Good Day, Dear Nairaland people. When it comes to land management and design. Look no further. This design is on less than 2 plots slightly in the east. And barely 1 and Half plot of land in the west which is 900 sqm... This design is on 891sqm. Here we have an owner occupied 4 Bedroom Duplex with an attached 4 units of 2 bedroom flat with all rooms ensuite, dinning visitor's Toilet and large sitting rooms in all flats with kitchen as well. We equally have 2 units of self con BQ then security and Gen House present with car park for 6 cars at most. Design is currently done to be constructed in Owerri Imo State. Need a building design. We are still in the spirit of designing. Currently designing a 5 Bedroom Duplex with attached 4 units of 2 bedroom flat for a client whose project is to take place in Owerri. Currently on approval stage. When we are set, we will open a thread for the work personally here for construction. Bull of quantities for the construction have been done as well. Good morning Viewers. We ain't done here as well. Currently planning on making doors procurement soon. Estimates has been sent to client to that effect. Doors is estimated at 1.5m about 26 of them in total. Including toilet doors too. Full details will be shared as thus. |
Tiling works has commenced here and work is going on well. Will share updates of the tiling works soon. The smallest tiles used here is 60x60 tiles. For both walls of the bathroom and the floor of all spaces, rooms and lobby included. Godwin tiles is what we are using here. Though the client is hoping to use 60x120 tiles for the main living room |
We are looking towards doing an independent NEPA connection for this flat for the purpose of having a personal prepaid meter on it soon. Currently there are 8 flats in the premises using just two prepaid meters of which our current flat is inclusive. But now we want to change the narrative. |

Some people wonder sometimes why I work under rain, sun and even on public holidays and even Sundays. I tell them, when I promise a client that I must meet up. I do all possible arrangements to make that happen. Which include working extra days or hours to get it done. |
kopell:That shouldn't be much of an excuse to a client. What a client expect is job delivery. Over the years what a client always expect after they have paid for their job is delivery and not excuses. Unless it's something beyond your control like an act of god then a client is expected to reason along with the vendor. But in this case, going on subtle break and all those glass damage excuses Is a combination of points that in this case a client doesn't want to head unless proper communication in the process is established. A broken Glass for instance is one of the risks of window guys nightmare but I feel they should be aware of that before they commence their window work logistics and movement to and fro from location of purchase to site. |

kopell:Woww. That will be unacceptable I must say If you pay up to 99% upfront. There is no reason why the person shouldn't deliver o. Delays can only be found when the payment is in installment and bits of which that's not the best option though. I wonder what might have caused that delay because you have paid almost everything. He shouldn't delay. What was his reason sir? |

Piping and wiring estimates of this project are equally being sorted out... At the moment... We have got window estimates. Ranging from 1.75 - 2.2m on average from 3 different window and aluminum guys if which two are resident vendors here in Nairaland. We are currently reviewing all these with clients while we are awaiting for the roofing wood work and sheet to complete the Carcass |
