[quote author=michlins post=106014854] sometimes at work, what you're actually paying for is the pace at which the work is moving.

With the the machine, you will have your blocks ready in two days and can move on with your project. But with manual mould, two weeks might not be enough.

So it all boils down to when you want to get the job done with. I remember someone giving me a job and asking me how much I want to ensure it's completed before schedule. He was willing to pay to make it happen.

Thanks sir.. but d 150k difference is enuf to add on other expenses sir..
D hand mould guy said he will do 10bags per day..

Well, I have not used machine before. I had only used hand moulders and I monitored the mixing. As for the hand moulder, you don't have to over pay him just for him to give you a good job.

The secret is in the mixing and compacting. The blocks I moulded since 2017 which are still in the site unpacked are still intact with no signs of having been touched by rain.

Tank u sir.. I should go with d hand mould. Cos d difference of 150k is much ooo.
Hand moulder 35000
Machine moulder 200k.

Moulding your blocks will always be far better than buying blocks both in terms of cost and the quality of the blocks. But to achieve this, you must be on ground to supervise the moulding, otherwise it will end up being better you purchased from an industry.

Good luck!

Tank u sir.... I will be on ground
D machine moulder man is demanding for 200k for 50 bags of cement at 40 per bag for 9inches.. d hand moulder is demanding 700 per bag but i promise to pay 1000 for a good job... how much should I negotiate with the machine guy..

I’ve never produced my own blocks so I’ll defer to others with experience.

One thing though is supervision. You need to ensure that they won’t take shortcuts with the mixture,

Good luck on your project.

You are acting exactly like the Kwara state Governor witj your response. Are you supposed to guide the way think about a subject or topic? Isn't that myopic? Do you have the power to restrict our response?
Perhaps you should debunk my comments with statements of fa ts that the Abdullah lead government is not breeding extremism with his policy. The earlier we confront our fear the best for us collectively. When BH started in Bornu, FGN initially treated the matter carelessly, by the time the FG became serious, the situation has gone out of hands. History have a funny way of repeating itself.

Kwara state is fast becoming a potential breeding ground for religious extremism under the current Governor. Imagine the extraneous condition that the building of a Church is not allowed in an area in Nigeria. Isn't this the way the North metamorphosized into terrorism?
Now if Christians start demarcating areas for themselves and mandating Muslims and mosques are not allowed, won't it be easier for us to explode into religious violence like we often experience in Kaduna.

God will not hold the current Govenor gulitless for planting this seed of discord.

She met a man with 3wives and still accepted to be a fourth wife, or did she think he was divorced, no he isn't, he is a womanizer/polygamist who uses cheap women. Now that it's the maids turn to be a 5th wife she's acting up. She brought this on herself so it's her cross to carry. She either cohabits with the maid or quits the marriage. I guess she's jobless, so I wonder how she can pay for a lawyer or cater for the kids, the former advice is what would suit her better. Sorry for my bad mouth o, I don't pity people like her.

Hello nairalanderfamily.. sorry to bother u guys with our family issues... my cousin i posted her issue here couples of months ago is at it again... her husband d retired commissioner for police beats her yesterday as early as possible... reason is because she saw her maid awake at 4.15am with d man there... d maid sleeps in her room but found her out dat early hours.. she challenged d girl only for d man to pounce on her and beats her blue black while d maid watches.... u no woman mouth na d woman now accuses him of sleeping with the maid on for him to hit her in d eyes... (I was there.. cos I Scot in her house during d week days because of my work so am not adding sentiments) d lady was running her mouth ooo. Den d man came and held her by her throat and pin her to the wall with pistol in his pocket... I was afraid but my own life is precious.. d thing dat affected me most is d children were at d scene of the barbaric act of d man... d maid was just looking and smiling I mean smiling... pls she want to report d issue as it is still fresh.. but we need a human rights lawyer dat won't compromise or b intimidated by d mans rank or monetary. He came last night but couldn't say anything.. he left d house dis morning.. and he has insisted d house maid is staying........ she cant eat solid food because of d pain in her throat and chest. She spat out blood twice yesterday...... pls any lawyer in d house cry

Just ensure you do proper verification before you carry out any construction work on the land. Also ensure you meet all the statutory limit (setback requirements).

