Plastering works have been ongoing here.
When am back to Lagos. I will visit the site to get more updates for the thread.

Thankfully today we were able to do some Colums and Beam works and we have equally started preparing for back filling while other Colums and beak works continues tomorrow. So far the foundation has taken 1800 Blocks of 9 inches.

After roofing, what's next? Windows? Or conduit MEP piping Or plastering. Which do u think should be prioritized to tackle against inflation and in terms of best construction practice?

Thank God for the progress do far.

In my approach. I proceed with the first floor piping, then windows. After that AC Mechanical piping as well as other piping works, then Plastering should commence so the bricklayers can dress the windows.

When Plastering is done, wiring can commence.
Then POP Works and Screeding. Followed by door (frame) installation and then tiling.

Colum and Beam works ongoing

Concrete work on Colums and beans from one side will commence today simultaneously

We have successfully done the TV stands of both main living room and family lounge and completed screeding works on the security and Gen House.

Thankfully a client in Abuja has seen this project and bought into the idea. So we have to modify it to suite his own land.

We are currently working on the approval with construction in view soon.

Here is the updated design we did for the client.

Good morning Viewers

We used 85 Bags of Cement for the Blinding Works and colum base works on this project so far.

We estimated 1400 blocks to be used on foundation. All are 9 inches. Already we have 1500 pieces on ground already in anticipation.

The building has about 44 pillars in all of which 4 pillars are isolated colum in the front as shown on the 3D model.

Meanwhile the pictures below are other structures currently undergoing construction just around the plot we are working on currently.

The picture below is a 12 units of 2 bedroom flats for rental purposes... From the prevailing buildings around here. The very fast structures springing up here are mostly units of 2 bedroom flats mostly.

Why are you doing a ground beam? Did you carry out a soil investigation and the ground beam was recommended? If yes, what is the bearing capacity of the soil?

Thank you for your question.
As for the need for the ground beam is to create a more stable foundation strata especially looking at the span of the building and thus, the client requested for it to be done as well.

As for the soil bearing capacity. This is South East. They have a relatively stable soil when it comes to soil bearing capacity compared to Lagos.

Ground beam is done on blocks in some special cases like sloppy ground, to create a more stable foundation through the connection of the structural Colums of the building. Ground beam at times in this part of the country doesn't necessarily mean that a soil is bad. Note that the soil here is not like Lagos and the ground beam here is different from that of Raft foundation.

We are now currently setting foundation works.
We are doing 5 Blocks on foundation, then we will add ground beam to make it 6 coaches of foundation height above the road level.

30 Tons Granite here is 460K
25 Tons Granite now. Sold for 340K


Far more than what we Budgeted and I learnt the price was increased from our budget in April 2022.

As at March, same 30 Tons was sold for 260K while 25Tons Mark sold for 180 - 190K

This is where we are having a mind blowing variation in material cost. Sand trip here is 37,000 as against 26K we Budgeted. This was increased as a result of diesel transportation.

Anyways, these info have been conveyed to our client and we highlighted an expected change in materials cost prior to start up because the bill of quantity was done last year 2021.

Attached Picture is the 30 Tons Trailer during offloading at site yesterday.

Note: We have already bought and used one trip of 25 Tons already for Blinding of the foundation Trenches and colum bases. Will. Upload pictures of it later.

We have equally started preparing pillars going up to the decking at the Foundation Stage. To make the process faster.

We had challenges from 5hrs + rainfall on site yesterday. Some foundation Trenches collapsed but we were able to dig it again today and completed Blinding.

By tomorrow now. We set the Colums and commence block works on foundation ASAP.

A review information on the cost of materials here.
The estimated cost of some things went up from budgeted.

Granite was budgeted at 260K for 30Tons now its sold 450K for 30 Tons and 350K for 25 Tons respectively.

Sand increased from 28K to 38K now.

Blocks are less in cost here compared to Lagos. We got 270 as against 300 Budgeted per 9 inches.

Irons are less expensive here compared to Lagos.
1x12x12 planks are sold 1700 here compared to 1900 Lagos and the planks are full here compared to Lagos as well.

Binding wires, nails, woods etc are OK in price here as well

We are facing sit at home challenge today

Meanwhile in preparation for a speedy take off.
We are immediately preparing our pillar and base works.

Foundation Trenches excavation ongoing.

We are doing 3fit normal foundation depth then 1 foot down for colum base. Making it 4fit total.

Right from time.
Eastern people do 60x100fit as I was told before,
Then later reversed it to 50x100fit which makes a lot 450sqm.

Now in Lagos a plot is 600sqm that estates sell as a standard plot but in reality 600sqm is not up to a standard plot. A standard plot in Lagos ought to measure 60x120fit which should give you 650sqm.

But what these estates do is reduce it by 50sqm, and to them its more gain. Standard plot is supposed to be 60x120fit, what most estates give you is 60x100fit which is about 600sqm.

Lagos estates sell the following plot sizes.
150sqm
300sqm
450sqm
600sqm
800sqm
As the case maybe.
It pays them to sell in sqm than to sell in actual plot size measurements.

Congratulation Engineer, this is massive project. We are following and watching your speed in doing things, if you don't mind what is the land size of this multiple structure . Bros be careful out there, the news stories at that end is not encouraging.

However, we will definitely apply caution where necessary. Starting from tomorrow Monday. I don't intend going to site till late evening if need be. However, my workers will do the little they can because they have a shelter on site there where they stay.

From the drawings: Land Size = 897 sqm.
I beleive that is about two plots.

The land size is almost 2 plots east size. Two plots here is 900sqm. Which is 100fit by 100fit.

I always put land size for designs on the 3D model pictures

We will be sharing our work here as well as our experience here. It's gonna be more like telling a story on this particular project.

A different approach this time.

We have serious of challenges in the south east, ranging from security, curfews and sit at homes on regular Mondays and some days IPOB Leader goes to court.

Its gonna be a challenge, but we are equally strategizing on the best approach to follow in delivering what we came here from Lagos to do.

Without wasting time.

We make use of the best available time and opportunities we have. Thereby, working as usual Sunday to Sunday as much as we can.

Weather is another challenge because it's a raining season we are into.

In all these, we will definitely do our best.

We are not deterred by the challenges that exist here.

We immediately have commenced setting out and digging of this project.
