I'm afraid that my maximum budget is 2.5 million Naira because I've been offered a clean one owner 2006 for 2.7 M[ll[on in Lagos. The reason why I didn't buy it is that I'm not sure[of the situation with the custom duty because the seller brought it into Lagos from Cotonou so I'm not sure of the fact that the correct duty has been paid and that is why I want to deal with you so that I can be rest assured of the correct duty payment because I don't want to be embarrassed by custom men in Nigeria. Properties / Re: Architectural Designs For Nairalanders Who Want To Build by esoorita: 7:04am On Oct 22, 2013
ihebrooke, I noticed that all the roof of the buildings you design hasn't got guttering and drain pipe for rain water collection and draining into a sort of underground drainage. I think that if the rain water is allowed to run from the roof onto the base of the building, the finishing will get messy after sometime isn't it? Having said that, I doff my hat for most of your designs. Would really love it if you can provide a vague cost implications of the posted designs so that one would have an idea of what to budget for whatever design that each individual would like to build. You're cool mate!

tochi55ba: Available for sale
esoorita: I'm still not convinced that it is logical to place an advert without expressly stating the price of whatever you are selling. I don't know if it's Nigerian's factor that's applied here because I took notice that the same thing happens on the auto section whereby vehicles are advertised without the price, mileage or photographs and yet they expect potential buyers to call. You have to provide salient informations that will trigger the enthusiasm of the audience you are targeting. You even sort of classified me as a time waster, I'm afraid you are out of your depth to think that way. You probably would need to have a crystal ball to identify who is a time waster or who is serious to buy whatever you are advertising for sale.

Properties / Re: Why Do Nigerians Fence Their Houses? by esoorita: 1:50am On Oct 09, 2013
Those high fences with razor barbwire on top is nothing but prison to the occupants of the house. They are prisoners in their own house and the wall of Jericho they built round their house gives them a sort of false security. Armed robbers and vicious burglars haven't got time for scaling over any fence when they could order your gateman or you to open your gate and if you are stupid enough to argue with them and they eventually shoot their way into your house, you will be in serious trouble for being disobedient towards them. When you are caught up in the above situation, you will now realize that your prison wall is a complete waste of money and meanwhile when they've got into your house, they'll take all the time in the world to deal with you as your neighbors and the people passing by will never have an idea of the trauma you are going through since your wall is so high no one can see what's happening behind it. Please think twice before you build a prison fence around yourself because it is nothing but self delusion.

Travel / Re: You want to COME TO AMERICA - Do You REALLY Know America? by esoorita: 9:05am On Oct 05, 2013
jumbotron: @adeaugustus...bless you and your pointers! America is what you make of it people!!

I look forward to my dear Nigeria being the same way. Are things unfair sometimes in the US, yes...but by God, there are opportunities. There are ghettos as shown in the original post and civilized order of things as shown in some other posts. Sure, Leaders are corrupt everywhere but you can make demands if your basic rights are not given to you (especially when you pay for them, I'm talking electricity, H20, facilities on your school campus).

As a black person, you can work hard and make something of yourself. If you do relocate, do not associate with crabs in a barrel type personalities. Don't sit with the layabouts that stay in the African food store staring at girls bottoms and gossiping about each others family lives. If you spend your time in the drama of the Naija community, you will not move forward. Associate yourself with people moving forward. For Christ sake, humble yourselves. We enter Yankee, Jand, anywhere with a skewed mentality. It works for us sometimes because we are not easily bullied or taken for a ride but then other times it works to our disadvantage. Just because you can, do not get credit and buy a car that is beyond you or a house that will put you in foreclosure. 50-11 credit cards for no reason...that is just silly. Live almost below your means.

Always be home minded, when you come across certain developments, think about how you can take some ideas and implement at home. That way you are not only doing your bit, but you will possibly make some money out of it. Yankee is not for the lazy man, there is no "do you know who I am/was", and short cuts always end up really bad. Some people get by with connections, most get by with hardwork and merit. You do get to a stage where your references speak for you. But it is because, you earned their recommendations through some kind of hardwork.

The only naija mentality you should keep is the one where we as Nigerians are not slackers. We get a good education or we work really hard to make it here. I know people that think we are bums but the majority I run into make me feel proud to be a Nigerian. They say man, I met Emmy (Emeka) or Bola or Zee (Zainab) and he/she is sharp, one of the best students in our graduating class. Or, I used to work with this Nigerian dude, man he was the best programmer I ever met. You also hear bad stuff but that's an every nationality thing. African American women love our men because of that home bred training they have and they do not (you do have bad eggs) abandon their families. Our women are not typically drama-personified (yes, you do have bad eggs)...we are not packing kids everywhere, we are packing degrees and accomplishments.

