BiigTee:Depending on the location and environment as well as the site premises. Hence, once you do wiring. It's paramount that either you have a guard on ground or you should facilitate the installation of your doors ASAP. Because wires can be taken out in any unsecured environment and you know wires are quite expensive. It's easy to remove by just pulling it through the pipe. But if you have a secured environment where there are checks and regular human movements around the property. The chance of this things happening are low. |

Thankfully today we were able to do some Colums and Beam works and we have equally started preparing for back filling while other Colums and beak works continues tomorrow. So far the foundation has taken 1800 Blocks of 9 inches. The second and third picture shows the arrival of filing sand

BiigTee:OH that's good Thank God for the progress do far. In my approach. I proceed with the first floor piping, then windows. After that AC Mechanical piping as well as other piping works, then Plastering should commence so the bricklayers can dress the windows. When Plastering is done, wiring can commence. Then POP Works and Screeding. Followed by door (frame) installation and then tiling. |

A quick update on this project. We have successfully done the TV stands of both main living room and family lounge and completed screeding works on the security and Gen House.

Dennis3D:Thankfully a client in Abuja has seen this project and bought into the idea. So we have to modify it to suite his own land. We are currently working on the approval with construction in view soon. Here is the updated design we did for the client.

We used 85 Bags of Cement for the Blinding Works and colum base works on this project so far. We estimated 1400 blocks to be used on foundation. All are 9 inches. Already we have 1500 pieces on ground already in anticipation. The building has about 44 pillars in all of which 4 pillars are isolated colum in the front as shown on the 3D model. Meanwhile the pictures below are other structures currently undergoing construction just around the plot we are working on currently. The picture below is a 12 units of 2 bedroom flats for rental purposes... From the prevailing buildings around here. The very fast structures springing up here are mostly units of 2 bedroom flats mostly.

WaltherPPK:Thank you for your question. As for the need for the ground beam is to create a more stable foundation strata especially looking at the span of the building and thus, the client requested for it to be done as well. As for the soil bearing capacity. This is South East. They have a relatively stable soil when it comes to soil bearing capacity compared to Lagos. Ground beam is done on blocks in some special cases like sloppy ground, to create a more stable foundation through the connection of the structural Colums of the building. Ground beam at times in this part of the country doesn't necessarily mean that a soil is bad. Note that the soil here is not like Lagos and the ground beam here is different from that of Raft foundation. I hope my explanation is helpful to you. Regards. |
Regardless. We are now currently setting foundation works. We are doing 5 Blocks on foundation, then we will add ground beam to make it 6 coaches of foundation height above the road level.

30 Tons Granite here is 460K 25 Tons Granite now. Sold for 340K Far more than what we Budgeted and I learnt the price was increased from our budget in April 2022. As at March, same 30 Tons was sold for 260K while 25Tons Mark sold for 180 - 190K This is where we are having a mind blowing variation in material cost. Sand trip here is 37,000 as against 26K we Budgeted. This was increased as a result of diesel transportation. Anyways, these info have been conveyed to our client and we highlighted an expected change in materials cost prior to start up because the bill of quantity was done last year 2021. Attached Picture is the 30 Tons Trailer during offloading at site yesterday. Note: We have already bought and used one trip of 25 Tons already for Blinding of the foundation Trenches and colum bases. We have equally started preparing pillars going up to the decking at the Foundation Stage. To make the process faster.

We had challenges from 5hrs + rainfall on site yesterday. Some foundation Trenches collapsed but we were able to dig it again today and completed Blinding. By tomorrow now. We set the Colums and commence block works on foundation ASAP.

Be sure to follow us up as we update the thread tomorrow with work updates. A review information on the cost of materials here. The estimated cost of some things went up from budgeted. Granite was budgeted at 260K for 30Tons now its sold 450K for 30 Tons and 350K for 25 Tons respectively. Sand increased from 28K to 38K now. Blocks are less in cost here compared to Lagos. We got 270 as against 300 Budgeted per 9 inches. Irons are less expensive here compared to Lagos. 1x12x12 planks are sold 1700 here compared to 1900 Lagos and the planks are full here compared to Lagos as well. Binding wires, nails, woods etc are OK in price here as well |

Foundation Trenches excavation ongoing. We are doing 3fit normal foundation depth then 1 foot down for colum base. Making it 4fit total.
