He is correct, you have to introduce new columns calculatively ( each of the columns should have column base with steel reinforcement) for the purpose of transferring the load to the ground, it cannot just be on the wall, it's columns that suspends it.

Little thread like cracks both horizontal and vertical around the lobby area. .. In fact the entire building.

The occupants informed me of this just tonight and this house is barely 2 years old.
Some of the cracks seems like it's from the plastering but some are really becoming very pronounced.

What's the implication of this and also possible remedies.

The pics attached may not be visible enough because the cracks are pretty tiny. The second photo is from the building exterior... I think that's a crack because it worked it's way into the window art work.


....Well if you don't mind did you employ a civil engineer during the structural construction of the building?

I asked because I would want to know the reinforcement schedule or if some structural measures were considered on the structural members.

However, vertical and horizontal crack in a building is not good expcially horizontal crack.

Cracks in building is as a result of:

1 Poor plaster moter ( Minor)
2 poorly laid block wall
3 lack of quality block
4 lack of simultaneous lintel reinforcement
5 poor structural drawings ( scanty columns)
6 uneven displacement on the earth surface ( especially when the oversight is not reinforced)
7 choosing wrong foundation
8 unprofessional practice

Remedial :

Get a structural engineer to visit the site, definitely he will fix it.

Good Morning to the Daddies and mummy in the house, i sincerely need your contribution on this, help me.

We got a land valued at around 70M to 100M last year may/june, CofO,survey and the rest showed that the land is legit but when we went to secure the land, we discovered that there's a serious litigation on the land.

Government claimed the lands in the area (prime location) from a family back in the 90s without compensating the family, only for the government to end up reselling such land to friends (private people) which we later got it from.

We've done a serious back and forth since last year and it's been hellish (Land wahala) and refund is no longer forthcoming because we sealed the deal already.

Now, the lawyer representing the family made a request yesterday that we should bring 10M  to offset the bills they've spent on the case and to settle the family members and that when the case finally fall in their favour, they will give us a preferential treatment (Maybe we will forgoo part of the land or we will rebuy the land)

NB: on all angles, it might take time but the case is in the family's favour just like the Magodo vs LASG recent case.

We coughed out everything on this land and we've spent blood,sweet and resources on this case since last year, i have a feeling paying the money they demanded won't solve anything even if they should eventually win the case, i don they think am sinceeee.

I need help, two brains are better than one and i am sure intelligent contributions from you will be better than my limited understanding.

You need a serious legal counsel on this.

However, I question the family's effrontery? What make them think that involving you is a good bargain? ( To buy you over against the government ) They Possibly want you to acknowledge them which could be a serious mistake, and once you you give them the money it means you are on their side against your own interest which queries your right as the current owner of the land.

Just seek for a very experienced and smart lawyer's counsel

Nice observation, that design is more or less for the big guys ( i mean for the clients that have enough money to purchase the actual size of pipe that is good for that design).

The design looks simple and nice but won't protect the window even when you insert 12 or 16mm rod in the pipes as some do, except you use a thicker pipe. ( But the problem is that such thickness is expensive)

But what I suggest you do is to design a ring or another shape with a flat bar or square rod, it could "S" shape then weld it in-between 2 horizontal pipes at interval of 8" and 12" or more as you wish.

I don't see the need of making another burglary proof.

Stock market has always been there, but majority of people in Nigeria did not become rich through stock market. They had businesses and they passively invested in real estate. Nothing beats experience. I am not a motivational speaker. In 2005 when a plot of land was about #500k at lekki phase 2, I bought #500k worth of shares of AG leventis at #25 per share, today 2022 the total of that investment is only worth #40k (Forty thousand naira) while a land at the same lekki is over #50M. Real estate is the surest way to invest passively whether its in Nigeria or abroad.
You see how some of our Elders here are doing it? Kobo kobo real estate here are there, that is how to invest passively and wisely. There are building and consolidating their wealth.

Well, I will advise you engage an engineer to handle your Civil Construction projects.

