Soft wood, price of 1x12x12 in sawmills ranges between
₦1900 - ₦2200 depending on demand.
The one am using for my current project in Calabar is #1050 and full 1x12x12. In fact, I haven't seen 1x12 as full as this one. See pictures below.

Oh and the compound finished with interlocking stones and fence
Approximately 27m - 32would do it. On normal foundation for luxury finish.

Non luxury finish - 20 - 24m

Just ordinary finish - 18 - 20m

Please throw more light on the choice of the foundation design. What's the soil condition like? Why the structural introduction of a ground beam? Given your knowledge of the soil condition, do you think there are alternative cost effective foundation designs without the ground beam?

The blocks are really unique. Very effective and practical for hollow blocks.

Thank you for your questions.
The introduction of ground beam was as a result of historical background of the place. However, once it's ascertained that the land is good enough without ground movement and fast settlement, you may not need ground beam. Example of this was a two story we did in Uratta Owerri. There was no need for ground beam then because the soil was strong.

The foundation still remains pad and strip. The only new thing is the beam.

Baba, if another person had written what I wrote I would have said it is a lie. He was so unreasonable. He kept on speaking English about how he is a professional and how he worked for one of my neighbours on he street etc. Na so I leave am with my wife make dem de speak their English oh. That line sha "I will get back to you".

Better say sorry I can't deal with this than to leave the person that way with that statement. It helps the person move on and maybe decide on how best to deal with clients subsequently. It's an honorable thing to dismiss a vendor, artisan or worker or even a contractor in a simple fashion than suspending or keeping the person hanging with that statement.

If need be you don't say it in front of him. Leave them a text or whatsapp message thereafter. In my opinion, it's the best way to treat people. Positively or negatively in brings about a defining closure of a discussion. Thank you for your time.

This is what he sent to me this evening... are all these the actual prices of materials in the east (Aba, Abia state to be precise). I will appreciate to be guided by the wonderful people of this forum. Note this is for remodeling of a storey building. If need may be, I can still upload the existing building here, so as to be guided properly.
Some things here seem to be high as per unit prices. However, I can only say the prices of things I bought then with time. So you can do your plus or minus yourself to get an average.

Firstly, what do you need the 20mm for?

Secondly, use this price range coz that's what we bought then for the two story building we did then.
- 9 inches block - 145 - 155 Naira for one
- 6 inches block - 120 - 135 Naira for one.
- a trip of Sand - 16 - 19K then
- 1x12x12 - 1200 Naira then
- Bag of nail - 8,000
- Cement then a bag was - 2500
- 30 Tons Granite - 230 - 250K then depending on your supplier and distance to your site.

This is just to mention a few.

Back filling and construction of ground beam.
Block works took about 900 pieces
Height of 850 from the back then 1m in front to achieve the level.

Granite costs in East is very expensive compared to Lagos. I remember working in Owerri 2018. 30 tons was for 240K then at Uratta Imo State. Note, the distance plays a role too. So if I want to put a range I would say 200 - 250K. Though they have some other things cheaper too like Blocks there are cheaper than those in Lagos and a few more materials.

Their plumbing pipes is shorter than that of PH and Lagos too. In fact east has their own advantages and disadvantages when it comes to materials and workforce