Compensation don't come easy

You then need to work with a knowledgeable lawyer and a land surveyor to chart the land and for the lawyer to perfect the title document. Don't rush to start applying for C of O before charting the land as if the land is encumbered, you will not get a C of O. Please note that C of O is not automatic and in some states, fees paid are not refundable.

So genuinely chart the land first and if free of government acquisition then you shouldn't fear future demolition.

Have ignorantly done d survey.. It was done by a registered surveyor (ex president of d surveyors in kwara state )with seal etc and av spent 500k on it excluding the land payment(av started my fence tho with a security house on German floor level)...pls what should i do

I would seek the services of a knowledgeable lawyer to confirm if certificate of land registration is a title document or part title document in Kwara State. If confirmed, I would forget C of O.

To me personally, C of O is a legal instrument concorted by the government to scam and dupe small land owners. It is useless for majority of small land owners.
Tank u sir.... I humbly awaits ur reply... because wat am afraid of is my plot is at a corner piece and lagos issues as given me an eye opener to people their plots fall next to a road.. even tho my survey becons has been planted and isn't a major road. Lagos own if u don't av c of o u won't be given compensation. And I quickly want to apply now before their eye for kwara here open like Lagos own..

Hi elders ..
Pls I just did my survey in kwara state and d surveyor was advising me dat.. C of O is same thing with Land Registration certificate .. dat d C of O is only recognized by financial institutes as a collateral for loans..while d Land Registration Certificate cant be use in borrowing money... as for me I don't intend to be borrowing money from bank thoo. So which should I go for. D requirements for d d certificate of land Registration are..
1.. Survey plan(3 copies)
2.. Original Agreement +(stamp duties. 2% of d price)
3.. Passport
4.. Birth Certificate
5.. Form
6.. Reporting Fee
7.. Land Chart Creation
8.. Processing fee
Note... All dis together are not up 130k.. should I apply or i go for the C of O. Dats cost over 300k.

it is only land that secured that you can build on. So I advise you to fence the plot, maybe 4 or 5 courses.
Another option is to plant trees along the perimeter of your plot if you don't have money for fencing.

In order to know how to plan your cash flow, you need an idea of the total cost of the project, to do this you need a design from an architect, depending on the design, you may or may not need a structural Engr.

Then a quantity surveyor will cost. With a cost in hand, you can now begin to plan.

Thanks.... due to wat d baba onile has done i don't trust him again..

Evening fellow nairalanders.. pls am at cross road and I need expert and mature advice..
I bought two plots of land in ilorin around November 2020. .I did beacons at d 4 edges with 1hundred blocks. I av my documents. But d seller played a fast one on me by giving me 50 by 150 measurement which is 1 and half plot. I never new untill i got to lagos where I live, but i called d seller and told him.. with his response I knew he has spent d money and not ready to give me another half plot (but I warned him dat av leave d matter to go but he shouldn't misbehave with d 1 and half plot ooo) buh all dis omo onile stories am having doubt cos am far back in lagos and i don't want stories dat touches again. To do d fence with gates will cost like 800k.. my husband said we can do foundation but i think doing foundation isn't a good idea cos we plan to build gradually due to our funds income. If we do d foundation now and abandone it.. we will spend more money renovating d foundation again.
(1) d location is still a new site with bushes and few houses
(2) we are not planning to live dere immediately due to our work
(3)av seen abandoned foundation getting bad due to been abandoned over years
(4)my immediate neighbours just roofed his house but dat does not guarantee my plots is safe.. even tho he nows am his neighbour
(5) is survey necessary before d fencing
(6) should i do d fence and leave for like 3years to b able to gather money start proper foundation dat won't b abandoned.
NOTE ...d plot is at a corner piece of d road.. which is good for my mini mart i intend opening in years to come.

Thanks alot grin cool