Now, the need for an engineer is to inspect the job and recommend a RCC mix ratio that will be suitable. Be that as it may, let's assume is a raft foundation beam.

However, let's still go with M15 as suggested by some of us:

1bag of cement+ 4buckets of Sharp sand+
8 buckets of crushed stone +
3 buckets of clean water = Concrete design (with compressive strength of 2175psi)

If vibrated, In total the project may take up to:

5 bags of cement (in total)
20 big painter of sand ( about 20ltr painter)
40 big painter buckets of aggregate ( " )
15 big painter buckets of water ( " )

Thank you for always providing us with helpful advice.

Please, I need advice about a water tank stand. I have power showers in my house and the plumber suggested that I should make the stand 14ft because of pressure.

When I contacted my welder he said it will cost me 280k to get it done. The issue is I don't plan to spend that huge amount on a storex stand.

When I asked around, some people said I should use the normal height and use a pressure pump.

Please, what do you suggest I do to cut cost and still achieve enough pressure and water stand durability.

If you can answer this few questions it will help us to assist you.

1. What is the height of your house (don't include the roof)

2. Have you considered the kind of water lines you need for pressure pump, And can you afford it?

3. What is the monetry difference between the extra height and the pressure pump?

4. What material specifications are you considering ( like H channel, galvanized pipe, Timber or concrete stanchion)

5. What is the size of water storage tank do you wish suspend up there?

The tank stanchion is at least 3m above the concrete fascia.

Water Pressure is a good factor to be considered while fabricating a tank stanshion.

Considering that they may not be free movement around the tank stanchion we have to make a way under the stanchion about 1.8m height before brazing the stanchion so that two people can freely access the rear part of the building

Our year end summary, 2021.

Dear valued customers and friends, we hereby present to you the summary of our activities for the year ended 2021. We know you look forward to knowing how we fared in the face of the challenging economy we operated within in the outgoing year 2021.

2021 started with a lot of economic scepticism in the wake of the turbulence generated by the global pandemic, Covid-19, and as such the construction industry was shaky, as new projects were few and far between. Worries about the economy and funding for ongoing projects was prominent, and contractors and traders expressed fears of a low level of patronage in the new economic order where there was scarcity of funds as a result of lowered operations in other sectors, which reduced money circulation to the barest.

We assembled a new working team during 2021, and with this team, a lot of our work improved tremendously to the point that we are close to our targeted level of engineering process improvements. We also hope to add more good hands in the finish stages of our operations.

We are carefully optimistic of a robust working environment in the coming year 2022, even with the rumoured removal of fuel subsidy system, which might increase the level of inflation to very high levels. We are ready to take on more challenges, execute more contracts with the integrity, speed and precision we have been known for.

But in all, we experienced some appreciable level of construction activities in 2021, this was as a result of the trust our clients and customers reposed in us from previous years. In all, we worked on 14 different buildings of which 5 of them were new buildings we started in 2021. We also completed and handed over about 2 new houses in 2021, while the rest are in different stages of completion, and work is going on in almost all of them.

We thank you all for all your support in the passing year 2021, and promise to keep living up to your expectations in 2022.

As the year winds down, I would like to say a big thank you to all that contributed in one way or the other to my Lagos building project. The project was actually completed in May but I have been very busy since then, hence this late post.

Of course it was not all rosy and I will try and share some of my learnings from the project later next year. The site engineer, some artisans, the carpenter, artisans and even some family members showed me pepper, but I thank God I was very close to the project, so I was able to stop the bleedings in good time.

It is noteworthy that about 90% of the people I worked with are from this forum and I would mention some of them in appreciation.

Money121 did the roofing. I sent 2.4m mobilisation fee to him even without meeting him and I was not disappointed. His boys did a fantastic job and had to give him the water collector project as well. Due to his continued professionalism, he has just finished another roofing project for me in Ibadan. Well done brother. Did I mention this guy is taller in person than he looks wink. My only advise is for you not to be too trusting. Please keep up the good work.

