And thanks to @egunmogaji I now abhor the idea of having an all room en-suite house... I really saw reason after working on his designs... I now advice my clients to either opt for the jack and Jill system.. or bathroom space sharing where only both rooms can have access to the bath/toilet from the inside...

My boss once told me.. " you buy the land, but nobody owns the air" so when the land isn't adequate, go up.. but the fear of reinforced concrete slab (decking) here in Nigeria though..

don't make me laugh. in such a design, sacrifices must be made while trying not to deteriorate the living experience. when land is extremely small like this, i aim for a minimum setback of 14.5 feet in front to achieve adequate parking and atleast 6.5 feet else where for adequate circulation and ventilation. if you check online, you would discover that many counties require a minimum setback of as little as 3 feet so what i do is still within reason. designing for a small plot is not easy but as 50x50 plots become more common due to rising land costs, we must adapt.

You would need either need a longer plot, or a wider one.. for a 120ft x 60ft plot.. it won't be possible.. except if we intend to build on the road

the down floor would be a living room, dining, kitchen, two bedrooms non en suite and a single wc/shower. upstairs would be only four bedrooms en suite. the size would be about 31x34 atleast. i have designed something like that for a plot of land measuring 50x50.

Alright.. kudos to you then... but. Where you able to meet up with the minimum requirements for the setbacks, provide adequate parking and properly position the various utilities needed for the structure??

Yes sir, that was the plot size it was initially designed for

4 units of 2 bedroom flats..
Features : Lounge,visitors toilet, bedroom 1 and 2 ( en-suite with wardrobe), kitchen, verandah, and 1 car park for each flat...

External dimensions : 30.750m x 11.475m

i would advice a small duplex since you can get more rooms from a small plot of land. i think i can design a six bedroom duplex for it but atleast two of the bedrooms won't be en suite. do you have a survey plan of the plot?

I was thinking we have builders here that can always provide all the answers needed. It seems I have to search elsewhere since no one is willing to succour with my requests.

@op. Trust me, there are good builders/q.s/architects here that can give quotes, but you should be more specific, at least you should have a plan of what you want to build showing dimensions ( even if it's a rough sketch), the location is already know... and then you would get good quotes send to you... if u doubt.. ask my oga EgunMogaji

Shouldn't be that massive though. I am talking about 1 3Bedroom and 2 2Bedrooms on the Ground floor and same on the Upper floor.
Should only just contain only the essentials and the 3 bedroom don't have to be en-suite, just only the Master Bedroom.
And if possible no cantilevers on top flats... I personally have a phobia of cantilever due to personal experience... Thanks.

Good day sir... a quarter plot of land should be about 170 sq.m or thereabouts... length and breath may vary.. but a small duplex can be designed to fit into that plot, as a the 3 bedroom bq at the back.. I seriously doubt if that is possible..
