The following are the reasons why your building plan approval take long to be approved in Lagos & other states;

1. Not charting your land: charting is wen the surveyor at the planning office helps you check d status of your land may b it under government acquisition, d type of land use dat ur land can be used for.

2. Not pre-screnning your drawings before submitting to approval: pre-screening is when your architectural drawings, structural, electrical or mechanical drawings are checked by d government specialist to check if the drawings a ok or nt, if nt ok they comment and u correct den you show dem again. Ones d drawings a ok, I promise your approval wnt go beyound 4-_6 weeks.

3. Not having correct documents like C of O, tax clearance certificate

4. Nt doing follow up: you need to have at least one person that will give you info on where you file is

Oga spyder880, counting of blocks is not popular in the south West part of Nigeria unless you are ready to pay heavily like N40 and above per block. And the idea of using partitions here sounds strange to artisans. They prefer to give you a quote for any job and then you negotiate.

you are very wrong using 15# per one block, with this calculation, you will end up paying more cos u can't control the cement that will be used.
In case of next time,
Renegotiate and tell them you are paying per bag of cement and your bidding shouldn't be more than 700#/ bag of cement and they "must" mould u 40 blocks per one bag or 35 blocks per one bag if u want stronger blocks. Dont let them mould above 40 blocks per bag.

Success in your project
But Bro, he said that the man collected N15 per block and he moulded 40 blocks per bag of cement. That means he actually paid N600 per bag of cement.

I want to mould 4,100 blocks on my site in Agbowa and I came up with the estimates for materials.

Following the 1:2:4 ratio

4,100 of 6" blocks /divided by 26 blocks per cement bag = 158 bags of cement (7,884 KG or 9 tons of cement)

18 tons of sand.

36 tons of granite.

Am I correct?

Since your associate is honest, let him get a tipper of sand (any tonnage) then give the moulders some bags of cement. Monitor them for a day or two till the sand finished, he can then use that to calculate for the remaining blocks.

I think my legs are being pulled, but I'm not sure so I hope my people will be able to help.

I was just told by a block moulder that he will only make 30 blocks with 1 bag of cement and the charge is N800 per bag. The problem is I want 35 blocks per bag. Making 30 blocks per bag adds about N40K to my budget.

This is supposed to be a fixed price in Agbowa. Can anyone confirm if this is the case? Have you heard of such?
Sir, with a good sharp sand I normally mould 32 blocks 9" and 42 blocks 6" per bag of cement and the blocks are very okay. Tell them to wet the blocks for 2 days after moulding b4 sunrise.
N700 to mould one bag and agbowa's should be cheaper.

But why the sharp increase. I still dont have any reasonable explanation. Is Dangote importing cement now? Naira did not drop by 50% now. Is it just market panic? Cement always tend to stabilize though. Should I pause work on site or carry on?
From what I got from a distributor:

Dangote has not officially increased the price of cement but the company has refused to accept fresh payment since mid last week.

According to the distributor, it is either the company has issues with their banks or they may be planning to increase the price.

The increase we are experiencing is because the major distributors are hoarding the cement.

Once they started accepting payment, we can then tell whether the increment would remain or not.

UPDATE
The company has started accepting payment at N2,100 per bag, so the price will stable around N2,200 per bag till further changes.
