Right from time.
Eastern people do 60x100fit as I was told before,
Then later reversed it to 50x100fit which makes a lot 450sqm.

Now in Lagos a plot is 600sqm that estates sell as a standard plot but in reality 600sqm is not up to a standard plot. A standard plot in Lagos ought to measure 60x120fit which should give you 650sqm.

But what these estates do is reduce it by 50sqm, and to them its more gain. Standard plot is supposed to be 60x120fit, what most estates give you is 60x100fit which is about 600sqm.

Lagos estates sell the following plot sizes.
150sqm
300sqm
450sqm
600sqm
800sqm
As the case maybe.
It pays them to sell in sqm than to sell in actual plot size measurements.

Congratulation Engineer, this is massive project. We are following and watching your speed in doing things, if you don't mind what is the land size of this multiple structure . Bros be careful out there, the news stories at that end is not encouraging.

The story is true.
However, we will definitely apply caution where necessary. Starting from tomorrow Monday. I don't intend going to site till late evening if need be. However, my workers will do the little they can because they have a shelter on site there where they stay.

From the drawings: Land Size = 897 sqm.
I beleive that is about two plots.

You got it write sir.
The land size is almost 2 plots east size. Two plots here is 900sqm. Which is 100fit by 100fit.

I always put land size for designs on the 3D model pictures

We will be sharing our work here as well as our experience here. It's gonna be more like telling a story on this particular project.

A different approach this time.

We have serious of challenges in the south east, ranging from security, curfews and sit at homes on regular Mondays and some days IPOB Leader goes to court.

Its gonna be a challenge, but we are equally strategizing on the best approach to follow in delivering what we came here from Lagos to do.

Without wasting time.

We make use of the best available time and opportunities we have. Thereby, working as usual Sunday to Sunday as much as we can.

Weather is another challenge because it's a raining season we are into.

In all these, we will definitely do our best.

We are not deterred by the challenges that exist here.

We immediately have commenced setting out and digging of this project.

Setting out materials and work tools specifically dedicated to this site as we normally do for other projects

Day 1....
Upon arriving here.
We started procurements.
Estimated Budget for this about 31m to Carcass as prepared on June 2021.

However, we are taking notice of the inflation that has occurred over the past 11 months prior to start up. We will update the BOQ with the actual budget spent upon completion. From our analysis with the current market rates. It's gonna be ranging about 35 - 37m upon Carcass completion.

This is because of varying changes in some major materials and change in some scope with additional works embedded after initial BOQ is compiled.

Firstly we did site storage and shelter

Procured setting out materials and initial foundation items.

@Dennis3D, I am wondering if the requirement for a foundation to cater for the soil type made a great difference in N18.5m spent to the decking level? In parts of the country (like Enugu) without water in soil issues, I am suspecting this cost might be lower right?

The project Carcass is 27.9m (Foundation to Roofing)

The foundation cost on this project has a significant role to play in the cost. This is Raft foundation.

Enugu is mostly strip and pad because of the string soil.

Definitely Enugu foundation work is lower.
We have worked in Enugu before.

Pls when advising a client on things like this.
Kindly tell them if the rooms and spaces are going to be standard or just rooms to accommodate bed spaces.

Reason being that once you say it will take these units of 2 bedroom. A client automatically is expecting standard rooms, kitchen, store, living room, maybe dinning etc. Because such Design is basically for rent. As for the car parking. No way to get 4 car parking space on such Design unless the ground floor is suspended either completely or half.

The ability to manage space through design involves alot of factors. As for design and approval such design can't fly unless you are looking at 2 floors up. Because the set backs for half plot design is 6 - 1.5 - 1.5 - 3m whereas full plot is 6-3-3-3m.

On a lighter note, the ground floor of such design is usually smaller while the suspended floor slab is cantilevered basically on 3 or 4 sides of the structure as the case may be.

But if you are looking at Duplex Design, then one can achieve alot of designs on half plot. From 4 to 5 Bedroom Duplex designs with car park of the 2-3 cars etc.

Just my opinion to this.

Thanks chief.. Mr Taoreed was unavailable for the roofing job but I was able to get someone else.. For roofing and nogging we negotiated 200k Workmanship.. As a first time home owner what do u think I should be on the look out for as we make preparations to commence roofing?

After the purchase of the roofing woods. Make sure they are treated with Soligum and Kerosene or oil to avoid termite in the future.

Also, ensure appropriate height is chosen for your roof before they start.

Is on site fabrication more expensive? Or cheaper?

It has no role to play in the cost of the aluminum works when you have scaled through the negotiation process with your aluminum vendor.

Its even much preferable for them to fabricate on site because it reduces mistakes in measurements which can lead to increase in cost from the vendor if mistakes are made as a result of off site fabrication.

Good evening sir. Fabrication on site is always better as it gives them the opportunity to always cross check their measurements and ensure no mistake is made and equally reduces the risks of broken glass during transportation in some cases.

It equally gives them opportunity to make and adopt new measurements when changes are made on site during fabrication. I have seen that happen. In fact in this project, we even changed the position and size of a window and removed one too.

So in my opinion, it's preferred to start up window fabrication on site.
