@all , finally the tenant is vacating my house at the end of this month after involving police and legal. I ended up dashing him the three months free, so he can go with his trouble. i pray he get the trouble he's looking for somewhere else. Thanks so much @everyone |

Nazgul: This is why it's good to have an agreement with the tenant before accepting his money.
Most landlords are just after their rent, they don't care about anything else.
Next time you bring in a tenant, involve your lawyer and ask him to sign an agreement that after the expiration of his rent he'll be given an additional 3 months to either raise the rent or parkout. If he doesn't come up with the rent or parks out after 3 months, you're free to put up the house for rent. And the house shall be locked pending when you'll get a new tenant. When you eventually get one, you remove his things out of your house.
Even if he goes to any court he cannot win because he signed and agreed in the presence of your lawyer to your terms and conditions. So by law you're not in the wrong. You are very right. Most times, they prefer verbal communication, because they have hidden bad motive. But written and signed agreement is the best. We learn everyday |

zed7: Lol. I had a nuisance tenant who refused to pay for almost 2 years. I got boys who came at 4am to throw out his belongings without any mercy. He kept writing undertaken and when time was up, he defaults.
Some tenants are heartless and should not be treated with kid gloves. His belongings were thrown on the streets. I felt for the wife and kids, unfortunately, their father is irresponsible and everyone paid for his irresponsibility. The look on the kinds face is heartbroken. But that's the price even innocent children pay for such parents. I'm too soft when it comes to children. |

laivwire: The only way to deal with such tenants is to frustrate them until they leave. It's usually a war of attrition because if you don't, they would continue to stay even beyond the 6 months notice. Bear in mind that their continuous presence is costing you money especially when they choose to be stubborn.
- Cut power. - Change gate locks arbitrarily and don't give them the key. - Send notices of rent due every 2 weeks. Never acknowledge the 6 month grace period. - Disconnect water - Remove the roof Exactly what took place today. |

Badca81: Your case dey similar to my neighbour's own. Honestly if the tenant goes to court after the three months he will still get extra months again like three more months. This I have seen before. The only alternative is to involve a lawyer so that everything will be in due process. I guess you don't have one because if not your tenant wouldn't say that at all . If you had a lawyer from the beginning he would have served him quite notice prior immediately his rent had expired for a duration of three months.
I guess your tenant is troublesome because na only those ones they reach six months. Maybe I will start my renovation immediately, if he decides to stay for three months, no wahala. If he will be comfortable, then no prob |

For instance, does the 50-50 sharing formula automatically apply to every divorce. What if the man had already acquired like 80% of the wealth before he married the woman?
Also, will the woman have to provide evidence that she was part of the wealth or property acquisition before a certain percentage can be allocated to her? Is there no other way to make it work anymore? Have you try separation for a while Incase you both ended up missing each other and want to make it work? I'm just thinking out loud though |

It is only a shallow minded person that will narrow my post to Tinibu and peter Obi sinero. Nigeria is a big country with too many intelligent people. We are blessed. We have all it takes. The poverty level is too high compared to as before.
When it comes to electing a leader, we are supposed to collectively choose a person with more positive results, good approach, intelligent, strong, bold without international scandal and if he goes there and fail us, we stand up in one voice again and vote him out, not minding religion and tribe.
Once our leaders discovered we are intelligent and knows what we wants as a nation, they will no longer victimize us. Every leader will eventually begin to act right.
We the masses are the very problem of this country. We support every wrong and we try to adapt to every hardship and difficult situations at the expense of each other.
We don't collectively ask for explanation for anything, we just adjust and fit in. Tribalism and religion wouldn't let us think and behave right.
Why is this annoying me? This is because, we individually make our separate choices base on whatsoever that motivated us, but when it's time for the consequence, we all faced it together.
Isn't it obvious that we are supposed to be united and collectively be in one voice? The same way an Hausa man is finding it difficult, is the same with a youruba man. |
