:

"Thank you for reply and I appreciate all of the points raised.

I have spoken to the owners for you and while they were obviously hoping to get a higher rent they will accept your offer. I will send you out a new tenancy agreement very shortly to sign."
Thank you everyone for your assistance on this matter. I later messaged the letting agent asking him how he came about the 4th May tenancy end date. He responded this morning as follows:

"I have to admit I am not sure what happened with the dates but this landlord does only want fixed term tenancies moving forward so we would either need to sign a new fixed term agreement or they would look to relet the property unfortunately.

We could potentially do a 12 month agreement with a 6 month break clause if that would be more suitable for you?"

I have asked him to proceed with the 12 month fixed term agreement effective 4th April with a 6 months break clause.

It is also good to know that we can negotiate our vehicle insurance premium 😉. Nairaland rocks.