Throw your misconceptions, high expectations, decision to be swagged out and slay people via instagram and twitter with pics of you living it up in the trash before you reach the Customs Officer at the Port of Entry. You are leaving Naija for a purpose right? Come and work hard and you will reap the fruits...it is that simple. O and do not forget where you are coming from, cause at the end of the day that is your original home.

"Overseas" is what you make it!!

Forgive the long rant and errors. Just another PoV.

You hit the nail on the head mate, there's hardly anything to add to your contribution. It's concise and spot on.

There are two business you don't do in Nigeria if you are living abroad. The first one is transport and the other one is building a property to let. Nigeria is a funny place, they believe that you are a sort of social security provider if you invest in these two business and so they expect you to send money from abroad to carry out repairs on your house or vehicle if the need arises. Their mindset is that you have your own copy of the keys to the safe of the banks in the U.K and the U.S.A

So because you bought.one miserable cheap used car from the.net, other fans of Inspired motors will know no.peace. Inspired is treating you as gentlemanly possible as he could but you are still blow hot as if all deals are bound to sail through smoothly.
I wont have to take your insts here. I was just advicing you to be a man and move on with your life.

I can't understand the rationale behind this sort of crap statement. For a start, Oyewole123 has got no business with you and as such you have no right whatsoever to get involved in his dealings with Inspired. However, if you want to get involved you should be a constructive mediator rather than insulting the guy that he bought a miserable cheap car. I just wish you are at the receiving end of an unsatisfactory service and then I will love to see how civil and patient you are. It is becoming the norm on Nairaland for people to be interfering unnecessarily in discussions that does not relate to them. Inspired is more than capable to explain the steps he's taking to sort out the problem with his customer's car without any help from any incorrigible person. You should show some decorum.

finally was able to watch it and thought his challenge seriously exaggerated, i mean i saw him tell someone he was one of those he quarreled more with.....! also heard him say he was grateful they came around. In summary i see a man who still needs rest and our prayers and God will perfect that which he has started. I think the senate gentleman who handled the delegation is a nice and matured leader too, a right arbiter he is

Which planet are you from mate? People like you almost make me to loose faith in humanity! How dare you suggest that Gov Suntai's condition is exaggerated even when you could see clearly that some wicked souls are using this poor guy who needs serious recuperation as a pawn for their selfish ulterior motives. Here in the UK, I cannot even comprehend a member of parliament for a constituency let alone a special adviser or secretary of state (minister) being in this appalling state and yet being stage managed by some evil individuals as being capable to function in his official capacity. Nobody was born as a Minister or governor or president, we attain these positions when we are alive and well. I've lost count of many public office holders here in the UK who have resigned because of ill-health or family related matters or lack of good judgement and indeed on principles of not agreeing with the policy thrust of the government. In Nigeria however, dignity, decorum and principles have no place in our politics. My friend please don't defend the indefensible. Gov. Suntai does not look to me in the video shown to us as someone who is capable to carry out the duties of a chief executive of a state. His so called supporters should give him a breathing space to take care of himself.

Sure it helps, any idea on price of completing a mid sized duplex with it?

When we have an idea of the price, we'll be able to work it out if it is cost effective than concrete parapet but one incontrovertible fact is that it is lighter than concrete in weight and that is positive.

Note: Have you seen how much fights goes on in other forums? Bunch of babies with cellphones surfing the internet with all silly comments, bragging and foul language. That does not exist here in Properties Forum. We have only matured fights here. smiley

Hajji Mufutau
Hajji Mufutau, you are spot on about the difference in Nairaland's property and the other forums. I just can't believe the tantrums and gutter languages on other forums while here on the property forum there's educative banter and camaraderie from the contributors. Whatever time spent on the property forum is a productive time. You cannot quantify money-wise the lesson you get from Spyder, Segcy.moor, Brabus, and indeed novices executing their own building projects and sharing the sources where they procured materials, services/labour and cost implications and indeed contact phone numbers, addresses and e-mails of these sources. What else can you demand from a forum? Nairaland property forum is God sent to all the people who are hoping to own a house. Thanks to all the contributors both professional and amateur builders!

Spyder, my only concern about concrete parapet is the additional load it creates on the building because the iron rods and concrete are quite weighty. Prof Spyder, is that concern relevant at all?