Michillin was our burglary man. Fantastic guy I must say. I have no problem with him at all. Though the output was bigger than expected, it was no fault of his. I loved the finishing of his work and I am certain we will still work together at some point in the future. My advise for you is that 'silence at times is very golden'.

Dominion was my PoP man. He made me change my mind and I have to use plaster board, though more expensive. This guy is very intelligent and will argue his point continuously till you fully get his viewpoint. I did not even know he was on nairaland when I contracted him. I honestly wish I met him before the Lagos project as he was able to identify some errors of the site engineer. He pointed those errors without bringing down the site engineer which i think shows deep maturity. I like the fact he is very humble and tech savvy as well. I am very sure we will travel together one day, maybe to Singapore to show him an example of the house I would love to live in when the time is ripe. I was so impressed with him that he is the one in charge on my ongoing construction in Ibadan. Dominion saved me millions in the hand my electrical guy. God bless you sir. Keep being yourself and keep improving yourself; the sky is the limit. Thank you so much! Lest i forget, this guy is not cheap ooo, he hates to admit this but he knows I will always stand for the truth.

I have several other people I worked with on this platform and I would rather not mention them as the relationship went very bad and for reasons best known to me. Some thought they could dupe me. I don't talk much, I just get them locked up and recover my money - no long story. Guys be very careful here, just as there are great guys here, there are wolves as well; as in some people are just very wicked!.

Your professional decisions have been called into question.

Indeed part of the resolution of this debacle seems to hang on how did you arrive at certain figures?

This has led to calls for an independent QS.

I pray and hope you will walk the talk so we see that this transparency which you preach applies to everyone including you.

If it were to apply to some parties except you that would be grounds for a case of discrimination against you and serious award of damages against you.

Please don't give ground for that assumption.

There is a reason why justice requires a disinterested party to listen to both sides of the matter, and to give both side equal representation before passing judgment.

I still hold you in high esteem until evidence points to the opposite.

If this issue were to be before the court, the court would distill it into one issue: What is the quantum of refund due to the client from the vendor?

The vendor does not dispute that he owes the Client

The Client does not dispute that the Vendor owes him

The dispute is about the figure or figures owed?


As far the QS is concerned, and as far as the court is concerned, the issue for determination is this: Would any other QS have arrived at the same figure that the Client's QS arrived at.

This in short is the case of the Vendor, I cannot imagine how by any stretch of imagination and by reviewing any law in the books this makes the Vendor a criminal.

The dispute is centered on the valuation of the QS.


So, QS, please show working, to borrow local parlance.

If any other disinterested QS would have arrived at the same figure, then the Vendor has no case.

If any other disinterested QS would have arrived at a different figure, then the Vendor has a case.


Honestly, I am good with this submission but on the other side, if he was committed up to 97% to secure materials in advance and he didn't, I think it's quite suspicious and questionable

Using of local stones for structures like the slab isn't advisable except it has undergone some Geotechnical test in terms of physical properties (hardness, that's compressive strength)

I think you are worried about the kind of stone I used for the concrete construction of the Septic tank and it's soak away system?

I will like to say that as a structural engineer my work is to design building, bridges and other types of structures, we measure loads and press to secure structural soundness. I have done my analysis and design prior to the construction.

However, for this reason let me explain, ok? Aggregate can be broadly classified into four different categories: these are heavy weight, normal weight, light weight and ultra-light weight aggregates.

Remember Leg gravel coarse aggregate LGCA ( local stone or sieved stone) is the most common we have in our locality followed by River bank gravel coarse aggregate RBGCA ( washed gravel) , all we need to do is to make use of an engineer while embarking on a building projects to guide us with designs and methods of application to achieve a good concrete mix design with any of these aggregates.

According to International Research Journal of Engineering and Technology (IRJET) on a research conducted on 07 July 2018.

concrete mix containing Leg gravel coarse aggregate LGCA able to increase the compressive strength followed by the river bank gravel coarse aggregate RBGCA and crushed coarse aggregate CCA in 28days with the values of 32 Mpa, 33Mpa and 30 Mpa respectively. ( Comparative strength in Mpa)
