Valuepaints20: Are you referring to fence coping chief? Boss man i greet you. No, i mean capping Capping and copping seem alike but not the same. Copping has a hip on top but doesn't have projection by the sides of the fence. While Capping has flat top but a little projection by the sides of the fence. However, one can choose to cop and cap on the same fence Image 1 is Copping Image 2 is Capping

Valuepaints20: Instead of doing cement screeding on your fence I will strongly advise that homeowners to go for tyrolean on their fence. Or better still just do sandpaper and paint with Matt emulsion paint if know power for the tyrolean yet.
Am not trying to say screeding is bad ó please don't get me wrong sir/ma. But is more ok on main building the reason is that main building as roof at top to stop rain falling on it. And if you take note fence don't use to have roof covering and if rain keep falling on it back to back that is where you will start seeing some screeding wall getting black and peeling off as time goes on.
Iré ó
For painting and paints supply nationwide call/whatsapp 08163862804 Fence can have roof too, the fence cap, when Screeding is done properly it will not fail irrespective of how much rain and sunshine it's exposed to. |

Our Client’s construction file has the drawing/ design of the complex already. When i saw it, the design was for two storey building ( 3floors) while the existing building is one storey building ( 2floors)
Nevertheless, the architect designed it to be attached to the old building (superimposed design)
After some structural inspections and considerations, i suggested we collapse the old structure and erect the plaza as a new structure. The client bought the idea and gave his consent.
So we began.... |

We are currently building a plaza in chime avenue, New Haven precisely ( Enugu State) The site manager almost misunderstood me, thinking i am too selective with materials, we turned several block trucks back... at a time i have to contact some renowned block industries around the area that are known for machine vibrated 9inches blocks. Honestly i was short of words, from a truck of 350blocks about 76 damaged blocks was recorded Well, as a matter of concern, importance and competence, I will introduce molding at the site as work progresses with installed block molding machine and vibrator. With such team i don't have to sort for Load Bearing Block any far especially for high foundation project. |

What actually is the problem with Nigerian youth or should I rather ask what is the problems with building contruction skills here in the east. Yesterday at the site all the workers that was at wok over 15 of them in my site were other tribes and 50% are not Nigerians except one igbo boy.
I was worried about that?
What are the possible ways we can help improve this situation please |

whirlwind7: Only way you could avoid paying any of these levies, is if you are building in your own village, and the place is remote, such that it doesn't attract the presence of task force or LGA officials.
Outside of that, no magic can achieve it. There's a project i handle somewhere in Enugu the client used the indigene he bought the land from to shave off Local Government, revenue recovery taskforce, ogba-naeche-agu o etc Each time they visit the site we will call the man, once he speaks his village tongue possing that we are building for him, those guys will dismiss |

EgunMogaji2: I need education from surveyors and other building experts.
Do you need a permit to construct a fence to secure a newly purchased property that is a bare land?
I’ll like to read the building codes that pertains to this for Nigeria.
I understand the need for strict code enforcement but I don’t think constructing a fence should be a big deal.
Hoping to learn.
This is in Ido local government. I have a petulant fly that keeps buzzing my guys.
Why don’t I have an approved plan? I’m undecided on what exactly to build but want to 1) establish ownership and 2) protect the property from speculators. I greet you sir, i am not in the best position ( like town planners) to answer your question though but i can say something about it. There's FENCING ACT i suppose, contained in Nigerian constitution. I believe that fencing is a major construction because it has to do with boundaries, and as we know tampering with boundary is a criminal offence. Therefore it was under the townplanning authority to inspect and permit before a land owner can construct a fence hence it has to do with other land owners and is tantamount to dispute. |

spyder880: Nice thread, I have found the Eastern part of Nigeria a very easy place to build, in comparison to other places. The only problem I see is the dilapidated condition of Federal roads across most states, the government has largely neglected the roads and it slows down the movement of men and materials to construction sites or markets. Oga spider i agree with you especially in some rural areas. |

If you have handled any building construction project in Enugu without entertaining
1. Ogba-naeche-agu (indigenous youth) 2. Local Government revenue Taskforce (Echenwudo team and co) 3. Etc
How did you achieve that? |

mexxy1: If you are to give an estimated cost of what you did but, four units of two bedroom flat or two units of two bedrooms and two units of one bedroom flats, what will it be currently?
Nice job. Actually there are factors that contributes to project costing, some of them are the type of land, location, size and design etc. However, if the land is a level one and not waterlogged. It may likely cost less. But if am to use this design and size on a level waterfree land and in this same location, a unit will likely cost around 12m |
