While we are building three brand new structures.

The main Duplex
The Gate House
The Gen House.

We are pleased to announce that we have contracted the tank stand of this project to Michlins

He will be doing a 9000L - 12000L Tank Stand for this project.

Was mobilized yesterday and materials came in today. Work has started in earnest too

Gate House Work update.

We are doing lintel and pillar concrete works now, electrical piping and plumbing piping are ongoing simultaneously.

We have currently used up 20 Trips of filling sand so far and still counting more

Na my first time to build.... I kept bringing out money so tey i spent way above my budget just to get to lintel phase however please I need an advise for an estimate cost for the decking for a semi detached duplex (4 bedroom each duplex I.e 8 bedroom semi-detached duplex)

The site engr has estimated about #4,226,000 just for the rods (decking) while another engr on the side who is willing to handle has estimated #1,050,000

Brethren to say I am confused is an understatement

I decided to run here and perhaps get professional advice.
Please note that this is the cost for rod alone

Let me break it further how they arrived at the said amount

Site Engr;
70 lengths of 16mm rod @17,000 =#1,190,000
300 lengths of 12mm rod @9,400 =#2,820,000
50 lengths of 8mm rod-@3400 =#170,000
Binding wire = #45000
Total = #4,225,000

Share the decking structural plan for advise. But going by practice, there is no way the second guy knows what he is doing. A 4 Bedroom Duplex which I belive has three rooms upstairs, the first person is close to what it is. You are dealing with decking, those 16mm bars are needed, the 12mm for slab and staircase and 8mm or 10mm for rings and runners where necessary. Even, a room of 12sqm standard can take as much as 40 - 60pcs of 10mm by Cross section top and bottom bars alone. Talk more of the complete decking area. Sobe staircase alone can take as much as 30 - 40 lengths of 12mm depending on their size, design and reinforcement details.

What exactly did the second person wake up from to get that quote.

Side note: Too cheap doesn't always make it right pls. This second quote I can guarantee you 100% doesn't know what he is writing

We are simultaneously renovating all the existing structures...

Boy's Quarters - Reroofing it completely, installing tiles (Wall and floor) for the first time on it, POP, new shower kits and wcs set.

Main Bungalow - It's a 3 Bedroom with sitting room and Dinning with kitchen. We are doing New Wiring to be conduit now, new floor with tiles for the first time, POP, wall screeding, new bathroom kits and fittings and complete new plumbing works.

Palace (Obi) - Changing the existing roof, new flooring (Tiling for the first time), Electrical wiring, new wall tiles and toilet with bathroom fittings, wardrobes.

We have alot to do here.

We are starting with the boy's quarter first

Mind you, we have just already changed all the existing windows on all this three structures to modern Casement Window with Burglary and nets.

Meanwhile, main building is set for foundation back filling we are already starting it off with 10 Trips of filling sand

We are already preparing for decking of the gate house here.

We commenced chaining and foundation concrete works of the main building ground Beams just before DPC and taking levels due to the sloppy nature of the land.

Main building Foundation block works

The persistent sit at home in the east is currently affecting our work program from supplies to actual works.
2 Days is gone without us working, however, we intend to push for a speedy approach by tomorrow should the area we are working be calm.
It is important to note that the region where we are working is one of the hostile region in Imo state. In fact, we have met the unknown gunmen severally.

However, we are looking forward to push the work by tomorrow like I said to over the lost times.
