The columns for the ground floor to Decking is almost ready at this point in just day 3.

Salliet:
I have taken contributions from my esteemed Engineering personel here and modified the layout.

Hints:
1. Put both toilets together for piping/evacuation ease.
2. Maintain the balcony for cloth hanger or inverter batteries or AC outdoor unit etc.

3. Position of kitchen to improve cross ventilation.

4. Visitor's toilet door was too close to bedroom door in the previous design.

5. The bedroom windows were previously split into two separate 600mm but now combined to a single 1200mm window.

6. Introduced a little shoot out by the kitchen, to make the 2storey building look a bit stylish than being just flat and bland.


7. Most importantly, with the same perimeter of a given space, the closer the space is to being a square the more the area created. Hence most of the spaces are square in nature.

What I mean is:

Length : breadth: Area : Perimeter

L : B : P : A
7 : 1 : 16 : 07
6 : 2 : 16 : 12
5 : 3 : 16 : 15
4 : 4 : 16 : 16

One drawback is that, there will be a visible tie beam in the kitchen. That could be concealed with pop though.

Hello,
Pls find my screenshot below and let me discus a few things. Firstly, the window in the living room can be expanded to 1.2m minimum at least by 1.2m that's 4fit x 4fit. As indicated by the yellow line below.

I can see two different entrance door. One from the staircase area and one leading to the living room. Now where I need more clarifications is the window on the same wall with living room what's it for if the double swing door coming from the staircase area is there. Unless that place is an open terrace, that window wouldn't work.

Look at the wall of the bedroom and the proposed kitchen. Kindly make it entirely straight to the bedroom. That recess is not ideal. If you want an ideal recess that can give you a good shape. Look at from 450mm to 900mm recess. That 225mm is not ideal. Rather in building setting out and foundation stage, an inexperienced person can miss it.

If I find anything else I might need to highlight. I will do so. Remember, this is my opinion and suggestions from the little I know. Thanks and good luck

That is exactly what I was saying. Look at how the Toilet is positioned to be used by Guest and the Occupant.
And still the people sitying in the Livingroom does not see the Toilet. Good plan.

And YES, if that is how the owner wants it, you have no choice o. Agreed.

Day 3 - July 1st.
We did the block work forming by 95%
Also the carpenter boarded the pillars in the 20% block work formed yesterday.

Brick layers used here = 4
Labour used here = 8 to achieve this speed of works coz the nature of the blocks here is entirely different from the Hollow blocks you know. This ones are 100 heavier than the regular 9 inches known in Lagos. This is half Hollow and half solid as shown in the pictures below

Work updates from today.
We did the pillar base concrete works and commenced block forming on day 2.
We formed blocks at 20% on this same day.

I'll like to hear form you and others that think a VT is an overkill for mini-flat ... where then do you suggest to place the only bathroom in the house?

a) en-suite and inside the bedroom such that a visitor have to come into the bedroom to use or
b) outside such that it is directly accessible from the living room

Not an overkill per say but saves space makes it functional at the same time. Would share a plan I did that solved that purpose soon.

Reason for that is this.
One bedroom flat is not meant to have so much people in it by virtue of design and space management. So it is assumed that under normal circumstances, the Occupant can as well us one convinence area by way of design and positioning.

I quite understand why you feel there is need for it because of our culture of housing so much people in building basically.

Just the way we Design and make car parking provisions for a specified number of cars for example. I don't know if you still understand what I mean. However if you don't, I will still find time to share one I did.

See the building below. It has owbee occupied 4 Bedroom Duplex, one executive mini flat and a rentable 2 bedroom Duplex. All full options.

The mini flat there has the description I have suggested herein. The yellow wall you see in the middle below is the mini flat.

Not a bad concept. But I personally think you should eliminate the Guest Toilet in a one bedroom apartment, it is overkill.
One toilet should be enough for the Occupant and the Visitor. Thank you.
